Derby Mobile Home Park Introduce
For individuals and families in the Colorado Front Range seeking a practical and affordable path to home ownership, Derby Mobile Home Park, also known by some as Derby Village, presents a compelling option. Located in the heart of Commerce City's Derby District, this established community offers the opportunity for residents to own a home at a fraction of the cost of traditional single-family houses in the greater Denver metro area.
Derby Mobile Home Park is a smaller, more intimate community, comprising approximately 39 units. This size often translates into a close-knit community atmosphere, where neighbors are more likely to know and interact with one another. Unlike large apartment complexes, the nature of mobile home park living offers a different type of residential experience, centered on individual homes and lot spaces.
The community is positioned to capitalize on the growth and development of Commerce City. Residents enjoy a location that is incredibly close to Denver, often noted as being only about two miles away, providing direct access to the city’s employment, culture, and entertainment. This proximity makes Derby Mobile Home Park a strategic choice for commuters and anyone who wants to live near the urban core without the exorbitant price tag of central Denver real estate.
However, prospective residents should note that the community has received mixed feedback. Some current and past residents have expressed significant dissatisfaction, describing the density as too high, with homes being "to close together" and having "Barely any yard." Additionally, some reviews have criticized the pricing of homes and parking, labeling it "ridiculously high" and raising concerns about management practices, particularly regarding rental agreements and the high prices charged for the homes themselves. It is crucial for anyone considering moving here to thoroughly investigate all rental and purchase agreements, understand the lot lease terms, and ensure full compliance with all stated policies to avoid potential issues.
Despite these critical reviews, the appeal of the Derby area remains strong due to its location and accessibility to local facilities, making it a persistent option in the Commerce City housing market.
### Location and Accessibility
Derby Mobile Home Park is conveniently situated at 7110 CO-2, Commerce City, CO 80022, USA. This specific address places residents in the historically significant Derby District, an area undergoing growth and development. The value proposition of this community lies heavily in its prime geographical placement:
- Proximity to Denver: The park is just a short, two-mile distance from the city of Denver, a major benefit for commuters, with easy access to I-70, I-76, and Highway 2 (CO-2).
- Public Transit Access: A significant advantage is the proximity to public transportation. The community is only blocks away from the new RTD N Line station at 72nd Ave, offering light rail access that simplifies commuting into Denver's Union Station and other points along the line. While the neighborhood has a "Very Walkable" score of 79/100, the transit score is lower, meaning proximity to the commuter rail station is key for non-drivers.
- Local Retail and Services: Essential shopping is within easy reach, with a Walmart Supercenter nearby and other retail centers like Krameria Plaza Shopping Center being a short walk away.
- Access to Area Attractions: The location provides quick access to Commerce City’s key recreational and entertainment venues, including Dick's Sporting Goods Park (home of the Colorado Rapids MLS team), Pioneer Park (featuring a water park, skate park, and baseball fields), and the vast Rocky Mountain Arsenal National Wildlife Refuge.
- Educational Proximity: The park is located within the Adams County 14 attendance zone, with schools like Kemp Elementary and Lester R Arnold High School nearby.
### Services Offered
As a mobile home park, the primary service offered by Derby Mobile Home Park is the rental of the lot space to home owners, or a combined rent-to-own or rental program for the mobile homes themselves. The structure of the community's offerings is designed to support a practical, budget-conscious lifestyle.
- Mobile Home Lot Leasing: The fundamental service involves renting the land (lot) upon which the manufactured home sits. Current lot lease rates should be confirmed directly with the management team, as these costs are a critical factor in the overall monthly expense.
- Home Ownership Options: The park is known to offer various paths to occupancy, including a "Rent to Own" purchase option for certain units. This unique service allows residents to make monthly payments that build equity toward owning the home, providing an alternative to traditional mortgage financing. This structure requires a non-refundable initial option fee and a monthly amount paid in addition to the standard rent.
- Pet-Friendly Policy: Derby Mobile Home Park is generally a Pet-friendly community, welcoming both dogs and cats. Specific fees, deposits, and rent apply per pet and should be confirmed with the property manager.
- Included Utilities: Some listings indicate that the rent for certain units includes Electricity, with other utilities like water, sewer, and trash being additional. This partial utility inclusion can help residents manage utility costs.
- Parking: The community provides Parking Lot spaces for residents, though some reviews suggest a separate, potentially high fee may be associated with parking spaces, which must be verified with the management.
### Features / Highlights
While Derby Mobile Home Park focuses on providing affordable housing, its most significant highlights are derived from its strategic location and the core residential experience it offers.
- Affordability in a High-Demand Area: The primary highlight is the availability of affordable homes in a market where median home sale prices for traditional homes are significantly higher. This makes the community a vital source of home ownership opportunities near Denver.
- Renovated Units: Certain available mobile homes, particularly those in the "Rent to Own" program, are described as Renovated Mobile Homes featuring new interiors, updated kitchens and baths, laundry hook-ups, and new appliances, offering a modern living space.
- Close-Knit, Small Community: With only 39 units, residents benefit from a more close-knit community structure, fostering a neighborhood feel that is often missing in larger developments.
- Excellent Commuter Access: Being blocks from the RTD N Line station and minutes from major highways is a massive highlight for residents working in Denver, Boulder, or other Front Range cities.
- Immediate Local Amenities: The highly walkable neighborhood boasts quick access to a Walmart Supercenter and other daily necessity shopping centers, placing convenience at the forefront of the resident experience.
- Proximity to Recreation: Residents can easily access major Commerce City recreational parks and the unique natural setting of the Rocky Mountain Arsenal National Wildlife Refuge, offering unparalleled outdoor and family activities right outside the immediate community.
- Accessibility Features: Some units offer Wheelchair Accessible (Rooms), indicating an effort to provide housing options for residents with mobility needs.

### What is Worth Choosing: Informed Decision Making
The decision to choose Derby Mobile Home Park requires a balanced assessment of its distinct advantages and the concerns raised by some residents. For many in the Colorado region, the primary appeal is the opportunity for home ownership and affordability in a location that is rapidly growing and offering excellent access to the Denver metropolitan area.
The "Rent to Own" option, when available, is a powerful tool for residents who might not qualify for conventional financing, allowing them to start building equity immediately. Furthermore, the excellent access to the new RTD N Line station elevates the community's value for those who depend on public transit.
However, it is paramount that potential residents proceed with an informed and careful approach. Given the reviews citing issues with high prices for limited space, lack of yard, and concerns over management and rental practices, it is worth choosing Derby only after:
- Securing Transparent Documentation: Demand and thoroughly review all documentation, especially the lot lease agreement and the full terms of any "Rent to Own" contract, including all fees, parking costs, and termination clauses.
- Physical Inspection of Lot Size: Personally visit and assess the size of the lot and the spacing between units to ensure the living density meets your expectations.
- Understanding Total Costs: Clearly define the total monthly cost, including lot rent, utility fees, parking fees, and any "Rent to Own" payments, before signing any agreements.
Ultimately, Derby Mobile Home Park is an option for the resourceful buyer or renter who prioritizes extreme locational convenience near Denver and is willing to accept a dense, smaller lot environment in exchange for one of the most affordable paths to home ownership in a high-demand part of Colorado.

June 26 · CorenA Run down trailer park with run down trailers and a slum lord who sells them for outrageous prices! Charges top dollar for parking spaces and will kick you out and steal back the trailer you are renting to own the first chance he gets!
March 03 · Andrea McCown-HudsonI don't live here but my friends mom does. We went to pick some things up for the mom who is in hospital, best wishes 🙏 for a quick and full recovery. It seems like an alright place and some of the neighbors look out for each other. The entrance is really easy to miss coming in so watch out for that.
