This article will delve into the community's location, the services it offers, and highlight the distinct features and resident perspectives that define El Dorado Manufactured Home Community.
El Dorado Manufactured Home Community is located at 14320 Smith Rd, Humble, TX 77396, USA. This address places it within the broader Humble area, a significant suburb northeast of downtown Houston. For Texans, this location offers a strategic balance: proximity to the extensive opportunities and amenities of a major city, while being situated in a residential setting that can feel more community-focused than the dense urban core.
Smith Road provides direct access to other key transportation routes in the area, facilitating commutes to various parts of Houston. Major arteries like U.S. Highway 59 (I-69) and the Sam Houston Tollway (Beltway 8) are within convenient reach, making travel to employment centers, educational institutions, and leisure destinations relatively straightforward. The George Bush Intercontinental Airport (IAH) is also notably close, adding to the convenience for residents who travel frequently.
The surrounding Humble area is well-developed, featuring a wide array of retail establishments, grocery stores, dining options, healthcare facilities, and recreational venues. This means residents of El Dorado Manufactured Home Community have easy access to daily necessities and entertainment without extensive travel. The community is also highlighted for being within a "great school district," which is a significant factor for families considering a move. This blend of accessibility to urban conveniences and integration into a desirable school zone makes El Dorado's location particularly appealing for Texans looking for a practical and family-oriented living situation.
El Dorado Manufactured Home Community, as a professional establishment, provides a range of services designed to support a structured and comfortable living environment for its residents. These services primarily revolve around lot rentals, utility provisions, and community management, with a clear emphasis on maintaining certain standards.
- Manufactured Home Lot Rentals: The primary service is the rental of individual lots where residents can place their manufactured homes. These lots come with necessary hookups for utilities, forming the foundation of tenancy within the community.
- Utility Hookups: Each lot is equipped to connect homes to essential utilities, typically including water, sewer, and electricity. Residents are generally responsible for their individual utility consumption. However, it's important for prospective residents to clarify specific utility policies, as one review mentions concerns about electricity rates related to "outside lights."
- Trash Pick-up Services: The community provides or facilitates trash collection. Despite a resident's complaint about delayed trash pick-up, it is clear that residents are charged for this service, implying it is a standard offering designed to maintain cleanliness.
- Community Rules and Enforcement: A significant aspect of El Dorado is its emphasis on "stricter rules" for maintaining cleanliness and order. The management enforces these rules, with the stated aim of ensuring a "better and safe" environment for residents. This includes rules related to property maintenance, such as yard upkeep, and potentially fines for non-compliance (e.g., a "$50 maintenance fee" for yard trimming).
- On-Site Management/Office Staff: The presence of "office staff" who are "really good at what they do" indicates active on-site management. This team handles resident inquiries, lease agreements, rule enforcement, and overall community operations.
- Community Amenities Maintenance: The management is responsible for maintaining common areas and shared amenities within the community, such as the "very Big field for kids and teenagers to play."
- Home Sales and Rentals: Like many manufactured home communities, El Dorado likely facilitates both the sale of manufactured homes within the park and potentially offers rental homes for those who don't own a mobile home. (While not explicitly in provided reviews for this specific El Dorado, it's a common service for "manufactured home communities.")
El Dorado Manufactured Home Community offers several distinct features and highlights that shape the living experience for its residents, reflecting its focus on community standards and family well-being.
- Strong Emphasis on Rules and Cleanliness: A prominent highlight, as articulated by a long-term resident, is the park's commitment to "stricter rules" regarding property maintenance and cleanliness. This strictness is viewed positively by some as it "Motivated me and others in my community to Live clean and healthy" and helps ensure "bad negative people" do not stay long. This focus creates a more orderly and visually appealing environment.
- Family-Friendly Environment: The community is described as having "great schools" nearby and a "very Big field for kids and teenagers to play," implying a family-oriented atmosphere. The mention of a "great soccer team" further underscores opportunities for children's activities and community engagement.
- Sense of Security and Safety: The increased rules are explicitly linked to creating a "better And safe for our kids can be." This focus on security and the removal of "negative people" is a significant benefit for residents prioritizing a safe living space.
- Affordable Housing in a Good Location: Residents acknowledge that the community offers a "very cheap price" for living in a "very well location" with access to good schools. This combination of affordability and desirable location is a major draw in the Houston market.
- Dedicated Office Staff: The "office staff is really good at what they do" according to a resident, indicating competent and effective management in enforcing the community's standards and potentially handling resident needs.
- Community Aesthetics: The philosophy that "everyone is not about the size but how well you can keep it looking fresh and clean" suggests a focus on the overall appearance and appeal of the community, fostering a sense of pride among residents who adhere to the rules.
- Community Activities/Engagement (Implied): The mention of a soccer team and large field hints at organized activities or opportunities for residents to interact, contributing to a vibrant community life.
However, it's also important to acknowledge the counterpoint from a resident regarding maintenance fees, specifically the "$50 maintenance fee if they trim your yard after you’ve cut it" while trash reportedly "has been piling up outside our homes for a month now." This highlights a potential challenge with perceived fairness in rule enforcement and the prioritization of services, suggesting that residents should clarify all rules, fees, and service expectations upfront.

El Dorado Manufactured Home Community Reviews
they want to charge a $50 maintenance fee if they trim your yard after you’ve cut it, but yet trash has been piling up outside our homes for a month now. don’t matter if they charge $5 or $100, we are still paying for trash pick up.
Oct 31, 2024 · Kate RamirezThis place is located in a very well location and great schools for a very cheap price. Also the stricter the rules are the more negative people can leave the place. I lived here for 13 years and the more rules are applied the better And safe for our kids can be. They have a great soccer team and a very Big field for kids and teenagers to play. Also just because we are poor does not give an excuse for us to be filthy and messy and I am happy to pay my fine if I mess up it has Motivated me and others in my community to Live clean and healthy. Remember everyone is not about the size but how well you can keep it looking fresh and clean. The office staff is really good at what they do because with all their rules I don’t have to worry about bad negative people sticking around too long. So El Dorado is not for lazy negative peopleIt’s really easy to live here just keep it clean keep it cut and don’t be rude to others. Aug 14, 2020 · Adrian VI've lived here since 2003. I've seen many managers come and go. I've seen more changes in the passed year then any of the others, since we got a new manager Monique, she has been one of the friendliest, willing work with you as long as you talk to her. Sure in the passed there have been problems that usually happens when you have managment who are just looking to do their 8 hours and leave. That's not so with Monique she cares. Anyone complaining usually comes from not knowing the rules and the unwillingness to follow them. Rules are everywhere in life and as long as you follow them there aren't any problems. Changes take time to get used to and I understand that. Overall the management isn't the problem when there are problems it's people who dont follow rules. Great job to the new manager.
Jun 21, 2019 · Sarah DEl Dorado Mobile home is a very nice community. Monthly events for everyone, which ate very nice. We have been here for a few years and have gone through different management but they community seems to be getting better little by little. The park clean and neat, then other parks that you see.
Feb 03, 2020 · Monique GonzalesI have been living here for about 4 years now, and I like living here. It is in a great location. My neighbors are very nice a everyone helps eachother out. the office people are friendly and they alway try and do little parties and stuff for certain holidays ect. I have two complaints. One is that parking is not that great, if you have visitors that are staying the night. I warn you not to park in the street because your car will be towed. The towe guy usually comes around 2am and towes the cars that are parked in the street..they just made a little parking lot in the front probley about a year or 2 ago. Which was great, but now they are changing the rules to now you have to have a permit to park there.. I am not too sure about that because they just changed it like a week ago. My second complaint it that the rent goes up just about every 6 month to a year. Just so you have been warned.Update: they have a new lady in the office and this lady was cool at first but now she was trying to charge us for not cutting the grass, when our grass was cut. so we went to the office and mind you the yard at the office is not up to standards either. Anyways so we talk to this lady and she says I am the manager and I can do what ever I want, and that I should be lucky she didn't charge us more. i kid you not. Also in the rules if you don't have the grass cut to their standards, they are to come and cut your grass and charge you. They did not do that. I don't recommend living here under this new lady. It is not worth it. This lady has let her power go to her head. She is very rude. we are currently trying to get in contact with the owner.
