Place is AWFUL nobody in the office knows how to properly do their job- they spread misinformation & make their renters pay more money! Their community manager Lou Hyvonen likes to laugh and take deep sighs while you try to get him to help with removing a late fee on your rent that an office attendant caused! Water here is TRASH- comes out yellow & brown. They do nothing to accommodate their customers in their community.

Feb 02, 2025 · Jessica SchmidtFirst, I want too begin by stating that I feel SO, so insanely strongly about the nature of the unjust tactics and what is happening here currently, that this is my very first review, ever! I'm leaving one star simply because I literally have to, to be able to post this!!!! EVERY person in Michigan has a right too know way BEFORE, even entering this park! Accountability is EVERYTHING, knowledge is power, social media is POWERFUL, and I will absolutely use MY voice, especially on behalf of everyone who may not, and or will not, or simply may not be aware of the facts at hand! Results and a just equal change for good, and for the better of the community, is the only acceptable resolution. So, I'm being charged legal fees EVERY month, every single month, that my rent is late, roughly $183! On top of my $50 late fee, which I do humbly accept, as I am rightfully tardy on rent, due to cost of living vs monthly income. I eat the $50 because it's a justified added charge, and I'd still make rent, and be good enough. Speaking out now on behalf of myself and my children too the office after my own reasearch, now via email, I'm just being told there is an additional late fee of $25, plus the $50 late fee, and legal fees for this month! Causing my rent to total $933.23, with no just cause! I still pay every single month, in full, just under a year now, they know it's going to be late, but just keep tacking on the fees.....gotta be illegal somehow, it's SO unjust!!!! Base rent will be $626 + $3.00 school tax, as of October 1st. The legal papers THEY ridiculously choose too file every month, and then charge us, states in all caps, that I have "NO LEASE," as it requests a copy of said lease too be attached, to every document....uuhh YES, yes I do, and a copy is strangely never attached! It's illegal too be a landlord of rental property in Michigan and not utilize a lease between landlord and tenant! The legal representative making such rookie mistakes on legal court papers, being filed with state.......huh?.....astounding too say the least! There is NOTHING in my lease about said above legal fees, let alone being added every month, and that I'll be charged said legal fees, simply for being late on rent. August, I was charged legal fees just TWO days after the grace period, which is the fifth of every month! Again, they know I'm going to be late. However, on one positive note, compared to these other reviews, the water quality has definitely had a massive increase in quality; but we still shouldn't be charged for well water, and the quality of this well water, which also just had a monthly base increase, plus your usage monthly. After a "flush day" here, it's not really drinkable, and really probably shouldn't be consumed. Furthermore I have my kids "flush" our pipes, run them all like crazy, before they're allowed to drink it. On God, Oral agreements and oral communication here, hold no merit! I highly recommend other forms of communication literally 100% of the time! If you currently reside here.....Keep all records, records of everything!!!!!! Most of all, use your voice, if you currently reside here!!!! Nothing will change, if left unspoken and unknown!!!!! Accountability is the only action in this situation, and moving forward! Do yourself a favor, do NOT bring your business here, or your hard earned money!!!!! Especially as a single parent!!!! Best wishes and prayers too this community and the human race!!!!!! Thanks!!

The park manager is spread thin only in park 1-2 times a week and you have to work around his schedule! Honestly the only reason they got 1 star is due to the fact that the ladies in the office are so patient & always hold their smiles and good with customer service!
Jul 26, 2024 · Annette EllisI’ve lived here for two years (own outright) and my only complaint is rent is incredibly high for just the quality of water alonewater here frequently comes out yellow or even brown especially on “flush day” monthlymultiple residents have had it tested and it tests very highalso issues with stray cats getting under trailers and ruining yards with pee (which nothing can be done about)people lately are just letting their dogs get loose which worries me having small childrenif all said issues could be resolved I’d be giving five stars and gladly pay 600$ lot rent no complaints! but sadly I just do not believe that lot rent alone should be so high when you’re worried about safety of water and animals that aren’t yours constantlyI want to add that lot rent in mobile home parks is not fixed! When I moved in five years ago as a young 20s my rent was 500$ now we are at 700$ so this is something to keep in mind with looking in to any mobile home community, cats seem to be a problem in most so be absolutely sure your home has good skirting!And make sure you get a second opinion from someone who is knowledgeable about mobile homes before purchasing!! Mine was sold to me with an air conditioner that was rigged to work (when it broke after a couple weeks a tech was able to see right away what I never would have!) a furnace on its last leg two bathrooms with MOLD IN THE WALLS! Both porch steps were breaking (very common with fiber glass) the dishwasher and oven were both to break in under a month if use as wellAll of these problems could have been avoided had I brought someone along with me who knew more, but since I was a young single mom doing this for the first time I made a big mistake and have had to spend quite a few thousand dollars fixing things or replacing entirely
