Dover East Estates Introduce
For Delaware residents exploring various housing avenues, mobile home parks often present an option for more affordable homeownership or rental. Dover East Estates, located in Dover, DE, is one such community that might appear on the radar for those seeking a place to live in Kent County. Mobile home parks can offer a distinct lifestyle, often characterized by a sense of community and potentially a more manageable cost of living compared to traditional homes.
However, it is vital for anyone considering Dover East Estates to be fully informed about the complete spectrum of experiences reported by current and past residents. One review notes positive aspects, stating, "I like this mobile home park. Lots are decent size and it seems quiet." This suggests a peaceful environment with adequate space, which are desirable qualities for many seeking a home.
Conversely, another review presents very serious allegations and concerns, including repeated mentions of "horrible people" and direct criticisms of the park manager. The reviewer explicitly states, "She also allows sub-leases (I have proof), which is against the law in the state of Delaware." This claim, if accurate, points to potentially illegal activities and a significant lack of adherence to state regulations, which could have serious implications for unsuspecting tenants involved in such arrangements. The sentiment "Wants rent money but doesn't do crap. A lot of lack of communication" further highlights issues with management responsiveness and service provision.
Therefore, while the park might offer certain appealing physical characteristics like quietness and decent-sized lots, these must be weighed against the very serious managerial and legal concerns raised by other residents. Prospective residents from Delaware are strongly urged to exercise extreme caution and conduct thorough due diligence before committing to Dover East Estates.
Dover East Estates is situated at 1061 S Little Creek Rd, Dover, DE 19901, USA. This address places the mobile home park within Dover, the capital city of Delaware, located in Kent County. For Delaware residents, this location offers a blend of suburban convenience and access to a wide array of amenities.
Dover is a vibrant city with a rich history and a growing economy. Residents of Dover East Estates would have relatively easy access to numerous facilities, including shopping centers, diverse dining options, healthcare providers, and educational institutions, including Delaware State University. The city also hosts various recreational opportunities, historical sites, and cultural attractions.
The park's location on S Little Creek Road provides access to local roads that connect to major arteries, making commuting within Dover and to other parts of Delaware straightforward. Route 1, a key north-south highway, is typically within easy reach, facilitating travel to Wilmington and beaches like Rehoboth and Lewes. The presence of Dover Air Force Base nearby can also be a factor for military families or those employed in related sectors.
While one review highlights that the park's physical location is "nicely placed," offering a "quiet" environment despite being in a city, the primary concerns raised in other reviews pertain to management and community dynamics rather than geographical accessibility. For those seeking affordable living within Delaware's capital city, the location of Dover East Estates offers practical advantages in terms of convenience and access to urban services. However, it is crucial to balance these geographical benefits with the serious operational concerns reported by residents.
Based on the provided reviews, specific details regarding the "services offered" by Dover East Estates are not highlighted in a positive light; instead, they point to significant deficiencies in core areas typically expected of a mobile home park. While general mobile home park services usually include lot rentals with utility hookups and common area maintenance, the feedback suggests a severe lack of adequate service provision at this location.
Lot Rentals with Utility Hookups: The primary service of a mobile home park is to provide individual lots or "pads" for manufactured homes, equipped with hookups for essential utilities like water, sewer, and electricity. However, the review stating management "doesn't fix nothing" raises significant concerns about the maintenance and reliability of this fundamental infrastructure.
Property Maintenance (Lack Thereof): Residents typically expect the park management to maintain common areas, roads, and address infrastructure issues. The repeated complaint that management "doesn't fix nothing" and "wants rent money but doesn't do crap" indicates a severe failure in providing basic maintenance services for the park's facilities, which could include roads, lighting, or communal spaces (if any exist).
Management Responsiveness and Communication: A crucial service in any residential community is responsive management that addresses resident concerns. The reviews consistently report that management "doesn't answer calls or texts" and exhibits a "lack of communication." This suggests a breakdown in the most basic form of resident support, leaving tenants feeling unheard and unsupported.
Enforcement of Park Rules/Community Standards: Mobile home parks typically have rules and regulations designed to maintain order, safety, and a certain standard of living for all residents. The review mentions "horrible people" and alleges that the manager "also allows sub-leases... which is against the law in the state of Delaware." If true, this points to a significant failure in enforcing legal and community standards, which directly impacts the quality of life and safety of residents.
Dispute Resolution: Effective management should provide channels for dispute resolution among residents and between residents and the park. The "neighbors helping neighbors" comment, while possibly indicating a strong resident community, also implies that residents are left to resolve issues among themselves due to a lack of management intervention.
Given these severe reported deficiencies, prospective residents are strongly advised to thoroughly investigate every aspect of service provision, including attempting to contact management repeatedly, inspecting the park and any potential lot/home rigorously, and potentially seeking legal advice regarding their rights and the park's compliance with Delaware laws. The stated phone numbers (302) 674-3917 and +1 302-674-3917 are the official contact points, but users should be prepared for potential unresponsiveness based on the reviews.
When examining Dover East Estates based on the provided customer reviews, it's challenging to articulate "features" and "highlights" in a traditionally positive, promotional sense due to the significant negative feedback. However, a factual assessment allows us to list what is mentioned, even if presented with accompanying concerns.
Potential physical or location-based features, as described by one reviewer, include:
"Decent size" Lots: One positive comment notes that the individual lots within the mobile home park are of a "decent size." This could imply that residents have adequate space for their manufactured homes and perhaps a small yard area, which is a desirable quality for many seeking mobile home living.
"Seems Quiet": Another positive aspect highlighted is the park's quiet atmosphere. A tranquil environment is often sought after by residents looking for a peaceful home setting, away from excessive noise or commotion.
Convenient Dover Location: Situated in Dover, DE, the park inherently benefits from its proximity to city amenities, services, and transportation routes. This offers residents convenient access to shopping, dining, entertainment, and employment opportunities within the state capital.
However, these potential positive attributes are severely overshadowed by critical concerns directly related to management and community conduct, as detailed in other reviews:
Reported Management Unresponsiveness: The consistent complaint that management "doesn't answer calls or texts" and has a "lack of communication" is a significant negative feature. This suggests a critical absence of support for residents experiencing issues or needing assistance.
Alleged Lack of Maintenance and Action: The claim that management "doesn't fix nothing" and "wants rent money but doesn't do crap" points to a severe deficiency in property upkeep and responsiveness to repair needs. This directly impacts the habitability and safety of the living environment.
Alleged Illegal Subleasing and Community Issues: The accusation that the park manager "allows sub-leases... which is against the law in the state of Delaware" is a grave concern. This, coupled with mentions of "horrible people" and a "mentality" issue within the community, suggests potential legal non-compliance and a challenging social environment that could affect resident well-being and safety.
In summary, while the park may offer physical aspects like decent lot sizes and a quiet setting, the pervasive and serious negative feedback regarding management's alleged unresponsiveness, lack of maintenance, and potential illegal activities related to subleasing are overwhelming. Prospective residents from Delaware must approach Dover East Estates with extreme caution and conduct extensive independent investigation into these claims before considering residency.
Based on the provided public reviews, there is no information available to suggest that Dover East Estates currently offers any specific promotions, special offers, or incentives for prospective residents. The overwhelming negative sentiment in the reviews, focusing on severe issues with management responsiveness, maintenance, and alleged legal non-compliance, indicates that the park's current operational state is likely not conducive to attracting residents through promotional deals.
Mobile home parks that are well-managed and actively seeking new residents often feature various types of promotions to attract tenants, such as:
Move-in specials (e.g., discounted first month's rent, waived application fees, reduced security deposits).
Referral bonuses for existing residents.
Incentives for purchasing new manufactured homes placed within the park.
Discounts for long-term lease agreements.
However, given the consistent and strong complaints about a management that "doesn't answer calls or texts" and "doesn't fix nothing," it is highly improbable that Dover East Estates would be in a position to effectively offer or manage promotional deals. Their primary focus, based on resident feedback, would likely need to be on addressing the severe reported deficiencies in property maintenance, communication, and adherence to legal standards.
For any Delaware resident considering Dover East Estates, it is strongly advised not to anticipate any special offers. Instead, the focus should be entirely on conducting rigorous due diligence. This includes:
Thoroughly inspecting any specific unit and the park's common areas for issues related to disrepair, safety, or cleanliness, particularly in light of the "doesn't fix nothing" claims.
Attempting to communicate directly with management via the provided phone numbers ((302) 674-3917 or +1 302-674-3917) to assess their responsiveness, and documenting all attempts.
Investigating the severe allegation regarding illegal subleasing practices in Delaware, potentially by consulting with housing authorities or legal counsel, to understand the risks involved.
The absence of promotional information, combined with the severe negative reviews, suggests that any perceived affordability could come with significant costs in terms of living quality, safety, and legal risks.
To inquire about Dover East Estates, including any potential lot availability or to discuss current conditions, direct contact with the park's management would typically be the primary avenue. However, it is essential to consider the feedback from existing reviews when attempting to reach them.

The provided reviews explicitly and repeatedly state that management "doesn't answer calls or texts" and has a "lack of communication." This means that while these contact numbers are provided, prospective residents should be prepared for significant difficulties in reaching park management or receiving timely and helpful responses.
Given the severe nature of the issues reported by residents (e.g., "doesn't fix nothing," "horrible people," alleged illegal subleasing), it is absolutely critical for any Delawarean considering this mobile home park to exercise extreme caution and undertake extensive due diligence. This should include:
Repeated attempts to contact via both phone numbers provided. Document all attempts (dates, times, outcome) as evidence of efforts to communicate.
Visiting the property in person. If possible, observe the general condition of the park's common areas and any visible units. Attempt to speak with current residents to gather firsthand information about their experiences, while respecting their privacy and safety.
If considering a specific unit, insist on a thorough interior and exterior inspection. Document everything with photos and videos, paying close attention to any signs of disrepair or lack of maintenance. Consider seeking an independent professional inspection.
Thoroughly researching Delaware landlord-tenant laws and mobile home park regulations. Specifically investigate the legality of subleasing and understand your rights as a tenant in Delaware.
Requesting a clear, written lease agreement that explicitly outlines landlord/tenant responsibilities for maintenance and repairs, and adheres to all Delaware laws.
The provided reviews indicate a critical failure in basic property management and communication, which should be a primary concern for anyone considering residency at Dover East Estates.
Based on the provided and highly concerning customer reviews, it is extremely challenging to present Dover East Estates as "suitable" for locals in Delaware in a truly factual, friendly, or promotional manner. While mobile home parks can offer a viable and affordable housing solution for many, the feedback for this specific location raises profound red flags that directly impact the quality of life, safety, and legal standing of its residents.
Theoretically, a mobile home park in Dover, Delaware, could offer a convenient location within the state capital, providing access to urban amenities, employment, and transportation. The mention of "decent size" lots and a "quiet" atmosphere suggests some physical advantages. However, these potential benefits are overwhelmingly overshadowed by critical and repeated complaints about management.
The consistent allegations of management being a "Slumlord" who "doesn't answer calls or texts," "doesn't fix nothing," and exhibits a "lack of communication" point to severe deficiencies in fundamental property management responsibilities. Furthermore, the explicit accusation that the park manager "allows sub-leases... which is against the law in the state of Delaware" is a grave concern that exposes potential tenants to legal risks and an environment where rules are not enforced. This lack of oversight also contributes to a reported atmosphere of "horrible people" and a negative "mentality" within the community.
Such conditions directly affect:
Habitability and Safety: Unaddressed repairs and lack of maintenance can lead to unsafe living conditions.
Legal Compliance and Resident Rights: Alleged illegal subleasing practices could place unsuspecting tenants in vulnerable legal positions.
Quality of Life and Well-being: Constant communication struggles, unaddressed issues, and a problematic community atmosphere significantly diminish resident satisfaction and can lead to undue stress.
Therefore, for Delawareans exploring housing options, it is imperative to approach Dover East Estates with the utmost caution. While mobile home living can be an excellent choice, the specific and severe negative feedback for this park suggests it is currently not a suitable or recommended living environment. Any local considering this property must undertake exhaustive due diligence, including thorough independent inspections of units and common areas, rigorous attempts to communicate with management, and potentially consulting legal counsel to understand their rights and the park's compliance with state laws, before making any commitments. Without verifiable and substantial improvements addressing these reported issues, promoting this location as suitable would be misleading.

Dover East Estates Reviews
I like this mobile home park. Lots are decent size and it seems quiet.
Dec 21, 2024 · Cheryl JesterTrailer trash is NOT someone who lives in a trailer park; trailer trash, like many other labels, is a mentality. This place is full of horrible people with that mentality (I'm not saying all; I'm saying majority), including, and at the head, the park manager who lives in the park. She also allows sub-leases (I have proof), which is against the law in the state of Delaware. If that gets caught, what happens to the tenants who are subleasing and don't know they're doing anything wrong? Apparently her, nor their landlords care. Sad 😔
Jul 19, 2023 · Holly TunnellIt's a dirty dirty mobile home community. No park for children to play at. They get enough lot rent it's the least they could do. Also when you come In the entrance they ALWAYS ALWAYS ALWAYS SPEED!!!! One day it will be on the News "Child hit by SPEEDING VEHICLE" I pray for a turn around on the daily for your establishment.
Jun 13, 2018 · Ashley MoormanSister lives there. Nice place! Lot Rent goes up every year. I think that is ridiculous. Maybe instead of every year, maybe every 5 years. But it is a friendly neighborhood, most keep grass cut looking very nice. Children playing, which I enjoy hearing their laughs and fun they're having.
