Erie West Mobile Home Community, as a manufactured home park, typically provides fundamental services related to lot leasing and community management. Based on the nature of such communities, these services generally include:
- Mobile Home Site Leasing: Providing individual lots for residents to place their manufactured homes. These lots usually include essential utility hook-ups (such as water, sewer, and electrical connections), though residents are typically responsible for their individual utility bills.
- Community Management: Management is responsible for overseeing the park's operations, collecting lot rent, and setting and enforcing community rules. Reviews indicate that residents have had mixed experiences with management responsiveness and attention to park maintenance.
- Maintenance of Common Areas: While individual home and lot maintenance is the resident's responsibility, the park is generally responsible for common areas, internal roads, and shared infrastructure. Reviews specifically point to concerns about the upkeep of roads, with mentions of "big ditches" and "pot holes."
- Utility Access: The park provides the necessary infrastructure for homes to connect to local utility services.
- Property Management and Rules: The park sets guidelines and regulations for residents, covering aspects like property upkeep, pet policies, and general conduct, to maintain a living environment. Reviews suggest there may be issues with consistent enforcement or perceived lack of investment in the property.
Based on the provided reviews, the features and highlights of Erie West Mobile Home Community present a mixed picture:
- Location Proximity to Lake Erie: Being situated on W Erie Ave, the community is geographically close to Lake Erie, potentially offering easy access to lake-related activities.
- Proximity to Amenities: The park is conveniently located near various shopping, dining, and transportation options in Lorain, including major retail outlets and healthcare facilities.
- Affordable Housing Option: Like most mobile home parks, Erie West offers a potentially more affordable route to homeownership compared to traditional stick-built homes.
- Community Structure: It is an established community with individual home sites, providing a sense of having one's own space.
- Recent Improvement: One positive update noted is that "they did fix the light," indicating that some maintenance concerns might be addressed, albeit potentially slowly.
However, it is also important to acknowledge significant concerns highlighted in the reviews:
- Road Conditions: Repeated complaints about "big ditches in the road" and "pot holes are still as large as the lake" indicate a persistent issue with road maintenance within the park.
- Perceived Lack of Upkeep: Comments like "barely had the grass mowed or the sign seen" and "Place is a wee bit trashy" suggest general concerns about the overall cleanliness and appearance of the community.
- Management Responsiveness and Communication: Reviews express frustration with management regarding unfulfilled promises ("was supposed to get a different trailer 7 months ago and they haven't touched it") and a perceived lack of investment ("collects moneys and nothing else").
- Issues with Home Titles: Serious concerns are raised about residents not receiving titles to their mobile homes despite payment, and a complex situation where residents are told to fix things they "don't own." This highlights a critical area for prospective residents to investigate thoroughly, as Ohio law dictates specific procedures for manufactured home titles.
- Safety and Lighting Concerns: The comment "At night its like pulling up to a place that you are unsure if one you missed it or two your in the movie wrong turn" points to inadequate lighting, though one update mentions a light being fixed.

- Home Purchase Incentives: If the park sells homes, there might be options like credits towards closing costs or included appliances.
- Financing Assistance: Partnerships with lenders specializing in manufactured home loans.

For locals in the Ohio region, particularly those in Lorain County, considering Erie West Mobile Home Community as a potential residence requires a very cautious and thorough approach. While manufactured home communities can offer an affordable pathway to homeownership and a sense of community, the provided reviews for Erie West highlight significant challenges that prospective residents must carefully evaluate.
The location on West Erie Avenue offers practical advantages, including proximity to Lake Erie and convenient access to local amenities, shopping, and major roadways for commuting. For individuals seeking a lower entry cost into homeownership, a manufactured home can be an attractive option.
However, the pervasive concerns raised by multiple residents regarding the deplorable condition of roads ("big ditches," "pot holes"), general upkeep ("barely had the grass mowed," "wee bit trashy"), and serious issues with management responsiveness and particularly the handling of home titles, are critical factors. The claims that residents pay rent and are responsible for repairs on homes they allegedly "don’t own" and the difficulties in obtaining titles are red flags that necessitate extensive investigation. Ohio law has clear guidelines for manufactured home titles, and any deviation from these should be a cause for concern.
Therefore, while the park's location might initially appeal, its suitability for locals is highly conditional. Prospective residents must undertake comprehensive due diligence: directly ask management about all maintenance plans, get every agreement in writing, investigate the legal status of home ownership and titling with local Lorain County authorities (Auditor's Office, Clerk of Courts Title Department), and consider seeking independent legal advice before signing any lease or purchase agreement. Without clear and satisfactory resolutions to these fundamental concerns, the long-term suitability and peace of mind for residents at Erie West Mobile Home Community appear to be significantly compromised, making it a place where extreme caution is advised for any Ohio resident considering it.

Erie West Mobile Home Community Reviews
Looking for a different place. Was supposed to get a different trailer 7 months ago and they haven't touched it since then. Big ditches in the road. They want their money but not that bad.
Jun 01, 2025 · Gidget VanceUpdate 1/23/24:Pot holes are still as large as the lake they want you to go 10mph (funny) I’m not getting stuck. You should also be aware you will have to put your rent in escrow for them to give you the title to your mobile home. My grandmother and great uncle paid for a cesspool to begin with… not that you can ever move these mobile homes off the property… they never received the title. They claim that you own the place you have to fix the place… but you don’t own the place therefore you are paying both rent and to fix a place that isn’t yours.OG:While family lives there the road up keep is abysmal you can tell the owner is a slum lord.... collects moneys and nothing else. I highly recommend looking elsewhere for a place to live.I've seen some really nice trailer home parks and kept up well effort put in and this place barely had the grass mowed or the sign seen. At night its like pulling up to a place that you are unsure if one you missed it or two your in the movie wrong turn.Place is a wee bit trashy. They have no lights to show you where to turn in the dark nothing has really changed about this place other than the pot holes are getting bigger and the tenants do not care.1/23/24: they did fix the light.
