Aspen MHC Introduce
Aspen MHC (Mobile Home Community) is a well-established residential area located in Fort Collins, Colorado, a city renowned for its vibrant university culture, thriving job market, and gateway access to the Northern Colorado mountains. Historically, Aspen MHC has been a critical component of the local housing landscape, recognized for providing a comparatively affordable living option in a city where housing costs have rapidly escalated. The community is noted for its naturally environmental setting, with some long-term residents describing a desirable "back to nature" outlook that creates a pleasant, semi-secluded residential feel despite its in-town location.
For many years, this mobile home park was known as one of the best and most affordable places to live in Fort Collins, serving as a long-term home for multiple generations. It has traditionally been a haven, particularly for the elderly and people with fixed incomes, allowing them to maintain homeownership in a beautiful, established location. The unique model of mobile home parks—where residents own their manufactured home but lease the underlying land (the lot)—has made communities like Aspen MHC a vital source of home stability for those who could not afford traditional housing. Currently, the lot rent is approximately $895 per month (buyers should verify the current rate upon application).
However, like many mobile home communities across Colorado, Aspen MHC has faced significant changes following its purchase by new ownership, which includes management by Sisu Brothers Property Management. Changes in ownership and management often lead to shifts in operating policies, which in this case have included multiple lot rent increases. This has created considerable financial stress for some long-term residents, raising concerns about the ongoing accessibility and affordability of this housing type for its most vulnerable residents, especially those on fixed incomes. Prospective residents are strongly encouraged to thoroughly research current management practices and legal rights concerning lot rent increases in Colorado, which permits increases once every 12 months with 60 days' notice, but without a limit on the amount of the increase.
### Location and Accessibility
Aspen MHC is located at 400 S Overland Trail, Fort Collins, CO 80521, USA. This address places the mobile home park in a highly practical and central area of Fort Collins, offering excellent access to key city amenities and thoroughfares.
- Major Road Access: The community is situated directly off South Overland Trail, a major north-south artery in Fort Collins. This provides residents with easy, fast access to the northern and southern parts of the city.
 - Proximity to Amenities: The location is close to retail centers, grocery stores, pharmacies, and essential services, which is particularly important for elderly residents or those with limited transportation options.
 - Transportation Links: The location is highly likely to be on or very near major public bus routes managed by Transfort (Fort Collins' public transit), facilitating connectivity across the city, including to Colorado State University (CSU) and downtown Fort Collins.
 - Natural Setting: Despite its convenient location near a main road, the community maintains a naturally environmental feel, offering a pleasant, "back to nature" residential experience that provides a retreat from the city bustle.

### Services Offered
As a manufactured home community, the primary services offered revolve around the provision and maintenance of the leased lot space and the communal infrastructure.

 - Infrastructure Access: Provides essential utility connections (water, sewer, electric, and potentially gas) to each lot, with utility fees often billed alongside or in addition to the base lot rent.
 - Community Management: Offers Onsite services through the property management company, which handles lease agreements, lot rent collection, community rules enforcement, and general maintenance of common areas.
 - Common Area Maintenance: The property management is responsible for maintaining shared spaces, including roads, lighting, and any common community grounds.
 - Trash/Recycling: Typically includes or coordinates the provision of essential services like trash and recycling collection for residents.

### Features / Highlights
The appeal of Aspen MHC stems from its unique position as a community-oriented, naturally set residential area within a highly desirable city.
- Affordable Homeownership Model: Historically, the most significant highlight is that the community offered one of the few opportunities for affordable homeownership in Fort Collins, allowing residents to build equity in their home without the prohibitive cost of land.
 - Natural Environment: The park is known for its "naturally environmental" feel and "back to nature outlook," offering a quieter, more scenic living experience than typical urban housing.
 - Established Community: Many residents have called Aspen MHC home for decades, indicating a long-established and stable neighborhood that fosters familiarity and strong community bonds.
 - Seniors and Fixed-Income Focus (Historical): The community has historically served as a critical resource for elderly residents and those on fixed incomes, offering a supportive and lower-cost housing solution.
 - Upgraded Homes: Homes within the community, such as a recent listing, can feature fully remodeled interiors including new windows, cabinets, appliances, and decking, demonstrating the potential for comfortable, modern living in privately owned manufactured homes.

### What is Worth Choosing
Choosing Aspen MHC is historically choosing a foothold of affordable homeownership within the vibrant city of Fort Collins. What makes it worth choosing today, despite concerns about rising lot rent, is its strategic location and its potential for a comfortable, independent lifestyle in a relatively natural setting. The primary draw is the ability to own your home—a dedicated asset—in a well-positioned part of the city for a significantly lower initial cost than a traditional home.
However, prospective buyers must enter the community with full awareness and diligence. While the location is convenient and the aesthetic is appealingly natural, the financial stability of the lot lease is a major factor. The community is now managed by Sisu Brothers Property Management, which has a reputation for strict enforcement of rules and significant lot rent increases. Therefore, the decision to choose Aspen MHC relies on prioritizing the inherent value of homeownership and the desirable Fort Collins location while being financially prepared for, and legally informed about, the potential for future increases in the mandatory lot rent. This community represents a crucial, though increasingly complex, option in the quest for home stability in Northern Colorado.

June 20 · Tommy MontoyaEverything was fine, when we moved in 4 yrs ago. Ownership of the park changed hands a few times but management left us alone. Then, Sisu Bros. took over and everything went to hell. My family ran into a patch of bad luck (still going through it, actually) and they double charged us on the water bill. We got behind on the rent and management refused to work with us on any of it. They set up to evict us immediately. The stress of the upcoming Eviction took its toll on me and I was in and out of the hospital for weeks for severe depression and suicide attempts. During this period I still called and pleaded with management to work with us because we own the trailer. It was our home! He would not budge.I don't know who the company was Sisu Bros. hired to move all our stuff out of the house we own but they did not let me take the items I need to survive, like my glasses, medication, blood pressure monitor or the watch that keeps track of my elevated pulse. They threw me out with nothing and then threw everything else in a dumpster. I am now homeless with a trailer I own on their property and my husband is in jail on bogus trespassing charges thanks to SiSu Brothers.Oh and be careful of the neighbors, too. My "well meaning" neighbors offered to store some of our stuff under their house. Now they claim they don't have any of it. So they sold it, stole it, kept it. I don't know. But I would beware. It's not a nice neighborhood. If this review sounds like sour grapes or disgruntled well..... Yeah! After being mistreated the way we were that last year you would be too. I have nothing good to say about the neighborhood and especially SiSu Brothers Property Management. They are just awful to try to work with.
March 25 · Vivianne SutherlandThis place is a real dump trailers are pure trash .some of the people that live there of a hard working trying to make it in life but to buy a trailer from there is a joke. K2 managment is selling mobile homes for 5 times worth the value and then collecting interest was thinking of moving there. I spoke with some tenants there right away they advised me not to rent to own a place here because of the price. I looked up the value of a trailer on a lot that belonged to K2 managment or a guy by the name William Samuel I really didn't lookin to that a 1969 2 berm 1 bath trailer was sold for $15,000 but valued at $3,300.WOW is what I said. The owner said she has the title but there is a lien on it and is about to get evicted. From that one visit I new that was a place for slumlords to exploit the poor I felt sorry for those people because I'm not that from their situation. I know this review isn't going to change what's going on over there but I'm going to try and look into the property owners of the lots and those trailers. I for got to mention the guy living in a half of van and his car that guy had some weird stories about that place too. That's what I have to say on ASPEN MHP Ft Collins Colorado
April 25 · Israel MartinezThis is a dilapidated junkyard with constant household discards littering Overland Trail. The owner should be ashamed that they allow this pileup at a children’s school bus stop. It is unsafe, unsanitary and unsightly.Updated Jan 14, 2020- Inundating the neighborhood with more trash on Overland. Now it’s a discarded mattress and a refrigerator in front of the fire hydrant and school bus stop.
January 14 · Amy DayNot very friendly... I have a friend their and from what I hear I dislike the neighbors. Not very good the way they treat them
