Blue Springs Village operates as a mobile home community where residents typically own their homes and lease the land they occupy. The park has been under new ownership for approximately four years, a period during which it has experienced notable shifts in its operational approach, particularly concerning rent adjustments and property management policies. While these changes have garnered mixed feedback from long-term residents, reflecting concerns about affordability for those on fixed incomes and some aspects of maintenance, the park continues to serve as a housing option in the Danville area. It is important for prospective residents to understand the current operational model and to engage directly with management to address any questions they may have about the community's evolving landscape.
Blue Springs Village is situated at 5899 Broadway Rd, Danville, PA 17821, USA. This location places the mobile home community within Danville, Montour County, in the heart of Central Pennsylvania. The positioning offers residents access to a blend of local amenities and the region's natural charm.
For Pennsylvanians, particularly those in the central part of the state, Danville is a well-established borough known for its medical facilities, including the Geisinger Medical Center, which is a significant regional employer and healthcare provider. The park's location on Broadway Road ensures relatively easy access to Danville's core services and amenities. Residents will find convenient access to grocery stores, local businesses, dining options, and other essential services within a short drive.
The broader Central Pennsylvania region provides a variety of recreational and cultural opportunities. The Susquehanna River, a prominent feature of the landscape, offers possibilities for fishing, boating, and other water-based activities. Nearby state parks and game lands provide ample opportunities for hiking, hunting, and enjoying the outdoors. Danville itself boasts a community park, local historical sites, and various community events throughout the year. The accessibility of Blue Springs Village allows residents to enjoy a quieter, community-focused lifestyle while still being connected to necessary urban conveniences and the recreational appeal of the Pennsylvania countryside. This makes it a practical choice for those seeking affordable living within a well-connected yet serene environment.
Blue Springs Village, as a mobile home community, provides the fundamental services essential for residents who own their manufactured homes and lease lots within the park. Based on the nature of such communities, and insights from resident feedback, the typical services include:
Lot Rentals: The primary service offered is the leasing of individual plots of land within the community. Residents own their mobile homes, which are placed on these leased lots. This includes the provision of necessary utility connections to each site.
Utility Connections: The park provides the infrastructure for homes to connect to vital utilities. This typically encompasses:
Water Service: Access to water, which according to a resident, contains "a lot of chlorine." It is important for residents to consider personal filtration if concerned about water quality.
Sewer Service: Connection to the community's wastewater management system, with residents noting rent increases related to "sewer."
Trash Collection: While specifically mentioned as a service that has seen a rent increase ("because we have to use their garbage can and raised it twice because of sewer"), this indicates organized waste disposal is provided.
Road Maintenance: The park management is responsible for maintaining the internal roads within the community. However, a review mentions concerns about "pot holes" and suggests a need for "major upgrades like pave the roads right," indicating that while maintenance occurs, residents desire improvements in this area.
Tree Trimming/Landscaping (Common Areas): The park is responsible for the maintenance of common areas and overall landscaping, including tree trimming, although a resident suggested a need to "trim the trees the right way," implying a focus on maintaining park aesthetics.
Community Management: An on-site or off-site management team oversees the daily operations of the park, enforces community rules, and manages tenant relations. Resident feedback suggests that the "new owner" is actively involved, and concerns about management finding "a way to run you out" if they "don't like you" indicate active, if sometimes contentious, management.
Prospective residents should always confirm with management what specific utilities are included in the lot rent and what additional fees or responsibilities may apply, as well as inquire about water quality reports and plans for infrastructure improvements.
Blue Springs Village, as a mobile home community in Danville, PA, offers several features that define the living experience for its residents. While some aspects draw critique, others represent core characteristics of the community.
Affordable Housing Option: Mobile home communities generally provide a more budget-friendly pathway to homeownership or stable long-term rental compared to traditional stick-built homes. This makes Blue Springs Village a practical choice for individuals and families in Pennsylvania seeking a more accessible housing solution.
Established Community: As an existing mobile home park, Blue Springs Village has an established resident base, offering a sense of community to those who value living among neighbors. While there are discussions around new ownership and management, the foundation of a community remains.
Individual Home Ownership: Residents typically own their manufactured homes, providing them with autonomy over their living space and the ability to personalize the interior of their homes. This sense of ownership is a significant highlight for many mobile home residents.
Direct Management Involvement: The presence of a "new owner" who has taken over operations indicates direct management involvement in the park's affairs. While this has led to changes, it also means there is an active entity overseeing the community.
Essential Utility Access: The park provides crucial utility connections to each lot, including water, sewer, and garbage collection, simplifying the setup and maintenance for residents' homes.
Quiet Residential Setting (Potential): While not explicitly stated in recent reviews as a highlight, mobile home parks generally aim for a quieter residential environment compared to denser urban settings. This allows for a more peaceful daily life.
Proximity to Danville Amenities: The park's location in Danville provides convenient access to local services, including medical facilities, grocery stores, and other essential businesses, ensuring residents can easily meet their daily needs.
Rural/Suburban Blend: Being in Danville, the community benefits from a mix of suburban conveniences and the natural landscapes of Central Pennsylvania, offering a balanced lifestyle for those who appreciate both.
Mobile home communities like Blue Springs Village typically do not offer traditional "promotions" or "special offers" in the retail sense, as their business model is based on long-term lot rentals. However, the value propositions and potential incentives for new residents might manifest in other ways:
Lot Rent Structure: The primary financial consideration for residents is the monthly lot rent. As noted by current residents, under the new ownership, the rent has been increasing. While this is a concern for some, it indicates the current pricing structure. Prospective residents should inquire directly about the latest lot rent rates and what is included (e.g., water, sewer, trash, as these were mentioned as contributing to rent increases).
Affordability of Mobile Homes: The inherent "offer" of a mobile home park is often the relatively lower cost of purchasing a manufactured home compared to a traditional stick-built house. This makes homeownership more accessible.
Incentives for New Home Placement (Potential): While not explicitly stated, some mobile home communities, when seeking to fill vacant lots or encourage upgrades, may offer incentives for placing a new manufactured home. These could include:
Reduced or waived first month's lot rent.
Assistance with moving or setup costs for new homes.
Partnerships with mobile home dealerships that might offer favorable financing options for homes purchased for placement within Blue Springs Village.
"Pre-Owned" Home Opportunities: The park may have a list of pre-owned mobile homes for sale within the community. Purchasing an existing home can often be a more affordable entry point than buying a brand new manufactured home, serving as an indirect "offer" of lower cost of entry.

Blue Springs Village Reviews
This place is nothing anymore new owner took over 4 years now and he keeps increasing the rent..the old owner always kept the rent down because of the elderly people with a fixed income. Now the new owner has increased the rent to the point where now you can't afford to live here.also if you have stuff in you yard you will be charged an extra fee..the water here has a lot of chlorine in it.(if you do the research on chlorine it causes you to have cancer ) many people have died in here from cancer..your body absorbs chlorine no matter if you drink it or bathe in it. The only thing that this water is good for is for flushing your toilet. Its all about the money in here. the rich get richer and we get poorer and stabbed in the back. If the management don't like you they will find a way to run you out.
