Conclusion: Why this place is suitable for locals
For many Nebraskans, particularly those seeking affordable housing in the Omaha metropolitan area, Garden Valley Manufactured Home Community at 5702 N 16th St presents itself as an option. Its suitability, however, comes with a significant need for thorough personal investigation, as indicated by conflicting public information and extensive resident feedback.
From a general perspective, manufactured home communities offer a path to a form of homeownership that can be more financially accessible than traditional housing in Omaha's competitive market. The community explicitly advertises "Brand New Homes discounted," making the prospect of owning a modern dwelling more attainable for many. Its location in North Omaha provides residents with reasonable access to essential city amenities, including schools for families, shopping centers for daily needs, and various medical facilities. The proximity to major roads and some public transit options also facilitates commuting throughout Omaha. Being a manufactured home community, it offers a more stable, long-term residential environment compared to temporary rentals, and aims to be a "family-oriented" neighborhood.
However, the suitability of Garden Valley Manufactured Home Community for locals is heavily influenced by the detailed negative feedback from current residents. Issues such as perceived "ridiculous" rules, aggressive towing policies for minor vehicle infractions, alleged "stalking" and unprofessional behavior from management, and unauthorized lawn care without proper consent are significant concerns. These accounts contradict the community's self-promotion of "Friendly and Responsive Professional On-Site Management" and raise serious questions about the actual living experience and resident-management relations.
Therefore, for any Nebraskan considering this community, suitability hinges on their willingness to:
- Directly and extensively engage with management to clarify every rule, policy, and fee.
- Obtain and meticulously review all lease agreements and park rules before signing anything.
- Perform on-site visits, potentially multiple times and at different hours, to gauge the atmosphere and observe how rules are applied.
- Speak with current residents to gain firsthand, unfiltered insights into their experiences.
- Understand their rights under Nebraska's Manufactured Home Communities or Mobile Home Parks Residential Landlord and Tenant Act and know how to address potential disputes. Resources from the Nebraska Department of Health and Human Services or local legal aid can be invaluable.
If, after this diligent investigation, a prospective resident finds that the park's rules and management style align with their expectations and comfort level, and the financial accessibility remains a strong draw, then Garden Valley Manufactured Home Community could indeed be a suitable option for them in Omaha. However, without such thorough vetting, the risk of a less-than-ideal living experience, as indicated by some residents, is a significant consideration.

Garden Valley Manufactured Home Community Reviews
Don't come to this place if you are not a patient person, living in this place is hell. I have lived here for a year and the rules of this place are ridiculous. Children cannot leave their toys outside. They will tow your vehicle if your plates are expired for a day. The manager will be stalking you all the timeThe towing company is stalking you if you leave your vehicle in front of your house for a few seconds so it can be towed.
Feb 11, 2025 · Nestor ChinchillaI’ve been a resident at this trailer park almost 10 months now and the manage makes everything a headache for me and my family. Not to mention we are a 3 adult household and she has all of our numbers but will only message my wife on any matters relating to the trailer. Most recently she showed up with a crew of landscapers and had them mow our lawn without our permission. We received a letter that on Mondays the manager would go around and see who’s lawn needed mowed and then she’d send out a notice to those needing it, and if it was still not done by Friday she’d send out landscapers to do it for us. The managers and the landscapers showed up in the middle of the week, quickly hit our yard and our neighbors but no one was “surprised inspected” by this. Very unprofessional, poor communication, and makes living in this neighborhood a horrible experience. Please stay away if you value your sanity!

She has helped me on numerous occasions. And Mike is great to lend a helping hand also. I am very happy here. And I love how anything I need is only 5-10 minutes away.
