Dubuisson Trailer Park Introduce
Welcome to Dubuisson Trailer Park, an established mobile home park located in the vibrant city of Pensacola, Florida. For individuals and families in the Florida Panhandle seeking an accessible and affordable place to call home, Dubuisson Trailer Park represents a long-standing fixture in the local housing landscape. We understand that finding suitable housing is a critical decision, and many prioritize location and cost-effectiveness. This park aims to provide a housing option in West Pensacola that serves the community. While available public reviews indicate mixed experiences, particularly concerning tenant-landlord relations and maintenance, it’s important to note that mobile home parks are regulated by Florida Statute 723, which outlines specific rights and responsibilities for both park owners and residents. As an established entity, Dubuisson Trailer Park offers a place for mobile homes in a convenient Pensacola location, catering to those who prefer this style of living.
Dubuisson Trailer Park is situated at 4395 W Jackson St, Pensacola, FL 32506, USA. This address places it conveniently in West Pensacola, providing residents with relatively easy access to the city's myriad amenities and major transportation routes. West Jackson Street itself is a significant local artery, connecting to other important roads that lead to downtown Pensacola, the stunning sugar-white beaches of the Gulf Coast, and the extensive network of businesses and services across Escambia County. For Floridians, especially those in the Pensacola area, the park’s location means shorter commutes to workplaces, schools, shopping centers, grocery stores, and healthcare facilities. Its proximity to U.S. Highway 90 and Interstate 110 ensures that residents can efficiently travel to other parts of Pensacola or embark on longer journeys throughout the state. While nestled in a residential area, the park's accessibility helps residents stay connected to all the conveniences and opportunities that Pensacola has to offer, making it a practical choice for those seeking an affordable living solution within the urban perimeter.
As an established mobile home park, Dubuisson Trailer Park, like others of its kind, would typically provide certain fundamental services for its residents. Based on general industry practices and Florida state regulations for mobile home parks, these services are designed to ensure basic living standards. While specific details about every service offered at Dubuisson Trailer Park are not extensively detailed in the provided information, residents can generally expect:
- Lot Rentals: The primary service, providing designated spaces for residents to place their mobile homes. These lots typically come with essential utility connections.
- Utility Hookups: Access to necessary utility connections, including water, sewer, and electricity at each lot. According to Florida Department of Health records, the park has a potable water supply and sewage disposal, potentially via septic tanks or a central system. Residents are usually responsible for their individual utility bills.
- Property Management: Basic oversight and management of the park grounds, including adherence to established community rules and regulations. The expectation is that management would handle common area maintenance and address resident concerns, though the efficacy of this can vary as per some reviews.
- Maintenance of Common Areas: Standard mobile home parks generally maintain shared spaces, internal roadways, and general park landscaping to a certain degree to ensure a habitable environment.
- Waste Disposal: Provision of facilities or services for regular trash collection, which is a fundamental amenity in any residential community.
- Adherence to Health and Safety Codes: As regulated by the Florida Department of Health, mobile home parks are required to ensure safe drinking water, proper sewage and garbage disposal, and other sanitary conditions.

Based on the provided, albeit limited and mixed, customer feedback for Dubuisson Trailer Park, we can identify certain features that define the living experience there. It's important to present these factually, acknowledging both the positive and negative sentiments expressed:
- Established Community: The park has clearly been in operation for many years, as evidenced by long-term residents (e.g., 7 years). This indicates a degree of stability as a housing option.
- Affordable Living Option: While not explicitly stated in reviews, mobile home parks generally serve as a more budget-friendly housing alternative in urban areas like Pensacola compared to traditional homes or apartments. The challenges faced by a disabled resident, struggling with rent and maintenance, implicitly highlight its role as an affordable choice for some.
- Sense of Community (Positive Perspective): One reviewer mentioned a "great community" and attending a "party," suggesting that at least for some residents, there are friendly interactions and a sense of camaraderie. The phrase "the return of civility" also hints at a community striving for positive internal dynamics.
- Privacy (Positive Perspective): The park was described as "very private" by one positive reviewer, suggesting that individual lots offer a degree of personal space.
- Pet-Friendly (Positive Perspective): A positive review noted it was "pet friendly," which is a significant feature for residents with companion animals.
- Challenges with Maintenance and Management (Negative Perspective): A critical review explicitly states, "nothing has been done to fix the trailer," and "code enforcement has been called on them multiple times." This highlights significant issues with property maintenance and responsiveness from management. The mention of threats from the owner and eviction actions also points to severe management and tenant relations problems.
- Concerns about Safety and Well-being (Negative Perspective): The critical review raises serious concerns about safety ("personally have been threatened"), health ("wife just got home from the hospital after having a heart attack due to the owner"), and overall well-being, suggesting a difficult living environment for some residents.
- "No frills" Environment: The general tone of the critical review suggests a park that might lack amenities beyond basic housing needs, focusing solely on lot rentals.
Prospective residents should weigh these varied perspectives and conduct their own due diligence, perhaps by visiting the park and speaking with current residents, to form a comprehensive understanding of the living environment.

Dubuisson Trailer Park Reviews
I've been a follower of the way for many years and as the previous 2 properties were asked by the family for me to be a caregiverFor the late Cecil Blake Donaldson. It had it pluses and minuses as do all old school ways not generationally syncing. This one is being prepared for the return of civility to the Shiver family. Many of us listen obey and out in constant and equitable effort, others speak negative and receive the same in return. Positive brings positive and negative attracts negative . My goal is God's will be done.
Jun 03, 2023 · Edward GossMy wife and I have been living in this trailer park for 7 years now and we both have had heart conditions in the last 3 years. My wife just got home from the hospital after having a heart attack due to the owner. I personally have been threatened by the owner herself she has threatened to hit me and I am disabled and can't work. Now they are throwing us out on the street nothing has been done to fix the trailer. When I told the owner that the trailer needs to be fixed she told me to tell her son and nothing has been done. Was paying her son rent but now I have to deal with her on the rent. This place needs to be condemned code enforcement has been called on them multiple times.
Aug 02, 2019 · Shaun PalmerI with my TWO year old son stopped by to speak to the landlord about renting out a trailer and could not find her, so we knocked on lot 2 to find out if someone was there that we could speak to. They come out threatening (infront of my 2 year old) with a bat in hand. We politely backed up and asked our question and they just said dont come back here or else. We left and i tried to call the landlord multiple times and they just ended up blocking my number. Do NOT rent from this place. They are nothing but bad news!
Dec 03, 2019 · Laura BromleyThis is a classic old school trailer park. Situated on a corner of the old Corry field road. It exemplifies utility and function. Well kept and clean. Pricing is below the line and quiet.I did not yet have the pleasure of meeting the owner. But I will.
Jun 21, 2021 · Edward GossThis park is a very old park I’m 80 years old and it was fine for me all my life I’ve come back and people have changed and things are different this park has been very respectful and never had anything that would disrespect it until the last few years the people that have been here have made it otherwise .
