Grand View Village Introduce
For many Iowans, the search for affordable and independent housing often leads to exploring options beyond traditional homes or apartments. Manufactured home communities, commonly known as mobile home parks, have emerged as a significant residential solution, offering a distinct blend of homeownership and community living. In Cedar Rapids, one such established community is Grand View Village, providing a unique housing alternative for residents across the Iowa region.
The fundamental concept behind a manufactured home park is to make homeownership more accessible. Residents typically purchase their manufactured home, which allows for personal customization and a sense of true ownership, while leasing the plot of land it occupies. This model can lead to lower initial costs and potentially more manageable monthly expenses compared to purchasing a traditional stick-built house. Beyond the financial advantages, these communities often strive to create a close-knit environment, fostering connections among neighbors and a sense of collective belonging. Grand View Village, located in the thriving city of Cedar Rapids, aims to provide this unique lifestyle, catering to those who seek a home in one of Iowa's largest and most dynamic urban centers.
Cedar Rapids, known for its vibrant arts scene, diverse economy, and proximity to the Cedar River, offers a wide array of urban amenities. A manufactured home community within this setting provides residents with the opportunity to enjoy both the privacy of their own home and the convenience of city life. This article will offer a clear, factual, and engaging overview of Grand View Village, covering its strategic location, the services it typically offers, its potential features, and why it might be a suitable housing option for local Iowans considering this residential alternative.
Grand View Village is prominently located at 5410 Wabash St SW, Cedar Rapids, IA 52404, USA. This address positions the community advantageously within Cedar Rapids, offering residents practical accessibility to the city's extensive amenities and major transportation routes. Cedar Rapids is a key metropolitan area in Iowa, providing diverse employment opportunities, educational institutions (including Kirkwood Community College), comprehensive healthcare services, and a rich cultural landscape.
The location on Wabash Street SW ensures good connectivity to major roadways within Cedar Rapids, including Interstate 380, which provides convenient access to the Eastern Iowa airport, the Amana Colonies, and Iowa City. This makes commuting to work, accessing healthcare facilities, shopping for groceries, or enjoying leisure activities relatively straightforward for residents. According to Hames Homes, the management company for Grand View Village, the community is "just minutes away from Westdale Mall, Kirkwood Community College, YMCA, US Post Office, Whirlpool, CRST Trucking and grocery stores." This highlights its strategic position for daily conveniences. The blend of urban access with the more defined community setting of a manufactured home park makes Grand View Village a practical choice for locals in Cedar Rapids.
Manufactured home communities, including Grand View Village, typically provide a core set of services focused on the management and maintenance of the community infrastructure, as well as the provision of essential utilities. While specific details should always be confirmed directly with Grand View Village management, based on common practices in such communities and information from Hames Homes, its management company, residents can generally expect the following:
- Lot Rental and Community Management: Residents own their manufactured home but lease the land it occupies. Hames Homes manages the community, overseeing common areas and enforcing community rules. Their website indicates a focus on "attractive, affordable homes in a park-like setting."
- Utility Hookups: Essential utilities such as water, sewer, and electricity are typically available for connection at each individual lot. Residents are generally responsible for their individual utility consumption and direct connections.
- Waste Management: Communal waste disposal services, including trash and recycling collection, are commonly provided within the community.
- Mail Delivery: Hames Homes specifically states that Grand View provides "Mail delivery to individual mobile home sites," which is a convenient service for residents.
It is critical for prospective residents to be aware of significant concerns raised in recent customer reviews. These reviews describe management and staff as "very rude and don’t accommodate for those who have paid their expenses and own their trailers." There are serious allegations of residents "being forced to move out without any heads up or even a reason," and concerns about the park being "too controlling and way too many rules." These claims, while individual experiences, highlight the utmost importance of a thorough due diligence process for any prospective resident. We strongly advise direct communication with management to clarify all rules, responsibilities, and eviction policies, and to obtain all terms in writing before committing.
Manufactured home communities are often highlighted for their potential affordability and the lifestyle they offer. Based on information from Hames Homes and some resident feedback, here are some potential features and highlights of Grand View Village:
- Affordable Homeownership Potential: Grand View Village offers "attractive and affordable mobile homes," which can be a more financially accessible route to homeownership compared to traditional housing in Cedar Rapids.
- Park-Like Setting: Hames Homes promotes a "park-like setting" and "pristine landscaping," aiming to provide a pleasant visual environment.
- Spacious Lots: The community offers "Large spaces for the newest double sectional homes" and "Most lots large enough for optional 18 - 22 foot garage," providing ample space for homes and potential additions.
- High-Speed Communication Infrastructure: Grand View Village features "Fiber optic underground cable for high-speed communications hookups," catering to modern connectivity needs.
- Community Amenities (as advertised by management): Hames Homes mentions a "Large community room, walking trail and 2 playgrounds for resident use," suggesting communal spaces for recreation and social interaction. They also note "Plenty of all-age activities."
- Paved Off-Street Parking: Each home site provides "Paved off-street parking... for two or more cars," a practical benefit for residents.
However, it is crucial to acknowledge the significant negative feedback from recent residents. Concerns about the community being "too controlling" with "way too many rules" are frequently mentioned. There are serious allegations of rude and unaccommodating staff, and residents being "forced to move out without any heads up or even a reason." Additionally, residents have noted a decline in the quiet neighborhood atmosphere, with "people driving through with their music cranked every day and night." The complaint about "raising the rent AGAIN, 4th time in the last 5 years, even though they haven't made any actual improvements" also highlights concerns about value for money. These strong points of feedback necessitate thorough investigation by prospective residents.

For individuals and families prioritizing a potentially more affordable entry into homeownership compared to the traditional housing market, or those looking for a community setting, Grand View Village presents a consideration. The advertised features, such as spacious lots, fiber optic hookups, and communal areas like a community room and playgrounds, suggest a focus on modern conveniences and family-friendly living.
However, it is absolutely paramount for prospective residents to conduct extensive due diligence before considering Grand View Village. Given the serious and consistent accusations present in recent public reviews regarding management conduct (e.g., rudeness, forced evictions without reason, excessive rules), increasing rent without improvements, and a decline in community quietness, it is crucial to:
- Visit the property in person to assess the current conditions, cleanliness, and overall atmosphere.
- Engage directly and thoroughly with management to clarify all lease terms, rules (especially regarding pet policies, noise, and home maintenance), and to specifically address the concerns raised in public reviews. Obtain all agreements, rules, and fee structures in writing and review them carefully.
- Inquire about the history of rent increases and any planned or recent improvements to the community.
- If possible and ethical, speak with current residents to gain firsthand, unfiltered perspectives on daily life, noise levels, and management relations within the community.
- Seek independent legal counsel to review lease agreements and clarify rights and responsibilities as a manufactured home owner leasing land within the park.
By taking these proactive and cautious steps, locals can make an informed decision and determine if Grand View Village genuinely aligns with their individual housing needs and expectations for a comfortable, safe, and transparent living experience in Cedar Rapids, Iowa.

Grand View Village Reviews
This is the worst possible place you could ever live in they control you. Too controlling and way too many rules. The Offices managers and staff are very rude and don’t accommodate for those who have paid their expenses and own their trailers. it’s a sad sight to see people who live there struggling to even get a meeting with anyone who works there and are being forced to move out without any heads up or even a reason. DO NOT EVEN CONSIDER GETTING A TRAILER HERE!!!!!!
Jun 16, 2025 · aaliyah hoskinsWhen we first moved here in 2020, this was a quiet neighborhood. Now, we've got people driving through with their music cranked every day and night. And now they're raising the rent AGAIN, 4th time in the last 5 years, even though they haven't made any actual improvements to the court.
Jun 03, 2025 · Crystal ShepherdMoved from my apartment into a mobile home with my elderly mother. Wanted to move to an area safe for mom so I wouldn't worry when she would be home alone. So far we have enjoyed living here, high expectations for taking care of your home and yard. Quiet community with friendly neighbors and activities throughout the year! Looking forward to many years living here.
