Mobile home park ★3.0

Unnamed Road, Uintah, UT 84405, USA

My son and daughter-in-law live in this community. This beautiful, peaceful little community was devastated by the high winds. All the elderly residents had to clean up the mess while the park manager offered no help or assistance. The storm hit on the 8th of September. It is now the 28th of September and still not a peep out of the park manager. How do renters of a lot space become owners of the ground and trees on the lot and responsible for any clean-up damage? Looks like to me they need management. Some trees are still laying on people's houses. What a joke. - Pamela Pedersen
Cottonwood Overview Intro Photos Location Reviews

Cottonwood Introduce

The **Cottonwood Mobile Home Park** provides a dedicated residential community in the quiet, scenic town of Uintah, Utah. For many Utah residents, manufactured home parks like Cottonwood offer a valuable and often more affordable pathway to homeownership or stable, long-term rental options. Nestled near the scenic Weber River, the community is known for its peaceful environment and convenient location, providing a tranquil residential experience just minutes away from the larger urban centers of the Wasatch Front.

This community is designed for quiet, residential living, serving as a dedicated haven away from the hustle of city life. The area is known for its natural surroundings, and the park’s location benefits from this serene backdrop. The structures within the park are typically modular or manufactured homes, ranging in size and style, designed to offer comfortable and practical living spaces, often featuring multiple bedrooms and bathrooms to accommodate residents. As a mobile home park, Cottonwood provides the lot space, which typically includes utility connections and community maintenance, while residents own or rent the physical home structure.

However, potential residents should be fully informed about the community's operations. Recent reports from current residents and their family members have highlighted significant concerns regarding park management’s response to emergency situations, specifically following a severe wind storm. Customer reviews indicate instances of residents, including many elderly individuals, being left to manage extensive property damage and clean-up, such as trees falling on homes, with little to no immediate assistance from the park manager. These accounts underscore a critical distinction in mobile home park living: while residents may own their homes, they typically rent the lot space, creating a shared responsibility structure for the common areas and infrastructure that can be complex during emergencies. It is highly recommended that prospective residents review the lease agreements carefully, particularly the sections detailing responsibilities for lot maintenance, tree care, and emergency procedures, to ensure a clear understanding of the expectations for property damage clean-up.

Despite these management-related concerns, the underlying attraction of Cottonwood remains its **beautiful, peaceful little community** setting, a quality that continues to draw residents seeking a quiet and stable place to live in the Ogden area.

Location and Accessibility

Cottonwood Mobile Home Park is situated in Uintah, a small city in Weber County, Utah. The park is officially located on an **Unnamed Road, Uintah, UT 84405, USA**, though the more specific operational address is frequently cited as **975 E 6600 South, Ogden, UT 84405**. This geographic placement is highly advantageous, as it provides a desirable suburban/exurban tranquility while maintaining exceptional accessibility to key Northern Utah amenities.

The community is nestled along the scenic **Weber River**, offering residents natural beauty and a peaceful environment. Its proximity to Ogden means residents are only a short drive from major employment hubs, commercial centers, shopping destinations, medical facilities, and transportation links, including Interstate 15. The quiet location, bordered by the river and the backdrop of the Wasatch Mountains, is one of the strongest selling points for a stable and calm residential life.

The area is perfectly positioned for Utah's famous outdoor recreation. The Uinta-Wasatch-Cache National Forest is easily accessible, offering year-round activities from hiking and fishing in the summer to snowmobiling and cross-country skiing in the winter. Local attractions and destinations for nature lovers, such as the areas near Big Cottonwood Canyon or the various state parks, are within convenient driving distance. This blend of quiet home life and close proximity to vast outdoor opportunities makes Cottonwood a practical choice for residents who value both comfort and adventure. The park’s location ensures a short commute to urban necessities while allowing for an escape to nature at a moment's notice.

Services Offered

As a professional, long-term mobile home park, Cottonwood typically provides a range of essential services and infrastructure necessary for day-to-day manufactured home living, with the primary service being the provision of lot space for residents' homes.

  • **Lot Space Rental/Lease:** The core service is leasing out individual spaces or "lots" where residents place and own their manufactured homes. This fee usually covers the use of the land and access to the community facilities.
  • **Utility Connections:** Lots are generally pre-equipped with essential connections, including access to water, sewer, and electric services, and potentially natural gas.
  • **Community Amenities:** While specific amenities are not detailed in the available reviews, similar manufactured housing communities often include features such as a clubhouse, laundry facilities, or recreational spaces like a pool or playground to foster community engagement.
  • **On-Site Management (Typically):** Most parks offer some form of on-site management or a community manager to handle rent collection, enforce park rules, and oversee maintenance of common areas, though the level of assistance provided during emergencies has been a point of past resident dissatisfaction.
  • **Common Area Maintenance:** Park management is generally responsible for the upkeep and maintenance of the shared community grounds, roads, and infrastructure outside of the individual lot spaces.

Features / Highlights

The defining attributes of Cottonwood Mobile Home Park are heavily centered on its environment and demographic appeal, making it a specific type of residential community in the Uintah area.

  • **Peaceful Little Community:** The primary highlight is the serene and quiet atmosphere, which is highly valued by residents seeking a tranquil living environment in a beautiful setting.
  • **Scenic Location:** The community is situated alongside the **Weber River**, offering a picturesque natural backdrop and a more tranquil environment compared to being directly in the city center.
  • **Elderly/Senior Focus:** While not strictly designated, the reviews repeatedly mention "all the elderly residents" and "people who are all over 50 years of age," suggesting the community may attract or cater to a significant senior demographic, often valuing the peace and quiet the location provides.
  • **Sense of Community:** Despite the challenges with management, the mention of "friends who live in this community" suggests a strong, supportive social network among the residents themselves.
  • **Affordable Housing Option:** Manufactured home communities often represent a relatively more affordable living and homeownership alternative in a high-demand housing market like the Wasatch Front.

What is Worth Choosing

Cottonwood Mobile Home Park is worth choosing primarily for its combination of a **peaceful, quiet location** and its status as a potentially more affordable residential option in the booming Northern Utah region. For individuals and especially elderly residents seeking a low-key, stable community outside of the immediate city bustle, the quiet nature and scenic placement near the Weber River are significant advantages. The community provides a setting conducive to a relaxed lifestyle, often fostering a strong internal sense of neighborly support and belonging.

However, potential residents must weigh these benefits against the critical feedback regarding property and emergency management. The past lack of support during a major weather event, where damaged homes were left for individual, often elderly, residents to handle, is a serious consideration. This situation brings into focus the distinction between owning the home and renting the lot, particularly the financial and physical responsibilities associated with maintaining trees and property cleanup on the rented land.

If you prioritize the quiet environment, the natural beauty of the Uintah location, and the generally strong resident-to-resident community, Cottonwood is a compelling choice. To ensure a positive experience, it is essential to conduct thorough due diligence: speak with existing residents, carefully review all lease and rule documents to understand all responsibilities for property maintenance and emergency response, and inquire directly about the current management’s protocols for handling severe weather or property damage incidents. For many, the long-term value of the location and community setting will make this park a worthwhile place to call home in Weber County.
