Camellia Gardens Mobile Home Park Introduce
For many residents of California, finding an affordable and stable housing solution within a bustling metropolitan area like Sacramento can be a significant challenge. Mobile home parks, also known as manufactured home communities, often offer a viable alternative, providing a sense of community and the benefits of homeownership or long-term rental at a potentially lower cost than traditional housing. Camellia Gardens Mobile Home Park, located on Fulton Avenue in Sacramento, is one such established community that has been a part of the city's fabric for many years.
This park caters to residents of all ages and is noted for offering amenities that aim to enhance the quality of life within the community. Like many long-standing mobile home parks, Camellia Gardens has a history that includes various ownership transitions, each impacting the resident experience. Understanding these dynamics, coupled with a factual overview of its location and features, is essential for anyone in California considering this type of living arrangement.
Camellia Gardens Mobile Home Park is conveniently situated at 3440 Fulton Ave, Sacramento, CA 95821, USA. This address places it within the Arden-Arcade area, a well-established and centrally located region of Sacramento County. Sacramento, as the state capital, is a major economic and cultural hub, offering a wide range of employment opportunities, educational institutions, healthcare facilities, and recreational activities.
The park's location on Fulton Avenue provides straightforward access to major roadways, including nearby access to Business 80 (Capital City Freeway) and Highway 50, facilitating easy commutes to downtown Sacramento, various commercial centers, and other surrounding areas. This excellent connectivity is beneficial for residents needing to travel for work, school, or leisure. Within a short drive from the park, residents can access numerous essential amenities. These include a diverse selection of grocery stores, a wide array of retail shopping centers, various dining options to suit all tastes, healthcare providers, and local schools. The proximity to popular shopping destinations and entertainment venues in the Arden-Arcade area means that daily errands and leisure activities are easily accomplished. Furthermore, the park's setting provides a residential feel while remaining well-connected to the vibrant pulse of Sacramento city life.
- Mobile Home Space Rentals: The primary service involves providing individual lots for residents to place their manufactured homes, typically under a long-term lease agreement.
- Utility Hookups: Essential utility connections, including water, sewer, and electricity, are standard at each space, allowing residents to set up their homes with necessary services. (Prospective residents should verify if utilities are included in space rent or are separate.)
- On-Site Management: Mobile home communities generally have on-site or readily accessible management to address resident concerns and oversee park operations.
- Community Maintenance: Efforts are typically made to maintain common areas, such as streets and shared facilities, to ensure a pleasant living environment. The park reportedly repaved streets after a change in ownership.
While the provided reviews offer mixed perspectives on the consistency of maintenance under current ownership, core services like lot rental and utility access are fundamental to the park's operation.
- Community Amenities: The park is reported to feature a swimming pool and a clubhouse, which are valuable amenities for residents seeking recreation and social interaction within the community.
- All-Ages Community: Camellia Gardens is an all-ages mobile home park, welcoming individuals and families of various demographics. It is also noted as being pet-friendly and child-friendly.
- Strategic Location: Its placement on Fulton Avenue in the Arden-Arcade area offers residents convenient access to Sacramento's extensive urban resources, including shopping centers, dining, and major transportation routes.
- Established History: The park has a long history, with a previous ownership that was reportedly well-regarded by residents for caring about the park and its inhabitants. This indicates a past legacy of a strong community.
- Recent Street Repaving: One positive action by the current owner mentioned is the repaving of the streets, which improves internal access and aesthetics.
However, it is critically important to address the significant concerns raised in one detailed review. This review describes the park as a "dump" under current ownership, alleging a lack of maintenance, particularly concerning older palm trees that pose safety hazards due to unmaintained shedding of limbs. It also claims that street lights installed by previous owners have gone dark, and a security patrol was initiated and then discontinued. Furthermore, the review expresses deep concern about rent increases being maximized legally, disproportionately affecting low-income and fixed-income residents, to the point where it impacts their ability to afford food and medication. This resident also alleges that the current owner is an "investment group that apparently wants big returns with little overhead or any maintenance cost," systematically taking advantage of vulnerable residents. While other brief reviews mention the park is "calm and well taken care of" or "seems like a great place to live," these starkly contrast with the detailed negative account. Therefore, any prospective resident must exercise extreme diligence. A personal visit is essential to assess the current condition of the park, including the state of common areas, individual lots, lighting, and tree maintenance. Engaging with current residents, if possible, and investigating available public records or tenant advocacy groups regarding the park's history and management practices is highly recommended to gain a comprehensive and factual understanding of the living environment.

For Californians seeking a mobile home living option in Sacramento, Camellia Gardens Mobile Home Park offers an established community with certain attractive features like a central location, reported community amenities (pool, clubhouse), and an all-ages policy. The repaving of streets indicates some level of investment in the park's infrastructure. For those prioritizing an accessible location within Sacramento and the potential for community living, the park might initially appear as a consideration, especially for individuals seeking more affordable housing alternatives in a competitive market.
However, the profoundly conflicting nature of the reviews necessitates strong caution. While some residents perceive it as calm and well-kept, very serious allegations of neglect, safety hazards, and potentially exploitative rent practices have been raised against the current ownership. These concerns, if accurate, directly impact the safety, well-being, and financial stability of residents. Therefore, for any local Californian considering Camellia Gardens Mobile Home Park, an exhaustive personal investigation is not just recommended, but absolutely critical. This should include multiple in-person visits during different times of day, direct conversations with multiple current residents to gauge their experiences, and a thorough review of available public information or engagement with tenant rights organizations in Sacramento. Only after a comprehensive and critical assessment of the park's current condition and management practices can an informed decision be made regarding its suitability as a home.

Camellia Gardens Mobile Home Park Reviews
As far as mobile home areas go, this place is calm and well taken care of.Seems like a great place to live.
Jan 25, 2025 · Jordan MathewI don't know where all these people live that they are giving 5 star ratings about, but it isn't this park. This park is a dump, owner is an....I'll just say not a good person and leave it at that. The present owner purchased the park some years ago now, and has done nothing but repave the streets and raised the rent, every chance he legally gets and the max allowable by law.The previous owners were a nice couple and cared about the park and its residents. They got too old to care for the park, and sold to an investment group that apparently wants big returns with little overhead or any maintenance cost.Every lot in the park has a palm tree in its yard. Palm trees that were planted by the previous owners many years ago.Older palm trees are VERY messy, they shed ALLOT limbs and other nasty things. If older palm trees are not properly maintained they drop large limbs and when the wind gets to blowing, they can be down right hazardous, dropping allot of limbs and debris that breaks things in your yard, will punch holes in the roof of your mobile home, smash into your awning and cause leaks, damage vehicles and be hazardous to pets and humans. That's why older palm trees should be maintained at least every other year. Most of the palm trees in the park have not been maintained in 8 to 10 years. Last May the wind was blowing pretty good, and a resident came home to find the entire yard absolutely covered in palm limbs and debis from the palm in the yard, seriously, no bull! All of the private street lights around the park, that were installed by the previous owers, have gone dark and nothing is being done about it. There was a security patrol, back when the new "ower" management company took over, only because he wanted to catch residents that he was accusing of dealing drugs, but when it didn't work, there was no more security patrol.I understand it's a business, and the point is to get a return on the investment, but it is still a rental property, people live here, low income people that living on a fixed income and can not afford to live anywhere else. When the rent is being raised higher and higher, to the point that it takes all that fixed income, they can't eat, or pay for medications. When does "just business" become personal?I really do not understand how anyone could give a 5 star rating on this park, they have to be getting paid, or a break on the rent for a month, or some damn thing.
