Copper Creek Estates is professionally managed and aims to provide a welcoming atmosphere for its residents. Located in the capital city of Salem, it provides an opportunity for homeownership in a beautiful part of the Willamette Valley.

Firstly, the All Ages designation and the presence of recreational facilities like a playground and basketball court make it an excellent option for young families, while the clubhouse offers social opportunities for all residents. Secondly, its location in Salem’s Northeast corridor provides exceptional accessibility, with quick access to I-5, Keizer Station shopping, and local parks like Hoodview Park. This balance of a quiet residential setting with metropolitan conveniences is often hard to find. The established nature of the community means infrastructure and neighboring properties are already in place, offering a more predictable environment than new developments. The availability of RV parking is a significant value-add for the active Oregonian lifestyle that often involves weekend adventures to the coast or mountains.
Ultimately, Copper Creek Estates is a community that strives to offer a path to homeownership in the capital region of Oregon, complemented by modern communal features that enrich the daily life of its residents. For local users, it represents an option that balances suburban comfort, recreational amenities, and necessary accessibility features in one established Salem neighborhood. However, due diligence, particularly on current management practices and lot rent increases, is essential for any future resident.

January 06 · Denise SotoNeighbors hangout on my property and management doesn’t care. They don’t respond. And the rent increases are awful
June 30 · Krista CookI had decided to purchase a home here, had an accepted offer, & went to the office for what I expected to be a quick formality to guarantee I didn't have a criminal record. The office staff was so rude and unwelcoming that I decided to immediately terminate my contract to purchase to avoid being in business with these people. Both agents and our family were all shocked at how unprofessional our interactions with Copper Creek and the associated properties were. They only provided part of the (77-page!?) application packet, telling me to get started with it and I'd get the remaining terms of the contract later - as if I'd apply without knowing all the terms of the agreement. They could not provide any useful information about necessary maintenance issues on-site - mailboxes have apparently been broken for months, which the staff blames on the post office. They lamented how terrible it was that they were being forced to raise the monthly costs 30% higher than the agents had been given during our negotiations. The staff was clearly upset that we had begun negotiating on the property without having consulted them and included them in pricing decisions. We left with the impression they would deny our application out of sheer spite for having not followed their procedure. The roads between units were in very poor condition with extreme speed bumps that I would hate to go over multiple times a day to commute. It also seemed like there was virtually no parking and you could expect to fight for a spot regularly.
March 07 · Robert MooreThis place is horrible the people are good, but they don't know how to manage good. I feel like since I moved it's a problem after another. What I notice is that they don't treat everyone with equality. They treat other with kindness and don't say anything to surrounding neighbours that have similar problem or situation as me, but keep picking on us. I feel like the house I purchase in this community doesn't make me feel like I am home but threatening my happiness of living in my home it causes me a lot of stress. These manufactured houses are built bad. I recently purchase the house. Not that long ago and there has been many problems with things breaking and other problems. I don't recommend this place they try to control your life and way of living.
May 07 · Maria JuanManagement is bad. I’ve lived here for a decade. The current managers don’t know how to run things and try to run things unrealistically. I enjoyed the old managers. The speed bumps and roads are the worst things of this place. They only repaint them and fill the cracks with sand in the roads but that doesn’t fix anything.
