A crucial aspect of any residential community is its geographical placement and how easily residents can access necessary services and amenities. Grand Village Mobile Home Park is located at 6500 Division Ave S, Grand Rapids, MI 49548, USA. This address places it within the broader Grand Rapids metropolitan area, a significant urban center in West Michigan.

This can be advantageous for residents who commute to various parts of the city for work, school, or other engagements. Grand Rapids itself is known for its diverse economy, educational institutions, and cultural attractions. Residents of communities along Division Avenue South typically have access to a range of commercial establishments, including grocery stores, retail outlets, restaurants, and various service providers that cater to daily needs. Public transportation routes often operate along major roads like Division Avenue, potentially offering additional accessibility for residents without private vehicles. - Lot Leasing: The fundamental service is providing individual lots for residents to place their mobile homes. This includes the infrastructure necessary to connect to utilities.
- Community Management: An on-site or accessible management team is responsible for the overall operation of the park, including enforcing community rules, handling lease agreements, and addressing resident concerns.
- Infrastructure Maintenance: This typically covers the upkeep of common areas, internal roads within the park, and the underlying utility systems (such as water, sewer, and potentially gas lines) up to the individual lot connections.
- Utility Access: While residents are usually responsible for their own utility bills, the park facilitates access to essential services like water, sewer, and often electrical hookups for each home site.
The effectiveness and responsiveness of these services are often critical to resident satisfaction within mobile home park communities, as they directly impact the daily living experience.

It is important to note that recent customer reviews have highlighted significant concerns regarding resident experience and management responsiveness. Feedback mentions issues such as:
- Reported Staff Conduct: Multiple reviews describe staff, including specific individuals like "Amy," and the general office staff as "very very rude" and unhelpful once residents have moved in, contrasting sharply with initial interactions.
- Lack of Responsibility: Residents have expressed frustration over a perceived lack of accountability within the office, with staff reportedly "passing the blame from one person to the next" and "nobody takes responsibility."
- Harassment Claims: There are claims of staff "straight up harass you for everything they deem incorrect."
- Rent Increases Without Improvements: A recurring concern is the annual increase in rent without corresponding improvements or maintenance being made to the park's infrastructure or amenities.
- Poor Winter Road Maintenance: Specific mention is made of roads becoming "nothing but a permanent sheet of ice" during winter due to a reported refusal to pay for proper snow removal, despite rent increases.

Grand Village Reviews
Won’t lived in this community. The staff are very very rude. Yes the time your going to buy or rent They are the sweetest persons. But once your already there. You’ll find out the staff from Amy to other staff on the office are the rudest person you’ll ever meet you ask a favor to fix this or anything. They will ignore you like your talking to a wall too many things that I would like to share but no space. All I can say is don’t live there
May 26, 2025 · andrea prestonNever move here. Everyone in the office is a joke, they pass the blame from one preson to the next so nobody takes responsibility and nothing, they will straight up harass you for everything they deem incorrect, they increase rent EVERY year with zero improvements made on the park itself, during the winter the roads are nothing but a permanent sheet of ice as they refuse to pay for proper snow removal despite the aforementioned periodical increase in rent.I'm VERY glad to have moved out
Mar 28, 2025 · John BeernThis is by far the worst place to live. The office is a complete joke. It's all lies and deception from any staff member. All you are is a lot number, not a person. They raise rent every year and you would think it's used for maintenance of the property, but nope. The snow removal is non-existent in the winter, the streets are littered with potholes, and the landscapers don't do jack. Every now and again I have received notices to mow my lawn, but surrounding neighbors haven't. But my law gets mowed and theirs don't. I have even been charged for the landscapers without receiving a notice, just to get extra money out of me. And when the landscapers do come to your lot, they do a piss poor job, either not blowing all the leaves, not mowing the whole yard or not trimming around the whole house.DO NOT MOVE HERE, you will REGRET IT.
Apr 23, 2024 · Heather MasonI have lived here for 10 now, raised my kids here. It’s a trailer park! There is a lot of people who live here a lot of cars, a lot of kids, and a lot of dogs. It gets noisy from time to time. The rules are very strict but need to be or it would be chaos. Lot rent is also a little on the high side. But all and all an ok place to live.
Aug 15, 2023 · Danielle JannengaAs far as mobile home parks, it's not bad. They r strict with things but i think it helps keep the park looking nice. Office lady Carmella is pleasant & very professional. I would've given more stars except the park manager wants me to take my American flag out of the window :-O. ... We still live in America, right?
