Country Haven Introduce
For many residents across Mississippi, finding a comfortable, affordable, and well-located place to call home is a significant consideration. Mobile home parks often present a unique housing solution, appealing to a diverse range of individuals and families. If you're a local in the Magnolia State, particularly in the Nesbit area, and are exploring your housing options, this article is designed to provide a clear, engaging, and informative overview. We’ll delve into the world of mobile home communities, with a specific focus on Country Haven, to help you understand what this living environment offers.
Mobile home communities, often referred to as manufactured home parks, are residential developments specifically designed to accommodate manufactured homes. In these communities, residents typically own their homes while leasing the land, or "lot," on which their homes are situated. This arrangement can often lead to significantly lower housing costs compared to traditional site-built homes, making homeownership or long-term rental a more accessible dream for many. These communities offer a distinct living experience that can differ from traditional neighborhoods. Key factors to consider when evaluating a mobile home park include its location, the services it provides, the overall maintenance of the property, the effectiveness of its management, and the general community atmosphere. Understanding these aspects is crucial when considering a mobile home park as your next home in Mississippi.
Country Haven is conveniently located at 1151 US-51, Nesbit, MS 38651, USA. Nesbit is a community situated in DeSoto County, Mississippi, a rapidly growing area just south of the Tennessee state line. This strategic location offers residents the benefit of living in a more rural or suburban Mississippi setting while maintaining relatively easy access to the extensive amenities and opportunities available in nearby Southaven, MS, and Memphis, Tennessee.
The park's address on US-51 (also known as Highway 51) places it directly on a major thoroughfare, ensuring excellent accessibility. This highway provides straightforward routes to various destinations. Residents of Country Haven can easily reach essential services within Nesbit and neighboring communities, including local shops, gas stations, and some dining options. For broader needs, the larger cities of Southaven, MS, and Memphis, TN, are a short drive away, offering a wide array of grocery stores, retail shopping centers, diverse restaurants, healthcare facilities, and entertainment venues.
The proximity to Memphis is a significant advantage for residents who may work there or wish to access its cultural attractions, professional sports, and vibrant nightlife. DeSoto County itself is a rapidly developing area, providing increasing local employment opportunities and community resources. The park's location offers a balance between the quieter, more country-like feel that some residents desire in Nesbit and the convenience of being connected to major urban centers. This makes Country Haven a practical base for individuals and families looking to reside in this part of Mississippi with easy access to its metropolitan neighbor.
Based on the provided customer reviews, which highlight significant concerns, it's crucial for prospective residents to inquire directly about the current scope of services offered at Country Haven and the management's responsiveness. The reviews suggest a decline in previously available services and issues with basic utilities.
- Mobile Home Lot Rentals: The primary service is providing individual lots for manufactured homes. These lots typically offer connections to essential utilities such as water and electricity. However, a major concern raised in reviews is "brown water," indicating a significant issue with the water supply quality.
- Access to Utility Hookups: While hookups for essential utilities are generally provided, the quality of these services (specifically water) needs to be independently verified by prospective residents.
- Grounds Maintenance (Current Issues): Reviews explicitly state that there are problems with "other people's trash out of my yard," implying a lack of consistent and effective grounds maintenance by park management, requiring residents to manage cleanliness themselves. This also indicates that rules regarding trash disposal may not be enforced.
- Noise Management (Current Issues): A clear rule about music not being heard outside cars is mentioned, but reviews state that management does "nothing ever gets done about it," leading to constant noise disturbance from neighbors. This indicates a significant lack of enforcement of community rules related to noise.
- Management Responsiveness (Current Issues): The reviews strongly criticize the current manager for being unresponsive to problems and for "telling you that all your problems are your fault and it's not at all any of their responsibility," directly contradicting the role of effective property management.
Due to the strong negative feedback regarding current services and management, it is absolutely essential that any interested individuals contact the park directly to obtain the most current and detailed information on services provided, rules, and responsibilities, and to thoroughly investigate the issues raised in the reviews before considering residency.
While the name "Country Haven" evokes a sense of peaceful rural living, the provided customer reviews indicate significant discrepancies between this ideal and the current reality of the park's features and highlights.
- Geographic Location: The park's location in Nesbit, MS, on US-51, offers proximity to urban centers like Southaven and Memphis while retaining a more suburban or rural feel compared to living directly in those cities. For some, this balance of accessibility and quieter surroundings might be a draw.
However, it is crucial to present the "lowlights" derived directly from resident experiences, as these appear to be the dominant current features:
- Significant Noise Disturbances: Despite a stated rule, loud "Mexican music blasting every afternoon and all day on weekends" is a constant issue, making it difficult for residents to enjoy their homes.
- Poor Water Quality: The presence of "brown water" is a major health and quality-of-life concern, forcing residents to purchase their own drinking water and ice. Management's alleged denial of this widespread issue is also a highlight of negative management practices.
- Unaddressed Filth and Trash: Residents report having to pick up "other people's trash" from their yards, indicating a severe lack of cleanliness and potentially a failure in waste management or rule enforcement within the park.
- Unresponsive and Dismissive Management: A key negative highlight is the current manager's perceived rudeness, unhelpfulness, and tendency to blame residents for problems, rather than addressing community issues. This severely impacts resident satisfaction and the overall living environment.
- Decline in Maintenance and Management Quality: Reviews explicitly state that the park is "rapidly going downhill" since the departure of previous "good management" (Richard and Samantha), who were praised for keeping the place clean and "on top of things." This indicates a noticeable decline in the park's condition and operational effectiveness.
- Lack of Peace and Quiet: Contrary to what some might expect from a "Country Haven," the overwhelming sentiment is a lack of peace and quiet due to noise and cleanliness issues.
- Questionable Resident Behavior: One review describes the "majority of the people here are the most trifling people I've ever seen," suggesting significant behavioral issues among some residents that negatively impact the community.
These significant negative highlights paint a picture of a challenging living environment that prospective residents must be fully aware of before considering this mobile home park.
For those interested in learning more about Country Haven, including current lot availability, rental rates, and to directly clarify the current rules, services, and management's approach to the issues raised in reviews, prospective residents are encouraged to contact the park management using the following details:
Address: 1151 US-51, Nesbit, MS 38651, USA
Phone: (662) 429-9626

It is highly recommended to call ahead to confirm availability and schedule a visit. During your visit, take the opportunity to observe the park's current condition firsthand and directly discuss any concerns with management.
For locals in Mississippi, particularly those in the Nesbit area, evaluating Country Haven as a potential living option requires a deeply critical assessment. Based on the overwhelming negative feedback from recent residents, it is challenging to recommend this mobile home park as broadly suitable for those seeking a positive and peaceful living experience. The suitability of this location will hinge entirely on an individual's priorities, their tolerance for significant challenges, and their willingness to engage with, or overlook, severe reported issues.
The sole potential advantage that might draw some locals is its geographical location on US-51 in Nesbit. This offers a suburban or semi-rural setting with convenient access to the growing amenities of DeSoto County (Southaven) and the major urban opportunities of Memphis, Tennessee. For individuals whose absolute top priority is this specific location and who may find other housing options financially prohibitive, Country Haven's location might be its only appealing factor.
However, the extensive and severe negative feedback from recent residents cannot be overstated. The park is described as "rapidly going downhill" with a litany of major issues: constant loud music and noise disturbances, unaddressed trash and filth, pervasive "brown water" issues requiring residents to buy drinking water, and a management team described as "rude," unresponsive, and dismissive of resident concerns. These are fundamental quality-of-life issues that directly impact a resident's peace, comfort, and well-being. The alleged decline in maintenance and rule enforcement creates an environment far removed from what most would consider a "haven."
Given these significant challenges, Country Haven is definitely not the place for locals who desire peace and quiet, cleanliness, responsive management, or a community where rules are enforced for the benefit of all residents. For individuals who are highly budget-constrained and for whom this specific location is the only viable option, they must be fully prepared for and willing to endure the severe conditions and management issues described in the reviews. A thorough personal visit, direct questioning of current management about every specific complaint, and potentially speaking with multiple current residents are absolutely non-negotiable steps before considering this mobile home park. Without significant and verifiable improvements in management, water quality, and community enforcement, it does not appear to be a suitable choice for most locals seeking a pleasant home in Mississippi.

Country Haven Reviews
If you are looking for a trailer park, I would strongly discourage you from moving here. I noticed that the good reviews are from a few years back when we had good management. Richard and Samantha were wonderful. They cleaned this place and stayed on top of things. The owner of this property was extremely foolish to ever let them go. Now that we have a different manager, this place is rapidly going downhill. The negative reviews seem to start right about the time she took over. There is a sign in the front of the park that clearly says your music shouldn't be heard outside of your car. However, we constantly have to listen to whatever the neighbors are listening to. We can't even hear our own TV because of it. But, nothing ever gets done about it. I constantly have to pick up other people's trash out of my yard. The water is brown. BROWN!! Yet, our wonderful manager thinks we're stupid. She's good to tell you, "It's your pipes." I know better. Every person that I talk to here says they have brown water. There's even another review on here that talks about the brown water. We have to buy ice and drinking water now. I've never had to do that in my 45 years on this Earth. But, I do now. All I have ever asked for from a neighbor is quiet and cleanliness. But, that's too much to ask for here. The majority of the people here are the most trifling people I've ever seen. If you want to live in peace and quiet and not have your intelligence insulted, this is definitely not the place for you. But, if you like filth, Mexican music blasting every afternoon and all day on weekends, being stuck in a completely miserable experience, and a manager who does nothing for the good of the neighborhood telling you that all your problems are your fault and it's not at all any of their responsibility (when you know better), then by all means come on down. You'll absolutely love it here. By the way, I only mentioned some of the problems. I would be typing all night to mention them all. I'm sorry that I can't give it 0 stars. I had to give it one more than it deserves.
Jun 22, 2024 · Matt McEntyreThis is not just a mobile home park. This is a quiet place to live. The only thing I can complain about is traffic. Law enforcement has lost the ability to do any policing so speeding and wreckless drivers just do what they want.
Jul 26, 2024 · Dwana TaylorWe absolutely love the community! We moved in a year ago and do not have any complaints. The manager and her husband are great to work with. Always willing to help you. I appreciate and notice all the positive changes throughout the park. If you are looking for a park; give Country Haven a look. Best part.....respectable and quiet!
Dec 07, 2020 · Renee CulleyI am new to Country Haven. Richard and Samantha are always available when you have questions or need them. Most of the time you will hear the 4 Wheeler before you see them. They will stop and speak to you or wave. I totally appreciate that they are involved with the park. They had a Christmas Parade and residents of the park got to see them as Mr. and Mrs. Claus. Lots of fun. Gave residents containers of popcorn for Christmas. Very involved with park!
