Coushatte Recreation Ranch Introduce
Welcome to Coushatte Recreation Ranch, a historic and expansive property nestled between the charming towns of Bellville and Sealy, Texas. With a rich history dating back to 1877, this ranch, named after the indigenous Coushatte Indians, has evolved from a cotton and cattle farm into a recreational destination offering RV and tent camping. It aims to provide a unique Texas escape where guests can unwind, connect with nature, and enjoy a variety of activities and events. For those seeking a blend of rustic charm, natural beauty, and a place to gather with family and friends, Coushatte Recreation Ranch presents a compelling, albeit sometimes challenging, option.
Coushatte Recreation Ranch is characterized by its sprawling acreage, mature trees, and a focus on outdoor recreation. Beyond traditional camping, the ranch is known for its event halls, making it a popular venue for reunions, parties, and especially its long-standing tradition of Bluegrass music festivals, which have attracted musicians and fans from across the country for over 30 years. While the ranch offers a serene setting for fishing, hiking, and biking, it's important for prospective visitors to be aware of recent mixed reviews concerning management responsiveness and property maintenance, particularly regarding tree hazards and sewage issues. Despite these noted concerns, the ranch's historical significance and unique offerings continue to draw visitors looking for an authentic Central Texas experience.
Location and Accessibility
Coushatte Recreation Ranch is located at 4029 Clay Ranch Ln, Bellville, TX 77418, USA. Situated in Austin County, this property enjoys a prime position between the picturesque towns of Bellville and Sealy. This location offers a convenient balance: it provides a tranquil, rural setting away from the immediate hustle and bustle, while still being accessible from major Texas cities.
For those traveling from Houston, the ranch is typically reached by taking I-10 West to Exit 720 for Sealy, then heading north on Highway 36 for about 5 miles to FM 331. A right turn on FM 331 for another 5 miles leads to Coushatte Road, where a left turn is followed by about 1 mile to Nelius Road, and then a final left turn for another mile to the campground entrance. From Bellville, travelers would take Highway 36 South to Coushatte Road, turning left at the light, crossing the railroad tracks, and continuing on Coushatte Road for about 5 miles before turning right onto Nelius Road and proceeding for 1 mile to the entrance. This routing, while potentially involving some country roads, ensures that the ranch maintains its secluded, natural appeal while remaining connected to nearby towns for necessities and local attractions like Newman's Castle in Sealy for sightseeing, and local restaurants for a taste of Southern cooking. The large acreage and the slightly off-the-beaten-path feel contribute to the "escape to nature" experience that many campers seek.

Coushatte Recreation Ranch Reviews
Does not have the stuff it claims to. The new owners don't care about their people. Several people, for several years, have had issues with having trees removed when tenants noticed they were dead. Trees have fallen on quite a few tenants homes. Which they had to pay for. When it is the parks responsibility to cut down trees that are dead and could (and did) cause damage. They know they have an issue with other people's sewage coming out in other tenants'yards, and have done NOTHING to fix it. They continue to raise rent (about every 3 months!) with no reason and no changes. Poor management , for sure!

Apr 04, 2025 · L cWas here for a month for work and I can say it's a nice and quiet place even on the weekends. The staff go out of there way to make sure your stay is a great one and will help in any way. Not much for kids to do but a nice place. Prices are great as well.
Dec 12, 2018 · Jason EngelThe staff are very helpful & knowledgeable. The trees are big, lots of canopy. Park itself is very clean. Sunsets are great. NO noise overnight. Showers and laundry are available. The RV park is very big, lots of land, NOT all jammed together. Plenty of RV parks in TX, but this IS the DIAMOND in the hay stack ...!
Oct 18, 2023 · Sam HarmerThe sewage is always backed up, new management has done everything they can, including transferring who's name the place is in to give them more time to fix it. There is no ponds like it shows on the web and there is no trails like it shows. The trails are all grown over with grass. The place is definitely not nice like the web shows. If you want to find out, come see for yourself. There is a pond at the entrance that always has green or red algae in it, it stays almost dry all the time and there is dry creeks all through the park.
