Glenwillow Mobile Home Park

6835 Richmond Rd, Solon, OH 44139, USA

3.0
Place has truly suffered since losing Arlene in Management. The laundry room (for the last year, as of December 2024) 4/6 washers are taped off and totally broken. Of the two remaining, 1 doesn't hold soap, pours right out the tray. People are being denied the dignity of clean clothes. Which I find very unethical. New management "Doug" will raise your rate and cut your amenities. He claims he is ordering new washers and dryers but has no date in site, literally no month ballpark. Good luck to everyone with aging loved ones there. - Brittany Varner

Glenwillow Mobile Home Park Introduce

For many Ohio residents, finding a suitable and affordable place to call home is a significant undertaking. The landscape of housing options is diverse, and mobile home parks often present an accessible path to homeownership or stable long-term rental, particularly for those seeking a detached living space. In the community of Solon, Ohio, Glenwillow Mobile Home Park offers a residential option for individuals and families considering manufactured home living.

This article aims to provide a clear, engaging, and informative overview of Glenwillow Mobile Home Park, specifically for local Ohio users. We will explore its location and accessibility, discuss the services generally expected in such a community, and highlight features that prospective residents might consider. Our goal is to present factual information based on available public data, helping you understand if Glenwillow Mobile Home Park aligns with your housing needs and preferences in the Solon area.

Mobile home living, often referred to as manufactured home living, provides a unique housing solution. Residents typically own their manufactured home and lease the land it occupies, which can lead to different financial considerations compared to traditional stick-built homes. This model often appeals to those looking for a more affordable entry into homeownership, or those who appreciate the sense of community that can develop within a well-managed park. The concept of a mobile home park offers a unique blend of independent living within a structured community.

It's important for prospective residents to understand that the experience within any community can vary, and feedback from current or past residents offers valuable insights. Reviews for Glenwillow Mobile Home Park present a mixed picture, highlighting both positive aspects of local management and significant concerns regarding corporate ownership and property maintenance, particularly in winter. While the park benefits from a location within a desirable area like Solon, these operational aspects are crucial for any potential resident to consider thoroughly before making a decision.

The role of park management is often central to resident satisfaction. Reviews specifically commend the local manager, Arlene, for her dedication to keeping the park looking nice, her communication efforts, and her positive relationship with residents and local police. This suggests that despite broader challenges, there is a dedicated individual on-site striving to maintain a positive environment. However, concerns about consistent plowing, non-working laundry facilities, and corporate responsiveness point to areas where residents feel the community has suffered over time, especially since Gemstone Communities acquired the park. Understanding these varying perspectives is key to forming a comprehensive view of Glenwillow Mobile Home Park.

Services Offered

Based on the provided resident reviews, and general expectations for mobile home parks, Glenwillow Mobile Home Park typically offers a range of services designed to support residents, though the quality and consistency of these services have been a point of contention among residents. These services commonly include:

  • **Lot Rental:** The fundamental service provided is the rental of individual plots of land where residents place their manufactured homes. This typically includes the land lease fee.
  • **Utility Hook-ups:** Sites generally come equipped with connections for essential utilities such as water, sewer, and electricity. While residents typically pay their individual utility bills, the park provides the necessary infrastructure.
  • **On-site Management:** The park has an on-site manager, Arlene, who is highly praised by residents for her dedication, communication, and efforts in maintaining the park's appearance. She serves as a direct point of contact for residents.
  • **Community Upkeep (with caveats):** The local manager is noted for "keeping the park looking nice." However, reviews indicate significant issues with major maintenance, particularly snow plowing of roadways and the functionality of the laundry room.
  • **Laundry Facilities (currently limited):** The park provides a laundry room, though reviews indicate that as of December 2024, a significant number of washers were broken and unusable, and there was no coin machine. Management has reportedly stated plans for new machines, but without a confirmed date.
  • **Road Maintenance (major concerns):** While basic road access is provided, a critical service for which the park receives severe criticism is the consistent failure to plow roadways during winter. This is identified as a major safety hazard, impacting residents' ability to travel to work and impeding emergency vehicle access.
  • **Communication from Management:** The local manager, Arlene, is commended for "providing communications and even sending reminders for checking your heat tape and skirting," indicating an effort to keep residents informed.

It is crucial for prospective residents to inquire directly and thoroughly about the current state of these services, especially concerning laundry facilities and, most importantly, winter road maintenance, as these have been significant pain points for current residents.

Features / Highlights

  • **Dedicated Local Manager:** A standout feature is the highly praised local park manager, Arlene. Residents consistently describe her as doing an "amazing job," being kind, respectful, maintaining good relationships with the village police, and providing good communications and reminders. Her dedication to keeping the park looking nice is also a significant positive.
  • **Community Communications:** The local manager is noted for effectively communicating with residents, including sending reminders about heat tape and skirting, which is valuable for mobile home care.
  • **Established Park:** As an existing mobile home park, it offers established infrastructure and a settled community environment.
  • **Location in Solon, OH:** Being situated in Solon, a desirable city in Cuyahoga County, is a key highlight. Residents benefit from Solon's good schools, local amenities, and convenient access to major highways connecting to Cleveland and other regional hubs.
  • **Individual Home Sites:** Like most mobile home parks, Glenwillow offers individual lots for each manufactured home, providing residents with their own space and a degree of privacy often not found in apartments.

However, it is imperative to address the significant negative highlights from recent resident reviews:

  • **Severe Winter Road Maintenance Issues:** This is a critical and frequently raised concern. Residents report consistent failure of snow plowing, deeming it an "absolute safety hazard" that impedes travel to work and emergency vehicle access. This issue has persisted for years, with corporate owners allegedly "prioritizing $$ over the safety of their tenants" and "refusing to pay someone else to do the job."
  • **Dysfunctional Laundry Facilities:** As of December 2024, 4 out of 6 washers were reportedly broken and unusable, with one of the remaining two not holding soap. This impacts residents' "dignity of clean clothes."
  • **Rising Rent with Decreased Amenities:** Residents report significant rent increases (doubling in 5 years since Gemstone Communities bought the park, with a second increase within the year), while essential services like plowing and laundry are reportedly deteriorating.
  • **Poor Corporate Responsiveness:** Attempts to contact corporate owners about issues have reportedly resulted in being hung up on and phones being unplugged, indicating a severe lack of corporate support and accountability.
  • **Concerns about Safety (Fire Risk):** The lack of clear roadways in winter raises concerns about emergency vehicle response, especially given the increased fire risk associated with space heaters in mobile homes.

These significant concerns regarding maintenance, amenities, rent increases, and corporate responsiveness are critical features that prospective residents must thoroughly investigate.

Promotions or Special Offers

Based on the provided resident reviews, there are no specific, publicly advertised promotions or special offers currently available from Glenwillow Mobile Home Park. In fact, the reviews highlight a trend of rent increases rather than promotions, and a reduction in amenities despite these increases.

While mobile home parks can sometimes offer incentives like reduced security deposits, move-in specials, or waived fees to attract new residents, the current public feedback for Glenwillow Mobile Home Park points towards a situation where existing residents are experiencing rising costs without a corresponding improvement, or even maintenance, of services and amenities. One review specifically mentions a "second increase within the year" for a mobile home owned by the resident, with rent reaching $500 per month for a lack of legally mandatory services like plowing.

Prospective residents are strongly advised to directly contact Glenwillow Mobile Home Park to inquire about any available homes, lot rental rates, and what exactly is included in those rates. It is crucial to get a clear and written understanding of all financial obligations, including any potential increases, and the specific services that are guaranteed by the park. Given the concerns raised by current residents, it is particularly important to clarify policies regarding winter road maintenance and the status of laundry facilities. Direct communication will be essential for gathering accurate and up-to-date information on the park's offerings and any financial terms.

Conclusion: Why this place is suitable for locals

For locals in Ohio, particularly those considering mobile home living in the Solon area, Glenwillow Mobile Home Park presents a nuanced option. While it holds the potential benefits common to manufactured home communities, it's crucial for prospective residents to weigh both its inherent advantages and the significant concerns raised by current residents. Its suitability depends heavily on individual priorities and a thorough understanding of the current operational realities.

On the positive side, the park's **location in Solon, Ohio**, is a significant draw. Solon is a highly desirable community known for its excellent school system, safe environment, and robust local amenities. This provides residents with access to quality education, convenient shopping, dining, and other essential services, as well as good connectivity to the broader Cleveland metropolitan area. For those seeking affordable housing within a strong suburban setting, the location itself is a compelling factor.

Furthermore, the presence of a **dedicated local manager, Arlene**, who is highly praised by residents for her personal efforts, communication, and commitment to the park's appearance, indicates a valuable on-site resource. Her positive relationship with residents and local police suggests that there is a committed individual striving to maintain a positive living environment at the ground level. This local support can make a tangible difference in daily life within the community.

However, it is critical to address the **significant and recurring concerns** highlighted by residents, particularly regarding **winter road maintenance and the state of the laundry facilities**. The alleged failure of corporate ownership (Gemstone Communities) to adequately address these safety hazards and amenity deficiencies, coupled with reported rent increases and poor corporate responsiveness, are serious considerations. For Ohioans, understanding that a mobile home park should offer basic, legally mandated services for the fees paid is paramount. While the park offers a potentially affordable housing type in a desirable area, prospective residents must conduct thorough due diligence, including direct inquiries about the current status of these issues and a clear understanding of what services are guaranteed, to determine if Glenwillow Mobile Home Park aligns with their expectations for a safe, well-serviced, and value-for-money home.
