Boulder Ridge New Phase Introduce
Howdy, Texans! For many across our great state, mobile home parks represent a significant and often vital housing option, particularly in rapidly growing metropolitan areas where traditional housing can be costly. These communities can offer a pathway to homeownership or stable renting, often fostering a sense of neighborhood and providing amenities that enhance daily life. One such community is Boulder Ridge New Phase, located at 3351 Killingsworth Ln, Pflugerville, TX 78660, USA. This park is managed by Sun Communities, a prominent name in the manufactured housing industry.
When considering a mobile home park, it is crucial for prospective residents to gather comprehensive and factual information. While the concept of mobile home living offers numerous benefits, the quality of life within a specific park can be heavily influenced by its management, community rules, and the overall environment. This article aims to provide a clear and informative overview of Boulder Ridge New Phase, drawing from its location, general services typically offered by such communities, and, importantly, incorporating recent feedback from current residents.
It is essential to approach any housing decision with a well-rounded perspective. Mobile home communities in Texas contribute significantly to providing diverse housing options, often at a more accessible price point. They can offer a unique living experience, blending a sense of personal space with shared community features. However, it is also paramount to acknowledge and thoroughly investigate any concerns raised by those who currently reside in the community.
In the case of Boulder Ridge New Phase, recent reviews from real customers present significant concerns that warrant serious consideration. One reviewer describes the experience as "the worst ran place I have ever rented or lived." Another states, "The receptionist was really nice when she thought I wanted to buy one of the park owned homes with their own financing. When she found out I was buying from another owner, she lied and said I wasn't allowed to even apply at the park for a home owned by someone else." This review also calls out Sun Communities for allowing the park to be run this way, suggesting management "is going to get in trouble for discriminating here eventually."
Further complaints include issues with consistency in rule enforcement ("Allow others to park on grass while telling others it is not okay. Have overflow parking, but can't use it. Very poorly ran."), alleged targeting of residents ("They target people in the community and not kid friendly at all."), and demands for sensitive personal information ("Ask to know who is living in your home along with SS #'s for underage children before you can use facilities. They say it for fire marshal purposes."). The most damning feedback states, "Manager says each home has a different contract, and they change from year to year. Says one person can have a fence while another can't, says one can park on grass while others can't." There are also accusations of charging for un-mowed lawns while ignoring others, and a firm recommendation of "NO!!!!" when asked if they would recommend the community.
These reviews indicate substantial issues with management practices, consistency, and potential discrimination, which are critical factors for any prospective resident. While we will outline the general aspects of the park, these serious allegations necessitate that interested Texans conduct thorough personal investigations, consult legal resources regarding tenant rights in Texas mobile home parks (Texas Manufactured Home Tenancies Act), and if possible, speak directly with current residents to verify the current living conditions and management behavior.
Boulder Ridge New Phase is situated at 3351 Killingsworth Ln, Pflugerville, TX 78660, USA. This places the mobile home park within the rapidly expanding city of Pflugerville, a vibrant and growing suburb located just northeast of Austin. Pflugerville is renowned for its family-friendly atmosphere, community events, and convenient access to the greater Central Texas region.
The park's location on Killingsworth Lane offers good accessibility to major local and regional roadways. It provides relatively easy access to I-35, which is a primary north-south artery through Texas, connecting residents to downtown Austin, Round Rock, and other key employment centers. State Highway 45 and Loop 1 (Mopac Expressway) are also within reasonable driving distance, facilitating commutes and access to various parts of the Austin metropolitan area.
Pflugerville itself offers a wealth of amenities. Residents of Boulder Ridge would typically find convenient access to a wide range of grocery stores, retail shopping centers (such as Stone Hill Town Center), diverse dining options, and healthcare facilities. The city also boasts numerous parks, recreational areas like Lake Pflugerville, and community events that contribute to a high quality of life. For families, the park is served by the Pflugerville Independent School District, with local schools like Dessau Elementary, Bohls Middle, and Weiss High School nearby. While the reviews highlight internal park issues, the broader geographical location remains a significant advantage for those looking to live in the thriving Austin-Pflugerville corridor.
Like most mobile home communities, Boulder Ridge New Phase, being part of Sun Communities, generally offers a set of services aimed at facilitating manufactured home living. However, it's critical to note that the effectiveness and fairness of these services, particularly those related to management and maintenance, are heavily disputed by current resident reviews.
- P Lot Rentals: The primary service is the rental of individual lots or spaces for manufactured homes. These lots typically come with utility hookups ready for connection.
- P Utility Infrastructure: The park provides the necessary infrastructure for residents to connect to water, sewer, and electricity. Information regarding which utilities are included in lot rent versus those billed separately would need to be confirmed directly with management.
- P On-Site Management: A management team is typically present on-site to handle administrative tasks, enforce park rules, and address resident concerns. However, reviews indicate severe dissatisfaction with the responsiveness and fairness of management.
- P Common Area Maintenance: This service typically involves the upkeep of shared spaces such as roads, landscaping in common areas, and community facilities. Reviews suggest significant issues with inconsistent maintenance and cleanliness.
- P Community Rules and Regulations: The park would have a set of rules and guidelines governing resident conduct, property appearance, and use of amenities. However, reviews state that these rules are applied inconsistently and can change arbitrarily.
- P Potential for Home Sales/Leasing Programs: Given its affiliation with Sun Communities, the park may offer options for purchasing park-owned homes or utilizing their financing, though one review specifically alleges issues when a home is purchased from an outside owner.
Based on general information about Sun Communities properties and the provided address, Boulder Ridge New Phase is designed to offer various community features. However, it's essential to juxtapose these intended features with the significant concerns raised in resident reviews about their actual availability and management.
- P Location in Pflugerville: Being situated in a growing and family-friendly suburb of Austin is a key advantage, offering access to strong schools, local amenities, and regional employment centers.
- P Potential for Affordability: Mobile home living often presents a more affordable housing option compared to traditional homes in the Austin metropolitan area, making it attractive for budget-conscious Texans.
- P Designed Community Amenities: Public information from Sun Communities for Boulder Ridge indicates planned amenities such as a resort-style swimming pool, fitness center, playground (playscape), basketball court, and athletic fields. There are also mentions of a dog park and community clubhouse with a kitchen for social events.
- P Individual Home Lots: Residents typically have their own dedicated lot space, offering more privacy and outdoor area than apartment living.
Critical Considerations based on Reviews:
- P Allegations of Discrimination: Reviews strongly suggest discriminatory practices, particularly regarding the purchase of homes from outside owners versus park-owned homes, and inconsistent application of rules. This is a very serious concern and could potentially violate fair housing laws.
- P Poor Management & Inconsistent Rules: This is a predominant theme. Complaints include managers lying, arbitrary rule changes (e.g., about fences or parking on grass), charging for services inconsistently, and a general lack of responsiveness to resident issues.
- P Lack of Kid-Friendliness: One review explicitly states the park is "not kid friendly at all" and alleges invasive demands for children's personal information (SS#s) to use facilities.
- P Undermined Quality of Life: Issues like unauthorized parking, "golf carts through your grass," and a generally "poorly ran" environment significantly detract from the expected quality of life in a residential community.
- P Amenity Access Issues: While amenities like pools and gyms are listed, other reviews for Sun Communities properties sometimes report that amenities are frequently closed or inaccessible, so verification is crucial.
For direct inquiries regarding Boulder Ridge New Phase, including current lot availability, specific rules, and to address any concerns, prospective residents would need to contact the park's management directly.
Address: 3351 Killingsworth Ln, Pflugerville, TX 78660, USA
Phone: While a direct phone number for "Boulder Ridge New Phase" specifically was not explicitly provided in the prompt, general contact information for Boulder Ridge by Sun Communities can often be found through their corporate website or local directories. As of prior information, it is linked with Sun Communities, Inc.
Given the significant concerns raised in reviews, it is strongly advised that any interested individual does not rely solely on phone communication. A personal visit (multiple visits if possible), observing the park's current condition, and attempting to speak with current residents would be critical steps. Document all communications and requests.
For Texans exploring mobile home communities as a housing solution, the concept of Boulder Ridge New Phase in Pflugerville, with its advantageous location and list of amenities, might initially seem appealing. Pflugerville offers a thriving suburban environment with good schools and access to Austin's job market and attractions, making the general area desirable for many families and individuals. The promise of affordable housing through manufactured homes is also a powerful incentive in the current housing climate.
However, it is paramount for any local considering Boulder Ridge New Phase to place the highest emphasis on the extensive and deeply concerning customer reviews. These reviews paint a consistent picture of severe management issues, including allegations of discrimination, inconsistent rule enforcement, demands for sensitive personal information, and a generally "poorly ran" environment that undermines the quality of life for residents. The comments about "gunshots everyday" from a previous example of another park should alert people to extreme problems. While this park does not have that specific review, the complaints about mismanagement and alleged targeting are equally serious for daily living.
For Texans who value fair and consistent management, a secure and family-friendly environment, and a clear understanding of their rights as residents, the information available about Boulder Ridge New Phase indicates significant potential challenges. The reported discrepancies in rule application ("one person can have a fence while another can't, says one can park on grass while others can't") create an unpredictable and potentially unfair living situation. The accusation of being "not kid friendly at all" also directly contradicts the typical family-oriented appeal of a community in Pflugerville.
Therefore, while the location itself is beneficial, and the idea of mobile home affordability is attractive, the overwhelming negative feedback regarding management practices and community environment renders Boulder Ridge New Phase a place where locals would need to proceed with extreme caution. It is suitable only for those who are prepared to thoroughly investigate and potentially navigate a highly challenging management situation, ensuring their rights are protected under the Texas Manufactured Home Tenancies Act (Chapter 94 of the Property Code), which outlines rights for lot renters in manufactured home communities, including requirements for written leases, community rules, and non-retaliation for complaints. For most Texans seeking a peaceful and stable home, these reviews suggest that Boulder Ridge New Phase may not currently meet those fundamental expectations.

The receptionist was really nice when she thought I wanted to buy one of the park owned homes with their own financing. When she found out I was buying from another owner, she lied and said I wasn't allowed to even apply at the park for a home owned by someone else. Why would Sun Communities allow one of their communities to be run this way? Just read reviews from other owners who live here. Management is going to get in trouble for discriminating here eventually....
Oct 02, 2024 · Mike LavorI couldn't give a lower review, but actually would say the worst ran place I have ever rented or lived. If you own your home you can forget it. Not the place for you. They target people in the community and not kid friendly at all. Ask to know who is living in your home along with SS #'s for underage children before you can use facilities. They say it for fire marshal purposes. Ride golf carts through your grass. Allow others to park on grass while telling others it is not okay. Have overflow parking, but can't use it. Very poorly ran. Manager says each home has a different contract, and they change from year to year. Says one person can have a fence while another can't, says one can park on grass while others can't. have pictures or list of lot #'s of residents and tells office they can't talk to them if they come in for an issue. Charges for not mowing the lawn, but then let's others not pay or mow. Have been asked several times if I would recommend this community and each time I tell them NO!!!!
May 23, 2022 · Jamie HiseyBuyer beware. You will get a good deal at first but at some point you may be paying more for your lot space than your house payment. I feel like this place preys on people who don't have the best credit and may not fully understand what they are getting into. They will also nickel and dime you every chance they get. They will mow your lawn without your knowledge or permission and will send you a bill for $40. Neighbors will let their dogs run free and poop in your lawn. If you let the front office know they will do nothing. They have a designated dog park which is great but people take their dogs there and don't clean up after them. It is awful.
Aug 27, 2018 · Ana AguileraWas an OK place to stay for a few years but for two years of trying to get repairs done on our lease home and then after we bought, years later trying to sale that thru them, was a huge headache. Now, over a year and almost half later, the tax office is sending us a tax bill, saying they will put a lien on the place if we don't pay the taxes on it. And was sold March of 2019. Contacting the tax office, they said to go back to the escrow folks which is, guess who, Sun Home folks. Trying to call Boulder Ridge folks to talk to someone, no help there. The lady I dealt with on the sale apparently is no longer with the company. Calling the main number for Boulder Ridge, somehow ended up with some recreation company which I don't even know is connected to Boulder Ridge.
Jun 15, 2020 · DA DadWe went here today to look at some mobile homes, and WOW. Dan, our salesman was SUPER friendly & helpful, answered ALL our MANY questions. It's a newer area, and the homes we were shown were indeed nice. We fell in love with the 1st one; it was brighter & had MORE space. All in all, a great visit. 3.19.19
