Cedar Shade Mobile Home Park Introduce
For many Oregonians seeking a cost-effective alternative to traditional homeownership or apartment renting in the competitive Portland market, **Cedar Shade Mobile Home Park** provides a key solution. Located in Northeast Portland’s evolving Cully neighborhood, this community is specifically designated as a **Mobile Home Park** (often listed as a combined RV and Mobile Home Park in some records), catering to residents who own their manufactured home and lease the land underneath it.
The primary appeal of Cedar Shade is its contribution to affordable living in a city with rapidly rising housing costs. Residents benefit from a lot rent structure that is reported to be **"lot less rent than many other RV Parks"** in the area. This affordability is partly managed by the utility structure: the monthly rent covers the land lease, while essential services—**Electricity, Garbage, Water, and Sewer**—are metered and added on a monthly basis. This system allows residents a degree of control over their utility usage and promotes cost awareness.
The community, which features approximately 76 units and was initially built in 1960, is generally considered to be non-age-restricted, welcoming a diverse family-friendly demographic. However, some older public directories list it as a **55+ community**, indicating that prospective residents should absolutely call the park management to confirm the current age restrictions and application process.
Community feedback suggests that despite a mix of home conditions, the overall atmosphere is one where **"people around seemed nice and kept to themselves,"** fostering a generally quiet and independent lifestyle. The park’s structure, which involves the leasing of a lot for a privately owned home, represents a significant pathway to stable, long-term housing for residents across Oregon. Homes that become available for sale in the park are often single-wide manufactured homes, sometimes updated, and the affordable lot rent makes the combined housing cost highly competitive compared to purchasing a traditional stick-built home in Portland.
The community environment is a mix of urban convenience and a designated space for personal property. While one individual noted that a maintenance job was "very dirty" and they left, this was external maintenance work, and the prevailing resident experience is described as relatively pleasant and low-key.
Cedar Shade Mobile Home Park is conveniently situated in the Cully neighborhood of Northeast Portland, a location offering solid access to city amenities and transportation networks.
Address: 7120 NE Lombard St, Portland, OR 97218, USA
The park’s location benefits from the following accessibility features:

- **Proximity to PDX:** It is a quick drive, estimated at only about **9 minutes**, to the Portland International Airport (PDX), which is ideal for frequent flyers or those who work at the airport.
- **High Bikeability:** With a **Bike Score® of 87 (Very Bikeable)**, the neighborhood is excellent for cycling, boasting numerous bike paths and lanes. This promotes an active and environmentally friendly transportation option for residents.
- **Urban Amenities:** The park is located near the vibrant, developing Cully neighborhood, known for its community gardens, parks, and emerging culinary scene. Residents have good access to local shopping, including three shopping centers within 1.2 miles (a short 4-minute drive).

As a long-term manufactured home community, Cedar Shade Mobile Home Park focuses its services on providing essential utilities and property management for a stable residential experience. The core services for lot lease residents typically include:
- **Affordable Lot Rent:** The primary service is providing a leased land lot at a competitive rate, with reported monthly rents around the **$565 to $575** range (as per recent listings), which is a significant factor in making homeownership accessible.
- **Individual Metered Utilities:** The community provides hookups for essential utilities, with the cost of **Electricity, Garbage, Water, and Sewer** being metered and added onto the monthly rent. This promotes fair usage and greater transparency on utility costs.
- **Public Utilities Connections:** Each lot is connected to reliable city services, including **Public Water** and **Public Sewer** systems.
- **Paved Roads:** The internal roads are often paved or concrete, ensuring better durability and easier access within the park.
- **Surface Lot Parking:** Spaces typically include a dedicated **Parking Pad** or off-street parking for residents' personal vehicles next to their manufactured homes.
- **HOA/Community Maintenance:** The lot rent contributes to the maintenance of common areas, internal roads, and park infrastructure. Some listings indicate that amenities included are **Commons, Exterior Maintenance, and Laundry** (likely a common area laundry facility).
The key features that make Cedar Shade Mobile Home Park a notable option for housing in the Portland area highlight its blend of value and location:
- **Cost-Competitive Housing Option:** The low lot rent, reported in the $500s to $600s, makes the total monthly cost of homeownership significantly lower than most traditional housing options in Portland, making it an excellent opportunity for first-time homebuyers or those seeking to downsize.
- **Northeast Portland Location:** Residing in the Cully neighborhood offers residents a convenient, established urban setting near schools (Scott Elementary, Roseway Heights, Leodis V. McDaniel High School), shopping, and employment centers.
- **Exceptional Bikeability:** The high Bike Score® is a major plus for residents who prefer commuting or recreating by bicycle, aligning with Portland’s active culture.
- **Sense of Stability:** The park, built in 1960 with 76 units, has a history as a long-term community, providing residents with greater stability than short-term apartment rentals.
- **Independent Utility Management:** The system of adding metered utilities (Electricity, Water, Sewer, Garbage) on a monthly basis gives residents direct control and accountability over their consumption, which can be an advantage for budget management.

August 24 · Wayne D BundDid some maintenance work for a home however here was a very dirty job and ended up leaving but the people around seemed nice and kept to themselves.
April 24 · Jessica CutlerI like it it's nice peace and quiet I don't really have any problems with my neighbors at all really nice people I absolutely love the management not a single problem all in all a great place to live
March 13 · Chris DuvalMy experience was Horrible my freind of 12 years lived there and at the end of his life which was very sudden the manager took the car he gifted me by blocking the drive way with another car, and has kept my personal belongings. My freind did not owe any money for rent he had no debts owed to and she also offered rewards to people for the key that was in my possession. She is now driving said vehicle. Total disrespect and abuse of her authority. As well as slander against me and my reputation. I would rather be homeless in a state that abhors homeless poor than live in a place that would employee crooks .
