Candlelight Mobile Home Park Introduce
Hello, fellow Floridians! When considering a mobile home park as your next home, it's vital to look beyond the surface and understand the current trajectory of the community. Today, we're focusing on Candlelight Mobile Home Park, located in Orange City, Florida. This community presents an interesting case, as it appears to be undergoing a significant transformation under new ownership. For those seeking a quiet living environment with ongoing improvements, this article aims to provide a clear, engaging, and factual overview from a local perspective, highlighting both its current benefits and past concerns to help you make an informed decision.
Florida's mobile home parks offer a diverse range of living experiences, from bustling 55+ communities with extensive amenities to quieter, more budget-friendly options. They play a crucial role in providing accessible housing across our state. Candlelight Mobile Home Park, specifically, has been noted for its tranquil atmosphere, which is a major draw for many residents. However, like any community, continuous investment and responsive management are key to long-term resident satisfaction. The recent change in ownership at Candlelight Mobile Home Park seems to be a pivotal factor in its current evolution, bringing about noticeable positive changes.
Imagine a community where new management is "really put his best foot forward wanting to improve the community." This dedication is evident in tangible upgrades like "New revamped laundry rooms," a renewed "club house building," and "painting of the buildings." These improvements go beyond mere aesthetics, aiming to enhance the daily lives of residents and, as one review states, potentially increase "the value of my home." This commitment to revitalization suggests a promising future for the park and its residents, creating a "nicer improved community" to call home.
However, it's also important to acknowledge that transitions can come with challenges. One past review mentioned concerns about lot rent increases and the lack of amenities, including an inaccessible clubhouse even during emergencies. This highlights the importance of understanding the park's current status and management's ongoing efforts. Our goal is to present a balanced view, drawing on both recent positive feedback and past concerns, to give you a comprehensive picture of what life at Candlelight Mobile Home Park currently entails. This will empower you to weigh the various aspects as you consider your housing options in Central Florida.
It's also worth remembering that mobile home park tenancies in Florida are primarily governed by Chapter 723 of the Florida Statutes, known as the Florida Mobile Home Act. This act outlines the rights and responsibilities of both park owners and residents, covering aspects such as rental agreements, lot rent increases, and common area maintenance. While individual park rules apply, these state laws provide a foundational framework for fair treatment and protection for residents. Understanding these legal aspects can be highly beneficial for any prospective or current mobile home owner in Florida.

Jun 16, 2025 · Cheryl B.Great place, and great location. Previous owner really didn’t do a lot of upgrades to park at all, since new owner has come in, he has really put his best foot forward wanting to improve the community. New revamped laundry rooms, same with club house building, and painting of the buildings, has done this park a lot of good. Thank you guys for all the great work. I also believe since new owner has took over the value of my home has went up. Not only do I have a nice home, I have a nicer improved community.
Jan 29, 2021 · DavidVisited a very close friend of mine that has lived here a while and the improvements that’s has been made is so nice. The managers Gwen and Joe and maintenance guy Brad are wonderful people; always helping out my friend with little things. The rent went up but still not bad considering I pay a lot more and my rent doesn’t include water and sewer. I maybe moving over there myself if I can find a home I like. Great job keep it up guys.
Jan 29, 2021 · Jim CWe love this park very much. As other people have posted the rent did go up however there have been extensive repairs and full remodels done to all of the buildings and the back portion of the park and new BBQ area. The park was neglected for quite some time under the previous owner. I’m glad the new owner takes pride in his property and I’m proud to call Candlelight my home. While no one is thrilled with the increase in rent at least it was justified with all of the improvements and I love the new management, plus there isn’t much cheaper around this area that has this quality.
Jan 29, 2021 · James HornI have two family members at two separate homes in the park I visit frequently. They agree when I say The park is beautiful, well managed with that family owned feel everyone loves. The new owners are great. And we love the improvements. Gwen and Joe (the management) are a pleasure to be around. I would recommend this place to anyone. Love this place!!!
