Riverside itself is known for its natural beauty, including "tons of trails, wooded areas, and creeks totally secluded in wilderness," as described by one local resident. Proximity to natural attractions like the Missouri River and English Landing Park, offering opportunities for outdoor activities like a "5-mile run," enhances the appeal of living in this area. Furthermore, the city offers practical conveniences, with "cool restaurants, great grocery stores and health food stores," and proximity to Parkville University.
While Green Hills Ct itself offers local access, the broader network of roads in Riverside ensures good connectivity. Residents can benefit from relatively easy commutes to various employment centers, shopping districts, dining establishments, and entertainment venues across Kansas City, which is often just minutes away. The ease of access to major highways from Riverside facilitates travel throughout Platte County and into downtown Kansas City. For Missouri residents seeking a balance of natural surroundings and metropolitan accessibility, Green Hills Manufactured Home's location offers a potentially appealing blend. However, it's also noted that parking within the community might be "Limited," which is a practical consideration for residents and visitors.
---Manufactured home communities, like Green Hills, typically provide a foundational set of services aimed at supporting a residential environment. However, it is essential to present these services alongside direct resident feedback, which for Green Hills Manufactured Home, highlights significant concerns.
Lot Rental: The core service is the provision of individual plots of land where residents place their manufactured homes. Residents pay a monthly lot rent for this space. Details on the current average lot rent were not provided, but one review mentions "overpriced for quality" in a similar context, which might be a concern here too.
Community Management: An integral service is the presence of a management team to handle park operations, rules, and resident concerns. However, a significant complaint from a long-term resident states, "The management here is very crooked and take advantage of people that have lived there for 20 years plus!" This indicates severe issues with management integrity and fairness, suggesting that this service may not be reliably or professionally delivered.
Grounds Maintenance: The park management is typically responsible for maintaining common areas and ensuring the overall upkeep of the grounds. A critical review explicitly states, "The grounds are not taken care of," which directly contradicts the expectation of well-maintained common spaces.
Utility Connections: The park usually provides the necessary hook-ups for essential utilities such as water, sewer, and electricity to each lot. Residents are generally responsible for setting up and paying for their individual utility accounts. No specific issues regarding utility connections were mentioned in the provided reviews, but general dissatisfaction with management could extend to related services.
Community Rules and Enforcement: Management is responsible for enforcing community rules to maintain order and safety. However, a severe concern highlighted is that management "let anyone move in here! There are druggies running around all hours of the night and even the sheriff has said they have had lots of problems here!" This suggests a failure in effective rule enforcement and community oversight, impacting safety and living quality.
Based on the provided resident feedback, while these services are inherently part of a manufactured home community's operation, their execution at Green Hills Manufactured Home appears to be a source of significant resident dissatisfaction, particularly concerning management practices, property maintenance, and community safety.
---Green Hills Manufactured Home, located in Riverside, MO, presents a complex picture of features. While mobile home parks inherently offer certain characteristics, the provided customer reviews reveal significant concerns that heavily impact the perception of its highlights.
Affordable Housing Potential: Mobile home parks generally offer a more accessible entry point into homeownership or stable housing compared to traditional stick-built homes, which can be a key draw for Missouri residents seeking budget-friendly options.
Independent Living Space: Residents typically have their own manufactured home and a plot of land, providing more privacy and autonomy than apartment living.
Quiet Neighborhood (Limited Perspective): One positive, albeit brief, review stated, "It's pretty cool. Limited parking but, I don't wanna bunch people at my house anyways." This might imply a desire for a less crowded environment, and the phrase "pretty cool" suggests some level of contentment, potentially pointing to a quiet neighborhood for some residents. However, this is directly contradicted by another review.
Riverside Location: The community benefits from its location in Riverside, known for its natural beauty (trails, wooded areas, creeks) and proximity to the Missouri River and English Landing Park, offering outdoor recreational opportunities. It also provides access to local amenities like restaurants and grocery stores, and is well-connected to the greater Kansas City area.
However, the most prominent features highlighted by the reviews are overwhelmingly negative and raise serious concerns:
Severe Management Issues: A significant and alarming highlight is the accusation that "The management here is very crooked and take advantage of people that have lived there for 20 years plus!" This suggests a fundamental lack of ethical conduct and a disregard for long-term residents, which is a critical flaw in any residential community.
Poor Grounds Maintenance: The explicit complaint that "The grounds are not taken care of" directly indicates a failure to maintain the community's appearance and basic infrastructure, which can negatively impact residents' quality of life and property values.
Safety and Security Concerns: A very serious issue raised is the perceived lack of control over who moves into the community and the resulting safety concerns. The review states, "they let anyone move in here! There are druggies running around all hours of the night and even the sheriff has said they have had lots of problems here!" This suggests a significant and ongoing issue with crime and public safety within the park, which is paramount for any resident.
Limited Parking: As mentioned in one of the shorter reviews, "Limited parking" is a practical concern that can cause inconvenience for residents and their visitors.
Given these stark contrasts in feedback, particularly the severe negative points concerning management, maintenance, and safety, prospective residents in Missouri must approach Green Hills Manufactured Home with extreme caution and conduct thorough independent verification of current conditions.

The inherent benefits of manufactured home communities, such as potentially lower entry costs for homeownership compared to traditional housing, could also be a draw for budget-conscious Missourians. One brief review suggesting the place is "pretty cool" and has "Limited parking but, I don't wanna bunch people at my house anyways," might imply a preference for a less congested environment, which could appeal to some.
However, it is absolutely crucial for prospective Missouri residents to exercise extreme caution and engage in comprehensive due diligence when considering Green Hills Manufactured Home. The overwhelming and severe negative feedback from multiple residents paints a stark and concerning picture that significantly overshadows any potential benefits. Allegations of "crooked" management that "take advantage of people that have lived there for 20 years plus" suggest a serious breach of trust and ethical conduct. The complaints that "The grounds are not taken care of" directly indicate a failure in basic property maintenance, impacting the living environment's quality and aesthetic.
Most critically, the grave concerns about safety and security, with claims that management "let anyone move in here" and that "There are druggies running around all hours of the night and even the sheriff has said they have had lots of problems here," point to a potentially unsafe living environment. This is a paramount consideration for any individual or family seeking a home.
Given these severe and pervasive issues, it is exceptionally difficult to confidently state that Green Hills Manufactured Home is suitable for locals in Missouri without substantial and verifiable improvements addressing the fundamental problems reported. For anyone considering this community, the most critical advice is to perform exhaustive due diligence that goes beyond a casual glance. This should include:
A thorough on-site visit during different times of day to observe the overall condition of the grounds and the general atmosphere, particularly concerning safety.
Directly engaging with management about all fees, rules, maintenance schedules, and explicitly addressing the concerns raised in public reviews regarding safety and management integrity.
Verifying with local law enforcement about any reported issues in the community, if possible and appropriate.
Obtaining all agreements and policies in writing and reviewing them meticulously, possibly with legal counsel, before committing.
While the Riverside location has its appeals, the reported challenges regarding management integrity, property upkeep, and resident safety suggest that North Hills Manufactured Home Community currently presents significant risks for prospective residents in Missouri. Contacting them at

Mar 20, 2022 · HBHiggsI have visited this place several times,it is a very quiet place. It is conveniently located off of 9 hwy, near Park University.Just down the street there is a convenient store for gas & what nots. Its just a hop & a skip to visit downtown parkville shops where they also have a really nice park, that has 2 separate dog parks along with great trails next to the Missouri river.A major inconvenience unfortunately is that there is never a place to park nor enough lightning. It is a small trailer community.Over all it seems to be a nice place live.
