Elevado Estates Mobile Home Park Introduce
Welcome to Elevado Estates Mobile Home Park, a residential community nestled in the city of Arvada, Colorado. For many individuals and families across the Centennial State, mobile home parks, officially known as manufactured home communities, offer a practical and often more affordable pathway to homeownership or long-term residency, especially in a dynamic and growing metropolitan area like Denver and its surrounding suburbs. This article aims to provide a clear, engaging, and informative overview of Elevado Estates Mobile Home Park, detailing its location and accessibility, the typical services offered within such communities, potential features and highlights, and ultimately, why it might be a suitable choice for Colorado locals looking for a place to call their own.
Manufactured home communities like Elevado Estates play a significant role in the housing landscape, providing an alternative to traditional stick-built homes. In these communities, residents typically own their manufactured home but lease the land it sits on, a model that can significantly reduce the overall cost of housing compared to traditional homes. This structure allows for flexibility and often fosters a sense of community among residents. It's important to approach any community with a clear understanding of its environment and management practices. While mobile home parks generally aim to provide a stable living environment, individual experiences can vary, and open communication between residents and management is key to a harmonious community. Resident feedback, as seen in available reviews, highlights both the challenges and the necessity for clear communication regarding park rules, maintenance responsibilities, and financial matters. For example, some residents have raised concerns about lot rent increases, utility issues (specifically water/sewer problems), and perceptions of favoritism in rule enforcement. These are common concerns in mobile home parks nationwide, and in Colorado, the Division of Housing has programs and resources dedicated to mobile home park oversight and resident rights, underscoring the state's recognition of manufactured housing as a vital affordable housing option.

Lot Leases:
Residents lease the individual plots of land where their manufactured homes are situated. This lease generally covers access to common areas and park infrastructure.Utility Connections:
The park typically provides the necessary hookups for essential utilities such as water, sewer, and electricity to each lot. Residents are usually responsible for their individual utility consumption and related bills for electricity and gas.Common Area Maintenance:
Park management is generally responsible for the upkeep of shared spaces, including internal roads, communal landscaping, and any community facilities, ensuring a well-maintained and functional environment for all residents.On-Site Management (or accessible management):
Many mobile home parks have an on-site or readily available management team to address resident concerns, enforce park rules, handle administrative tasks, and oversee day-to-day operations. Effective and fair communication from management is vital for resident satisfaction and adherence to community guidelines.Waste Management:
Standard trash collection and recycling services are usually provided for the convenience of residents.

However, it is crucial for prospective residents to conduct thorough due diligence. The provided customer reviews highlight specific concerns such as water/sewer problems, perceived high lot rent for the amenities offered (e.g., no pool despite comparable charges), restrictions on property modifications (like decks or fences), issues with neighborhood cleanliness (e.g., trash from kids), and allegations of management being intrusive and playing favorites. While the manager's response to a review acknowledges the importance of rules for a nice living place, these concerns are significant and warrant direct investigation. Potential residents should inquire about current maintenance schedules, utility billing practices, specific rules regarding lot improvements, and how community issues are addressed by management. Visiting the park, observing the general condition of common areas and individual lots, and speaking with current residents (if opportunities arise) are highly recommended steps to gain a comprehensive understanding of the living experience.

Elevado Estates Mobile Home Park Reviews
Hello Denis sorry to hear you were not happy living in Elevado. But cleaning your lots makes the property look nice. No, there are no favorites they just have more communication with me as their manager. All parks do have Rules and Regulations and we all follow them so we can have a nice place to live. Thank you for your review. From the manager Laura!!
Sep 16, 2021 · LAURA MADRILLExpensive for a place that has and keeps having water/sewer problems. No pool but they charge the same as parks with nice pools. I was paying $765 for one of the smallest lot for a small 1bd/1br 34'x12' mobile home. They didn't allow me to put a bigger deck or fence. The neighborhood kids kept leaving trash all around my property and kept getting notices to clean even thought I did clean every weekend. The manager Laura is super nosey and annoying, along with playing favorites with the residents. I'm so glad I moved out of this dump!
