Bush Ranch Introduce
For many Missouri residents, finding a place to call home that combines affordability with a sense of community can be a top priority. In the charming area of House Springs, nestled within Jefferson County, Bush Ranch Mobile Home Park has been a long-standing option for individuals and families seeking manufactured home living. This community offers a distinct approach to mobile home living, and like any established residential area, it comes with its own set of characteristics and resident experiences.
Mobile home parks across Missouri provide a unique housing solution, often presenting a more accessible path to homeownership or a flexible rental alternative compared to traditional housing markets. Bush Ranch aims to provide a clean and well-maintained environment, striving to ensure residents have a comfortable place to live. It's essential for anyone considering a move to Bush Ranch to gain a comprehensive understanding of what the community offers, including both its strengths and any areas where resident concerns have been raised, to make an informed decision about their next home in Missouri.
Bush Ranch Mobile Home Park is located at 3847 Quarterhorse Ln, House Springs, MO 63051, USA. This address places the community in House Springs, a part of Jefferson County, Missouri. House Springs offers a blend of rural charm with convenient access to suburban amenities and the broader St. Louis metropolitan area.
The park’s location on Quarterhorse Lane suggests a more internal, residential setting, which can contribute to a quieter environment within the community itself. Despite its somewhat tucked-away feel, Bush Ranch remains accessible to key areas. Residents are within a reasonable driving distance to various local conveniences, including grocery stores, dining options, and essential services in House Springs and nearby High Ridge. For those commuting to larger employment centers or seeking more extensive shopping and entertainment, the park offers relatively easy access to major roadways that connect to the greater St. Louis region. This balance allows residents to enjoy the tranquility of a smaller community while maintaining connections to the broader resources of Eastern Missouri.
Based on typical mobile home park operations and customer feedback, Bush Ranch Mobile Home Park likely offers the following services to its residents:
- Lot Rental: The core service is the leasing of individual lots or pads where residents place their mobile homes.
- On-Site Management: The park has a property manager, Kathy, who is described as "very pleasant and helpful" and noted for listening and following through, which is a crucial service for resident support.
- Maintenance of Common Areas: General upkeep of the mobile home community's shared spaces, such as roads and communal areas, is expected to be managed by the park to ensure a "clean and well-kept" environment.
- Utility Hookups: The park provides the necessary infrastructure for mobile homes to connect to essential utilities like water, sewer, and electricity. However, individual residents are typically responsible for their monthly utility bills.
- Community Rules Enforcement: Management is responsible for enforcing park rules to maintain order and appearance within the community.
It is important for prospective residents to inquire directly about which specific utilities are included in the lot rent versus those for which they will be directly billed. One review highlighted a concern about water billing, suggesting clarification on utility responsibilities is advisable.
Drawing from the customer reviews, specific features and highlights of Bush Ranch Mobile Home Park include:
- Responsive and Helpful Management: A significant highlight is the positive feedback regarding the property manager, Kathy. Her pleasant demeanor, willingness to listen, and follow-through are noted as valuable assets to the community.
- Clean and Well-Kept Community: The park is described as a "Clean and well-kept Mobile home Community," indicating that general maintenance standards are upheld, contributing to a pleasant living environment.
However, it is crucial to address other points raised in customer feedback to provide a complete picture:
- Concerns Regarding Rental Unit Condition (for park-owned rentals): One detailed review from a past tenant of a rental unit (not necessarily a lot-only renter) highlighted significant issues with the cleanliness and condition of the unit upon move-in (dirty refrigerator, candy wrappers/dust from vents, unclean floors).
- Security Deposit Disputes and Charges: The same review details a substantial charge of almost $1100.00 upon move-out, including items like blinds and painting. The resident questioned the validity of these charges, especially painting after a 3-year tenancy (which should often fall under normal wear and tear maintenance), and water bill charges despite paying a separate water bill monthly. This suggests potential issues with how security deposits are handled and how maintenance vs. tenant-caused damage is assessed.
- Allegations of Mismanagement (Historical Context): While the positive review points to current management (Kathy), the negative review mentions a history of "mismanagement and irresponsible maintenance" under previous managers and even "new owners," suggesting a continuity of issues for some residents.
For prospective residents, especially those considering renting a park-owned home, it is highly advisable to conduct a thorough move-in inspection with documentation (photos, video) and carefully review lease terms, particularly those related to maintenance responsibilities, utility billing, and security deposit deductions, aligning with Missouri tenant rights. Missouri law generally dictates that landlords cannot charge for "ordinary wear and tear" and must provide an itemized list of deductions from a security deposit within 30 days of move-out.

For Missouri residents, particularly those in Jefferson County seeking mobile home living, Bush Ranch in House Springs offers a community that boasts a clean environment and, currently, a highly regarded property manager. Its location provides the benefit of a quieter residential setting while still being connected to the amenities and opportunities of the wider St. Louis area. For locals who prioritize accessible management and a generally well-kept atmosphere, this could be a compelling option.
However, prospective residents, especially those considering renting a home directly from the park, must approach their decision with careful due diligence. The concerns raised by a past resident regarding move-in conditions, security deposit charges, and the historical context of management issues are significant. Understanding Missouri's tenant rights, particularly concerning security deposits and landlord responsibilities for maintenance, is crucial. It is strongly recommended that any potential resident conducts a detailed walkthrough of any prospective rental unit, documents its condition extensively with photos or video, clarifies all terms of the lease agreement, especially regarding utilities and maintenance obligations, and specifically asks about the park's policy on security deposit returns and charges.
For those who own their mobile home and are seeking a lot to rent, the primary considerations would be the lot rent, the cleanliness of the overall park, and the responsiveness of the management – all areas where the current manager, Kathy, receives positive remarks. With careful consideration and proactive information gathering, locals in Missouri can assess if Bush Ranch Mobile Home Park aligns with their housing needs and expectations for a harmonious living experience in House Springs.

Apr 03, 2025 · Shawn WalkerLived in Bush Ranch for 3 years. When I moved in I had to clean the rental before I moved my things in. The refrigerator was dirty , when I turned the furnace on candy wrappers , dust was blowing out of vents. Floors were not clean. When I moved out I left the place VERY clean! I di not get my deposit back instead I got charged almost $1100.00. Charges were as stated on my bill sent to me blinds ,( it did need 4 sets of blinds) they were the cheapest blinds you can buy. Painting of trailer. That should be regular maintenance especially living there for 3 years. Painting no holes in the walls! Also the water bill . We pay our own water deposit and water bill monthly so not sure how the Mgr can charge for that. I do have pics before I moved in and the day I moved out.My detailed bill I received after moving out by the 5th of December! If you would like to see the before and after pics and my Bill i received after moving out I can definitely show proof .
Nov 21, 2024 · Nora IrelandI have only lived here for 3 years with my family. Within that 3 years we have had a few park managers who weren’t always available- be it for questions or concerns. The current park manager, Larry has always been conscious of this and makes himself available all week long. If he has another customer he will kindly ask to call you back, and he does! He’s thorough, has wonderful follow through, and cares. He knows the families in the park, if they have children and won’t hesitate to call if he thinks there’s something different in your routine to make sure you’re ok.
Jun 26, 2019 · H HI have lived in bush ranch for a short time but can tell everyone is very respectful of each other and the property management is always very friendly and helpful. The day after moving in my water backed up and someone was out to fix it within 20 minutes of me calling! So far I love the quiet neighborhood that feels tucked away but still close to grocery stores and shopping areas.
