This situation creates anxiety and instability.Let’s be honest—anyone who decides to invest in a property goes through a thorough financial evaluation to determine what they can afford. It is unacceptable that a homeowner cannot have the peace of mind of knowing what their mortgage will be, because it’s subject to the whims of those arbitrarily raising it.As a single working mother, I work extremely hard to provide the basic needs for my small family, and it is simply unfair that I had to leave a home I loved and had acquired with great excitement due to this financial unpredictability.What’s worse is witnessing how quick management is to threaten legal action over a one-day delay in payment—when it's their own continuous rent hikes that force residents to go to extreme lengths just to pay on time. Our salaries are not increasing in response to your rising rent. This is outrageous.And these so-called “free amenities” used to keep residents content? Let’s be honest—they’re anything but free. With the way rent has been raised, we’re clearly being charged for these supposedly complimentary activities. It would be far more beneficial to keep rent stable and eliminate these “perks” altogether.Where is that extra money going? Because it’s not being reflected in better lighting, increased safety at the park, or other meaningful improvements. Peace of mind and community well-being come from adequate lighting and security—not from a “free” yoga class.I truly hope more people find the courage to speak up and make their voices heard. Silence is what allows this mistreatment to continue unchecked.I still have friends and family living in Deerwood, and their concern is very real. I know people who, in less than 10 years, went from paying around $600 in rent to now over $800. They seem to pick and choose who they enforce rules on. They will notify you of something that needs to be done (ex: having house power washed) and then give you 48 hours to get it done. We bought our home from the owner directly so I didn't have to deal with the office regarding that aspect, just merely to get "approved" by Sun Communities. But I've heard horror stories so be careful and keep everything documented. They seem very disorganized there. I had family go to find out about buying and they had flags at houses that were either sold or not on the market left. 20+ flags at houses in the community but only had 3 that were "technically available." And just as a good rule, ALWAYS get an inspection. That is your right.They try to do things for the community which is nice but doesn't make up for there general incompetence elsewhere. For Father's day there were free haircuts at the club house and then they had people there to help with insurance if you didn't have any or needed help getting it.Overall we enjoy living here but just try to deal with the office as little as possible because it's always a headache.

Who's out there swimming at 8 in the morning on a weekday. Congrats on building more parking spots out front, but its literally useless for the entire community living in the back. Whoever wants to use the pool can literally walk there. Its centralized, unlike the new parking spots.
