Ever since this community got a new owner, seems like they always have issues with the water. Terrible.7.3.2025 - first time they fix the water issue in 24hrs which is still long to go without but we'll see how long this "repair" last.
July 03 · Steve Reyes (Steve.O)This Mobile Home Park might be the worst in the state. There is no maintenance, no lawn services regularly and really a single AMENITY. Laundry rooms that are locked with zero access if the one office person is not there with the key! 🔑 Don’t expect to do laundry on the weekends, no office person on site. The company recently had a meeting with no one available for anything if there had been problem in the park. The reason the laundry facilities are locked is due to the house-less population that often finds themselves living in open areas behind the park. This park has raised lot rental fees year after year claiming improvements, but there has been 0 improvements that the physical eye can see. This park that was originally for seniors has become a company that is doing everything they can to raise prices beyond what a senior can afford. The lots are so small that some neighbors can’t even access their front door without having to go around the sheds and pass right next to the neighbors unit. They provide carports, but if those break or collapse it’s not the park’s responsibility even though the carport is connected to a brick shed also provided by the park. If the door on the shed is damaged or missing, that is also not their responsibility. The park backs to E. Colfax which is a rougher area and unfortunately has a fair amount of house-less people. There was recently a fire 🔥 along the wood fence line which caused significant damage to a few mobile homes here. The new company says “we provide quality and affordable manufactured homes in caring communities across the United States.” I am shocked that they make this claim when they are literally pricing senior citizens out to homelessness. I called the office to speak to management about some of the issues that I am frustrated with and was hung up on twice by a call center that didn’t even know that this was a mobile home park. When a manager finally called she really didn’t care about the issues I presented. I asked to speak to her boss Jerry. She said she let him know to call. Guess what Jerry NEVER called. Glad there was not an emergency 🆘 because they clearly don’t care. I am a child of one of the seniors in this park and if I could financially move my mother tomorrow, I would!!! Please don’t look for affordable accommodation here since they are higher in lot rent than parks around them that provides more lot space. Look elsewhere for more affordable lot, space, and rent. Finally they have a sign on the major street that has a phone number that doesn’t even go to them. BEWAREUpdate August of 2025.I have been trying to get a maintenance issue resolved now for the almost 2 years that the new owners have owned this park. I now have written the Colorado housing authority and BBB regarding the matter. My next step will be to contact the media and surprise they are going to increase rent again this year, but refuse to maintain what they are required to maintain on their property. All of the things mentioned above are still true, and they honestly don’t seem to care about the residents who have been here for years and paid their rent. It’s incredibly frustrating. My next option will be the Colorado attorney General and the media. There is no urgency with MANGEMENT here whatsoever.
August 11 · Carrie BarkerWe’ve lived here for over a year and we very much wish we would’ve chosen somewhere differently. Over the summer we were without water for days, no one would pick up in the office, water was not brought in for over 48 hours, we could not flush or take showers for 3-4 days. Shortly after that the power went down, again no one answers in the office, a $75 emergency electrician tells us it’s a park issue, they fix it next day- but at not point do they communicate with us.Today we are again without water. When we called the emergency maintenance line and they told us to call a plumber- even though the entire park is without water again. No one in the office, maintenance tells us to call a plumber, and no running water. This seems to be the normal under the new management. They’ve also raised the rent twice in 14 months.If you enjoy regular showers, the ability to flush your toilet, power everyday, and basic communication this is not the place to you.

They have been bringing new mobile homes, new staff new neighbors too! I meet previous managers like Darleen, Diana and now Robbie. Great people to work with! Robbie H. I can tell she’s a really caring person, always trying to help out as much as she can. I’ve recommended at least 5 of my close friends and they are happy with this place.
