Experiences I've encountered or came across while being a tenant here is kids playing in the street, and maintenance of the mobile home park. I'll break it down...1. Kids playing in the road...There is a nice park with a huge field to play in. Although some "move" out of the way when a car comes, but some just run their mouths at the cars driving. Go play at the park or in your yard. The road "supervised or not" is no place for them to be... it's to drive on. Respect the people driving. Please don't say "find out where they live" so a letter can be sent to them reminding them. Send a reminder to all tenants regarding this situation.2. Maintenance of the mobile home park... they say yards have to be spotless and neat (which there is a couple that aren't even spotless) can we say favoritism. If we all have to, so does maintenance people. In the winter time... they can't even plow and even when it is attempted to be plowed, it's a horrible job. Do better management. KEEP UP ON IT, and do it the right way. One thing about Mike is he was on it and the roads were clean. - Jelly Bean

For many Minnesotans, the search for a home often involves balancing affordability with the desire for a sense of community and a place to truly belong. Manufactured home parks offer a unique solution to this quest, providing a more accessible path to homeownership or stable rental opportunities compared to traditional housing. In Cedar, Minnesota, Cedarwood Estates stands as a community in transition, having undergone significant improvements under new ownership. This article aims to provide a comprehensive and factual overview of Cedarwood Estates, helping prospective residents in the Minnesota region understand what this evolving community has to offer.

Modern manufactured home communities, unlike their older counterparts, often feature updated infrastructure, a range of amenities, and a dedicated management team working to enhance resident quality of life. Cedarwood Estates exemplifies this evolution, with recent efforts focused on revitalizing the park. Residents have noted, "New ownership has really cleaned this park up. New streets, new signs, cleaning up lots, bringing in new homes." This ongoing transformation indicates a commitment to creating a more desirable living environment for current and future residents.

However, like any community, Cedarwood Estates also presents certain considerations, particularly for families with young children. While the park features a dedicated playground, some residents have expressed concerns about children playing in the streets and driver behavior. One review states, "Majority of residents speed through the park (20-30mph when the signs say 10), and then complain that children are in the road." This highlights a need for residents to be mindful of speed limits for the safety of all, especially children, and for consistent enforcement of rules.

Additionally, the community has specific rules regarding yard maintenance and the presence of personal items, including children's toys and certain recreational vehicles. As one resident explained, "They will not allow fences for our yards... Management team will threaten write ups for things such as kids’ bikes being kept neatly next to sheds or driveways. We are not allowed to have basketball hoops in our OWN driveway, not allowed to have toys for children in our own yard..." and "You cannot have certain toys for your children... They also will not allow you, even in the summer, to have your boat, camper or trailer in here. Not in your driveway, and not on your off street parking spaces." These rules, while aimed at maintaining tidiness and aesthetics, can present challenges for families accustomed to more flexibility.

Despite these points of contention, residents have also acknowledged that "overall I have never had any part of the management team be disrespectful to me." This suggests a professional demeanor from the management, even when enforcing rules that some residents find restrictive. The transformation, including "new streets, new signs, cleaning up lots, bringing in new homes," indicates a positive trajectory for the park's physical environment. Ultimately, Cedarwood Estates offers a unique proposition for locals, particularly for adults without young children or those who prefer a highly structured environment regarding outdoor personal property.

Location and Accessibility

The direct access to MN-65 makes commuting to destinations both north and south highly efficient. Residents can easily reach Cambridge to the north or head south towards Blaine, Ham Lake, and eventually the bustling Twin Cities metropolitan area of Minneapolis and St. Paul. This connectivity is vital for those who work in surrounding cities, or who wish to enjoy the extensive shopping, dining, and entertainment options available in the metro.

The surrounding area also offers opportunities for outdoor recreation, characteristic of Minnesota's natural landscape. While specific parks within immediate walking distance may not be widely detailed, the general region provides access to lakes, rivers, and natural areas for activities such as fishing, boating, and hiking. • Road Maintenance: The installation of "new streets" indicates a commitment to maintaining the park's infrastructure, which includes road upkeep and, presumably, snow removal, though effectiveness can vary as noted by residents.

  • Lot Leasing: The core service provided is the leasing of individual lots upon which residents place their manufactured homes, including access to community features.

  • Property Rule Enforcement: Management enforces rules related to yard cleanliness, prohibited items in yards, and vehicle storage, aiming to maintain a consistent aesthetic throughout the community.

  • Community Park with Large Field: The presence of a "nice park with a huge field to play in" provides a dedicated recreational space for residents, especially children.

  • All-Age Community: Cedarwood Estates is an all-age community, theoretically welcoming individuals and families of all stages, although some rules regarding children's outdoor play and items may pose considerations for families with young children.

Conclusion: Why this place is suitable for locals

For Minnesotans considering a manufactured home living experience, Cedarwood Estates in Cedar offers a unique and evolving option. Its location directly on MN-65 provides excellent accessibility for those commuting to the Twin Cities or exploring other parts of northern Minnesota, balancing a peaceful, semi-rural setting with essential urban connections.

The most significant highlight for locals is the clear evidence of transformation under new ownership. The "new streets, new signs, cleaning up lots, bringing in new homes" demonstrate a substantial investment in revitalizing the park's infrastructure and appearance. This commitment to improvement suggests a positive trajectory for the community, making it more appealing for those seeking a well-maintained environment.

However, it's crucial for prospective residents, especially families with young children, to be aware of and comfortable with the community's established rules. The restrictions on fences, certain children's outdoor items, and recreational vehicles in driveways, as well as concerns about vehicle speeds within the park, are significant considerations. As one resident thoughtfully suggested, "This park would genuinely be great for adults with no young children, and I really believe they should just gear towards turning this into a 55+ community vs continuing to shame hard working parents who are just doing what they can to survive in this economy." This perspective highlights that while the community offers many benefits, its current rule structure may align more closely with the preferences of adults or those with older children.

Ultimately, Cedarwood Estates is suitable for locals who appreciate a well-maintained physical environment, value a quiet residential setting, and are prepared to adhere to the community's specific guidelines regarding outdoor property and activity. For those seeking an affordable home in a transforming community with direct access to a major highway, Cedarwood Estates presents a viable option within the Minnesota housing landscape.
