El Morro Homes Introduce
For many Colorado residents seeking homeownership or a more affordable, flexible housing solution, a manufactured or mobile home community presents an attractive option. In Colorado Springs, El Morro Homes is one such community, offering a location with good accessibility to local amenities in the Pikes Peak Park neighborhood.
Often referred to as El Morro Mobile Estates, this established community provides a unique style of living within El Paso County. It is classified as a mobile home park, meaning residents typically own their manufactured home structure but lease the land (or 'lot') it sits upon. This model can often lead to lower initial purchasing costs compared to traditional stick-built homes, making it an important consideration for first-time buyers or those looking to reduce their housing expenditure in the Colorado market.
While the ownership model centers on the private purchase of the home itself, the park environment functions similarly to a homeowners' association or apartment complex in terms of management oversight and community-wide facilities. Prospective and current residents in Colorado Springs are encouraged to investigate the specifics of the land lease agreement, including any associated fees, to fully understand the financial commitment and community rules.
The overall ambiance of a mobile home park is heavily influenced by its management and the general upkeep of the grounds and common areas. As with any community, resident experiences can vary, and future residents are advised to conduct due diligence, which may include visiting the property, speaking with current residents, and reviewing all governing documents, especially concerning management and community policies like parking and towing.
El Morro Homes is situated in the **Southeast Colorado Springs** region, specifically in the Pikes Peak Park neighborhood. This location offers residents a blend of suburban living with convenient access to major thoroughfares and city amenities.
The community's address is a key indicator of its accessibility:
- **Address:** 3655 El Morro Rd #87 Lot 20, Colorado Springs, CO 80910, USA
Its proximity to US Highway 24 and the Powers Corridor is an advantage for commuters, providing relatively swift routes to other parts of Colorado Springs, including military installations and downtown. Key nearby points of interest and estimated travel times include:
- **Shopping & Daily Needs:** The community is highly accessible to everyday conveniences. Residents can walk to several local shopping centers, including Chelton Center, Gateway Village, and Astrozon Shopping Center, all within a short walk of about 9 to 11 minutes.
- **Military Bases:** The park's location offers a straightforward commute to Peterson Space Force Base, typically about an 11-minute drive (approx. 5.8 miles), and Cheyenne Mountain Space Force Station (approx. 23 minutes/10.2 miles).
- **Recreation:** While not immediately adjacent to major city parks, residents are within a reasonable driving distance of some of Colorado Springs' most treasured outdoor spaces, such as Palmer Park, Ceresa Park, and the famous Cheyenne Mountain Zoo. These popular recreational areas are generally within a 12 to 16-minute drive.
- **Education:** The community falls within the attendance zone for Harrison School District No. 2, with schools like Centennial Elementary School, Carmel Middle School, and Sierra High School located nearby, often within a half-mile radius.

As a professionally managed manufactured home community, El Morro Homes provides a range of services designed to support the residential experience. These services generally center around the maintenance of common areas and the provision of essential utility hookups for the individual homes. Specific services typically include:
- **Lot Lease/Home Site Rental:** This is the core service, providing a specific piece of land for the manufactured home, subject to a monthly fee.
- **Utility Access:** The community provides necessary hookups for utilities, including water, sewer, and natural gas connection to the home sites. Residents are typically responsible for setting up and paying for individual usage of gas and electricity.

★ 5★ 4★ 3★ 2★ 1Staff is extremely rude. She thought I was a tenant until she found out I was looking for a place to rent, and then she became all kinds of friendly. They only want your money and do not want to provide service.
January 16 · Ken KlimasAn OKAY place to live(nostalgia gives it more credit than it deserves). However, the management is truly awful. They will sit there while the park residents get unfairly towed by their god-awful towing company(MNS TOWING). A personal example of this is when I got towed from THEIR parking lot (which they aren’t responsible for anything that happens there even though they’re the ones that made us park there)I was parked on one of the spots which says “permit parking only” but they had told us days prior that we no longer need the permit to park there. Because of that I confidently parked my car there one night and to my surprise the next morning it was no longer there. I called their towing company to check if they had towed it and they did I asked the towing company “why?We no longer need permits to park there” and he replied with “they haven’t told us anything about that so we’re just going with what we were originally told” after hearing this I go to management office and tell them about this. Their response is the worst response to this and only made me even angrier. They replied with “oh yeah it’s because we haven’t had a chance to take down the situation to take down the signs because our maintenance guy quit”(and those signs are still up right now its been over a month or two)despite this they should’ve had some sort of communication with the towing company to inform them of the new guidelines but no nothing they sit in their desks and do nothing but collect the monthly rent. There are a few other examples in regards to their unfair towing policies but this is the one that sticks out the most
August 26 · carlos sandovalI've lived here over 20 years. Seen a lot of managers and Jean is the best. I love it here. Yes, some changes have been made but the owner (who doesn't live here) makes those rules. Jean, the manager has to enforce them. That's not an easy job, she's not a babysitter. You have to know when rules/laws are being broken and when to call the Police. Some reviews have said it's not clean. It is clean but some lots are trashy, like mine. I'm working on that. I'm handicapped so it takes me time to get things done.Juan the maintenance guy CAN do a lot of things. Some things require a license. Some things are the parks responsibility and some things are the mobile home owner's responsibility. He's always been available to help me.I own my mobile home so I don't know what it's like to rent here. The only thing I don't like is their are too many large dogs running around. One of the rules is no dogs over 14" and you can only have one dog. Everyone who lives here has had to sign a copy of the rules yet they move in with their big dogs anyway. The other thing is I would like to meet the owner. He won't even come to the phone. I have questions for him. So, Chris, grow a backbone and talk to me. I'm willing to come to Denver. One on one for 30 minutes.
May 12 · Jan DavisI lived here for 3 years. They have annual Christmas, Thanksgiving, and Halloween parties. The maintenance man goes above and beyond his duties 100%. I did not like the no off street parking and not allowing more than 2 cars parked in front of the house (even if there was room). Although the location isn't in the best neighborhood, I never experienced any issues.
June 28 · andrea colbertSo disappointed in this place. Lived here for 25 years and things keep changing. The put more and more rules on us here and change them for people that they like. Starting on May the 1st there will be no parking on the roads here. only 2 cars are allowed on your lot so if you have another car it is parked out it the front of park, which blocks your view of traffic. Guest parking space is at our storage area, which they took from us. Mind you that makes a far walk for any visitors that you may have to come and visit you. Have any handicap people wanting to visit, you will have to tell them not to come. The office would like to blame it on the fire department, and to come find out they have nothing to do with it. They have no explanation to there madness here. they posted fire lane signs all on the light post and even at the front of each house. Strange as this is people here are upset and would like an answer from the owner. who I might say will not come here and have a meeting with us to explain, or even try to compromise. The towing company will ripe you off and now the trailer park will too. Do not move here
