Based on the provided reviews and general understanding of mobile home park operations, the services offered at Fairview Mobile Home Park would primarily revolve around lot rental and basic community infrastructure. While detailed lists of amenities are not readily available from the provided information, typical services for a park of this nature usually include:
- Mobile Home Lot Rental: The core service, providing space for residents to place their manufactured homes. This often includes access to utilities like water, sewer, and potentially electric hookups (residents typically pay for usage).
- Road Maintenance: Historically, the park's roads were sand, but a review mentions them being asphalt now, indicating that road maintenance, including paving, is a service.
- Property Management: An on-site or accessible management team is responsible for enforcing park rules, handling inquiries, and overseeing general operations, though the quality of this service can vary as indicated by reviews.
- Waste Collection: Typically, mobile home parks arrange for centralized or curbside trash collection for residents.
- Basic Infrastructure: This includes the provision and maintenance of essential utilities up to the individual lots.
It is important for prospective residents to inquire directly about which utilities are included in the lot rent versus those that are the responsibility of the tenant, as well as the specific rules and regulations concerning property upkeep and community conduct. The varying experiences highlighted in reviews suggest that the interpretation and enforcement of these services can be a significant aspect of living in the park.
Based on the limited information and customer reviews, the features and highlights of Fairview Mobile Home Park appear to be centered around its long-standing presence in the Troy community and the personal experiences of its residents. While not extensive in terms of modern amenities often found in newer communities, the highlights include:
- Established Community: One review highlights that the park has been around long enough for a former resident to recall growing up there when roads were sand. This suggests a history and perhaps a sense of stability for long-term residents.
- Community Atmosphere (Historical): The mention of "neighbors were fairly nice" and specific anecdotes about friendly interactions ("lady across the street... always gave me peanuts") point to a period where a positive, neighborly atmosphere was a feature.
- Asphalt Roads: A significant upgrade from its historical "sand for the roads," indicating improvement in basic infrastructure.
- Located in Troy, MO: Being in Troy offers residents access to local schools, businesses, and community events within the town.
However, it's crucial to acknowledge the concerns raised in more recent reviews, which point to potential drawbacks and significant issues, including:
- Management/Landlord Conduct: Serious allegations of a landlord walking into trailers unannounced and asserting ownership rights, along with complaints about being "yelled at for riding my bike in the road" and police being called for seemingly minor incidents, suggest a challenging relationship with management.
- Property Tax Issues: A claim of being made to "pay personal property tax on something we didn't own" is a serious accusation that prospective residents should investigate thoroughly.
- Perceived Delusional Behavior from Management: The phrase "the man is delusional" from a former resident indicates a highly negative and frustrating experience with park management's interpretation of rules and interactions.
- Lack of Clarity on Rules: Issues like being told not to ride bikes in the road but on lawns suggest confusing or inconsistently enforced rules.
These points suggest that while the park has a history, current experiences vary, and potential residents should approach with caution and conduct thorough due diligence.

However, it is crucial for prospective residents to approach Fairview Mobile Home Park with a well-informed perspective. While historical accounts suggest a potentially friendly neighborhood atmosphere, more recent customer reviews raise significant concerns regarding management practices, property rules, and tenant rights. Issues such as alleged unauthorized entry by landlords, disputes over personal property tax, and seemingly arbitrary enforcement of rules are serious considerations that prospective tenants must thoroughly investigate. For Missourians, understanding the legal rights of mobile home park tenants in the state (such as those outlined in Missouri Senate Bill 753, which governs mobile home leases and tenant rights) is paramount. Ultimately, suitability for locals will depend on an individual's priorities regarding affordability, community dynamics, and their willingness to engage directly with park management to clarify all terms and conditions. A diligent approach, including an on-site visit and direct questioning of management about specific concerns, is strongly advised to ensure that Fairview Mobile Home Park aligns with your expectations for a living environment in Missouri.

Fairview Mobile Home Park Reviews
I moved with my grandparents back when that place had sand for the roads instead of asphalt when I was younger. it was wasn't a bad place to grow up. the neighbors were fairly nice and the lady across the street from 341 always gave me peanuts when I talked to her. Myself devon Tobias and Ian all had a good time while it lasted. I wonder if any of the old people still live there
Jun 30, 2022 · Donald SpradlingI wish I could give this place 0 stars. I'm a kid who lived there's since I was in second grade. My family finally moved back in January and here's why. 1. I was yelled at for riding my bike in the road cause it was wrong and riding in people's lawn is better to do so. (The man is delusional) 2. Cops were called on me and my little brother because it was his birthday and I was teaching him how to ride a bike. And it was hurting the property apperently 3. The landlord walked straight into the trailer where we were staying and said "I own it. I can do what I want" 4. Made my parents pay personal property tax on something we didn't own. There is so much more to say and so many worse things it's unbelievable. If you're thinking about moving here DONT
Jun 10, 2021 · Desie SLandlord is genuinely delusional and only cares about money. He puts 40 huge speed bumps every 20 feet and if anything breaks he will blame you for it and send someone to fix it whenever he remembers (which is rare).
Mar 16, 2021 · SleepyYawns LIVELandlord blows. Doesn't care about his residents. If your AC is out good luck getting it fixed before winter comes. Also for some reason he has an obsession with speed bumps. He literally installed a square speed bump. Like why is that a thing?
Nov 30, 2018 · Tyler NLandlord has changed hands and the new owners actually care about the people and the property. Give the new people and chance and you'll see. They're awesome.
