For many Pennsylvanians, exploring diverse housing options is a key part of finding a place to call home that fits their budget and lifestyle. Among these options, mobile home parks, often referred to as manufactured home communities, offer a distinct pathway to homeownership and community living. In this detailed overview, we'll delve into Dogwood Mobile Home Community, located in Derry, Pennsylvania, aiming to provide local users with comprehensive, factual information to help them make informed decisions about their housing choices.
Dogwood Mobile Home Community represents a segment of the housing market that can offer a more accessible entry point to homeownership compared to traditional stick-built homes. Understanding the nuances of such communities—from their location and available services to resident experiences—is crucial. This article is designed to be a clear, engaging, and informative resource, presented from the perspective of a local Pennsylvania resident considering such a move. We aim to present an objective view of Dogwood Mobile Home Community, incorporating publicly available information to give you a realistic picture.
Dogwood Mobile Home Community is conveniently situated at 1253 PA-217, Derry, PA 15627, USA. This location in Derry, Pennsylvania, places residents within Westmoreland County, an area known for its blend of rural charm and proximity to more urban centers. Derry itself offers a smaller-town atmosphere, providing a sense of community often sought by those looking for a quieter lifestyle away from the hustle and bustle of larger cities.
The community's position on PA-217 ensures good accessibility to regional road networks, making commutes and errands relatively straightforward. Residents can expect to be within a reasonable driving distance of local amenities such as grocery stores, pharmacies, banking services, and local eateries in Derry and neighboring towns. For broader shopping, dining, and entertainment options, larger towns like Latrobe and Greensburg are typically a short drive away. This allows Dogwood residents to enjoy the benefits of rural living while still having convenient access to necessary services and a wider array of recreational activities. Proximity to state routes also means relatively easy access to employment centers and medical facilities within Westmoreland County and beyond. When considering this location, prospective residents should assess its alignment with their daily commuting needs and preferred access to local services and attractions.
Like most mobile home communities, Dogwood Mobile Home Community typically offers a range of services designed to facilitate a structured and managed living environment for its residents. While specific details about every service might vary, the general framework includes:
- Lot Leasing: Residents typically lease the land on which their manufactured home is situated. This arrangement often includes certain community rules and regulations that contribute to the overall aesthetics and harmony of the park.
- Community Management: Professional management is usually in place to oversee the day-to-day operations of the park, address resident concerns, enforce community guidelines, and handle administrative tasks. This is intended to ensure a well-maintained and organized living space for all residents.
- Infrastructure Maintenance: The park management is generally responsible for the maintenance of common areas, internal roads, and essential infrastructure within the community. This helps ensure that the shared spaces remain functional and presentable.
- Utility Connections: While residents are typically responsible for their individual utility bills (e.g., electricity, water, sewer, trash, natural gas/propane), the park usually provides the necessary connections and infrastructure for these services to each lot.
- Rules and Regulations: To ensure a peaceful and orderly environment, communities establish rules and regulations covering aspects like property appearance, noise levels, pet policies, and visitor parking.
It is important to note that customer reviews have highlighted significant concerns regarding the responsiveness and effectiveness of management in addressing maintenance issues and fulfilling promises, including delays in AC installation, heat activation, and repairs for plumbing and electrical problems. Prospective residents should thoroughly investigate current service levels and maintenance protocols.
Dogwood Mobile Home Community, like other manufactured home communities, offers specific features and a particular lifestyle that can appeal to Pennsylvanians looking for an alternative housing solution.
- Potential for Affordable Homeownership: One of the primary draws of mobile home communities is the often lower entry cost to homeownership compared to purchasing a traditional stick-built house. This can make homeownership more accessible for a wider range of budgets.
- Community Environment: Mobile home parks can foster a close-knit community atmosphere. Residents often live in close proximity, which can lead to more frequent interactions and the development of neighborly relationships.
- Managed Living: The presence of park management means that certain aspects of property upkeep, particularly in common areas, are handled centrally. This can contribute to a consistent aesthetic throughout the community.
- Convenient Location in Derry, PA: The park’s location offers access to local amenities in Derry and surrounding towns in Westmoreland County, balancing a quieter residential setting with practical accessibility.
However, it is crucial for prospective residents to be aware of the significant concerns raised in public customer reviews. These include serious issues such as unfulfilled promises regarding amenities like AC and heat, prolonged delays in addressing critical repairs (e.g., plumbing leaks causing floor damage, unreplaced doors, non-functional exhaust fans, and electrical problems), and perceived unresponsiveness from management. These issues, if accurate, directly impact the quality of life and the value residents receive for their monthly payments. While some reviews note that "attempts to correct issues" were made after negative feedback, a thorough personal investigation into current conditions and management responsiveness is highly recommended before considering Dogwood Mobile Home Community.

Dogwood Mobile Home Community Reviews
My roommate and i have lived here for about a year now and it has been honestly the worst experience imaginable. We moved into a newly renovated double wide in august last year and were promised AC, Stone pavers outside, and heat. We have yet to receive any AC unit after a year, never were given any stone pavers to walk across the swamp that it our front yard (Picture attached) and it took till the end of November to even get our heat turned on because Deb, our manager “thought it had already been done and forgot about it” yet we had called several times. We physically had to go down and confront her for something to be done. And as for things getting done around here, within the first two months of living in our “newly renovated home” a leak from the shower not being put in correctly caused a hole in our floor. (Pictures attached) They came out and fixed the leak after another 2 months but have yet to even fix the hole in the floor but can make the time to leave a notice on your door about your grass being slightly higher than your neighbors. It’s a joke when you’re paying 1350 a month for a trailer that’s falling apart and would get further getting anything done talking to a brick wall than to anyone in that company. If anyone is thinking about moving there, Just don’t. it’s probably the worst decision you can make. UPDATE: After this review was posted Dogwood has made attempts to correct issues at hand.
Jul 12, 2024 · Hunter FodorI'd give them zero stars but it's not an option. The management here is complete joke, I've been waiting over 3 months to have my front door replaced, I was told this would be done within 2 weeks of moving same goes with the exhaust fans in the trailer that do not work, I was told upon purchasing that if any issues arose due to plumbing or electrical in the near future that it would be taken care, except that too was a lie, reported electrical problems to management over 2 months ago and nobody has even stopped to look at it let alone fix it, when the bathroom faucet broke 2 weeks ago I had to wait 45 minutes for maintenance to show up to turn off the water at the curb, fortunately I'm smarter then their incompetent maintenance guys who told me there was no shutoff valve for the waterline that only they could shut it off with their key, same guy replaced the hose hook up outside and simply used a plex hose coming out of the trailer that is just hanging on the side of trailer with no support on it, my best recommendation to anyone considering moving in to Dogwood is this DON'T DO IT ! Save yourself the headache they'll put on a good front until your locked in then forget about it the park manager can't even return an email for a simple request for information.
Jun 07, 2024 · Luke MineyNobody is ever in the office and can never get ahold of anyone
Apr 22, 2025 · Vanessa CarnsIt is a very peaceful and quiet neighborhood. We enjoy living here very much. The only downside is lack of drainage. The yard is always swampy.
Apr 11, 2024 · Mary RemaleyManagement is amazing! Best place for a really nice three bedroom home in the area.
