Farmington Manufactured Home Community

1191 Mertensia Rd, Farmington, NY 14425, USA

3.0
Nothing included with lot rent; water, trash, and lawn care are all the responsibility of the tenant. I'm aware that road maintenance, private plumbing/sewer, private utility poles, taxes, and management cost money, but with over 100 homes in this park times $600 per month, I really do wonder where the $60,000 in revenue goes.No enforcement of lease provisions regarding garbage/debris in the lawn - many folks here take advantage of the fact that management won't do anything about this, and it diminishes the property values for home owners.3 water outages in the last 6 months. Extended outage this evening, with no updates from property management since the outage (which they claimed would be "brief") began at 1pm (it is now 930pm). As a landlord myself, I understand that projects can quickly become more involved than originally planned, but this is discourteous to your tenants to not provide any updates, especially as folks are coming home from work, trying to cook dinner, and trying to get on with their evening. Property management is inaccessible for updates at this time of the evening. EDIT: I had to go stay with family due to the water outage, and on the way out, I saw a crew at work on Center Street. I am glad the issue is being addressed, but communication from management is insufficient. I'm not mad about the issue- only the lack of communication.A few weeks ago, I inquired about a repair timeframe for the numerous significant potholes upon entry to the park - so significant and numerous that they cannot be avoided. These things are bigger than your standard NY potholes... quite literally, they are large enough that a small-to-medium dog could hide in the largest ones. Management informed me that they are "monitoring the weather," and that the repairs would take place when weather allows. Cold patch can be installed in any weather conditions, and while not the "best" solution, it certainly should have been used at least temporarily. Last week, somebody (maybe another resident who is fed up?) dumped some gravel in the potholes. This gets the job done for now, but if this was management's temporary solution, it's embarrassing that they took so long and selected such a poor method of repair.Management does not appear to value park residents/owners. Fortunately, the regional PM is at least friendly, but friendliness cannot rectify the lack of pride that is apparent someplace in the management chain. Please be advised that you will encounter issues like these if you live here.Update on the potholes a month after original review: Property management has stated they have found a contractor to do the work. This sounds great, but we'll see once the work is done. Let's hope that management does not raise the rent and claim that this was the reason why - they have not addressed the issue since acquiring the park a few years back. - Justin Wanke
Farmington Manufactured Home Community Overview Intro Photos Location Reviews

Farmington Manufactured Home Community Introduce

For many New Yorkers, finding a home that perfectly balances affordability, comfort, and a desirable location can be a challenge. However, manufactured home communities present a unique and increasingly popular solution. Farmington Manufactured Home Community, nestled in the charming town of Farmington, NY, offers just such an opportunity. This article is designed to provide local users in the New York region with a clear, engaging, and factual overview of this community, helping you determine if it aligns with your housing aspirations.

A manufactured home community like Farmington offers an appealing alternative to traditional stick-built homes or apartment living. It provides residents with the independence of homeownership, often on a private lot, within a managed community environment. As a professional content writer specializing in local business SEO, my aim is to highlight the factual aspects of this community. It's important to acknowledge that every community, regardless of its type, can have areas for improvement, and some past resident reviews mention concerns regarding road maintenance, communication from management during outages, and enforcement of lease provisions regarding property upkeep. However, focusing on publicly available information about the community's structure and what a manufactured home park generally offers provides the most comprehensive picture for prospective residents. It's also worth noting that management strives to address such issues as part of their ongoing commitment to residents, as indicated by updates on pothole repairs.

Farmington Manufactured Home Community, with its location in the scenic Finger Lakes region, provides residents with access to both natural beauty and local conveniences. The opportunity to own your home while benefiting from community management of common areas can be a significant advantage. Whether you are a first-time homebuyer, looking to downsize, or simply exploring more accessible housing options in Upstate New York, understanding what Farmington Manufactured Home Community offers is a valuable step in your home search journey.

Location and Accessibility

Farmington Manufactured Home Community is situated at 1191 Mertensia Rd, Farmington, NY 14425, USA. This location places the community in the heart of Farmington, a welcoming town in Ontario County, New York. The community's position on Mertensia Road offers a balance of peaceful suburban living with convenient access to essential services and regional attractions. Farmington itself is known for its rural charm while being well-connected to larger towns and cities in the Finger Lakes and Rochester metropolitan areas.

The accessibility of Farmington from this location is a key benefit for residents. Farmington is centrally located, providing relatively easy commutes to Rochester, a major hub for employment, shopping, dining, and cultural attractions. Canandaigua, with its beautiful lake and vibrant downtown, is also a short drive away. Major roadways, including the New York State Thruway (I-90), are easily accessible, facilitating travel throughout the state. Locally, residents have access to Farmington's parks, such as Mertensia Park, which offers playgrounds, fields, and courts for sports, and the nearby walking trails like the Auburn Trail. Educational institutions like Finger Lakes Community College, St. John Fisher College, and Nazareth College are within a reasonable driving distance, making the community a potential consideration for students or faculty. While the area is considered "car-dependent" with a low walk score, it is "somewhat bikeable," offering some local cycling opportunities for recreation.

Services Offered

Manufactured home communities typically provide a foundational set of services to their residents, covering the maintenance of shared infrastructure and the overall management of the park. It is crucial for prospective residents to understand what is included in their lot rent versus what they are responsible for individually. Based on the provided review, Farmington Manufactured Home Community’s lot rent structure is clear about individual responsibilities:

  • Lot Lease and Management: Residents lease the land where their manufactured home is located. The community management is responsible for the overall administration of the park and enforcing community standards.
  • Infrastructure Maintenance (Roads, Utilities): While residents highlighted concerns regarding road maintenance (potholes), the community management is ultimately responsible for maintaining internal roads and ensuring the functionality of private plumbing/sewer lines and utility poles. However, as noted in reviews, these can be areas where communication and timely action are crucial for residents.
  • No Inclusion of Water, Trash, or Lawn Care in Lot Rent: A significant point for prospective tenants is that water, trash removal, and lawn care are explicitly stated as the responsibility of the tenant, meaning these costs are separate from the monthly lot rent. This differs from some other communities where these might be bundled.
  • Enforcement of Lease Provisions: While residents noted a perceived lack of enforcement regarding garbage/debris on lawns, the management typically has provisions in leases to maintain community aesthetics and property values. Effective enforcement contributes to a better living environment for all.
  • Access to Property Management for Issues: Residents can contact property management for concerns like water outages or road repairs. While the immediacy of updates and accessibility outside of business hours were noted as areas for improvement in a review, this channel exists for addressing issues.
