Apple Creek Introduce
For many Ohioans, finding a place to call home that balances comfort, affordability, and a sense of community is a key consideration. Mobile home parks often present a unique and accessible alternative to traditional homes, offering independent living within a managed environment. In the charming and accessible area of Amelia, Ohio, Apple Creek is one such community that has carved out a distinct identity. This article aims to provide a clear, engaging, and informative overview of Apple Creek, drawing on available public information and resident perspectives, to help prospective residents in the Ohio region understand what it offers.
Apple Creek positions itself as a "cozy community with friendly neighbors" that provides "comfortable and affordable living." It's a place that offers a range of amenities designed to enhance the resident experience, from recreational spaces to convenient storage options. However, like any community, it has its unique operational style, particularly concerning management interactions. Understanding these nuances is crucial for determining if Apple Creek aligns with your housing needs and preferences in the Buckeye State.
Apple Creek is strategically located at 2191 E Ohio Pike #57, Amelia, OH 45102, USA. This address places it within the village of Amelia, a community in Clermont County, Ohio. Amelia offers a pleasant blend of small-town charm and practical access to the broader Cincinnati metropolitan area. The park's location on East Ohio Pike (State Route 125) is a key advantage, providing direct access to local conveniences and regional connectivity.
Residents of Apple Creek benefit from excellent accessibility to essential services and attractions:
- Proximity to Cincinnati: The park is approximately "30 minutes away" from downtown Cincinnati, offering easy access to big-city employment opportunities, diverse dining, cultural attractions like the National Underground Railroad Freedom Center, and entertainment venues such as Great American Ball Park.
- Local Amenities: Amelia boasts a "small-town feel" with "numerous family-friendly events" and a "broad array of restaurants." The park is also close to shopping centers like Hawthorne Valley Shopping Center and Summit Plaza.
- Educational Institutions: It is within the West Clermont Local attendance zone and offers reasonable access to higher education institutions like the University of Cincinnati, Clermont.
- Outdoor Recreation: Residents have access to "plenty of outdoor recreation" with "parks and places to go swimming," and being a short drive from East Fork State Park, Woodland Mound Park, and the Cincinnati Nature Center - Rowe Woods. The park itself features a "Catch and Release Lake."
This blend of a peaceful suburban setting with convenient access to both local charm and metropolitan opportunities makes Apple Creek's location highly appealing for Ohioans.
Apple Creek is managed by Sun Communities, a prominent name in manufactured home communities, and offers a comprehensive suite of services and amenities for its residents. However, some aspects of service delivery, particularly regarding communication and enforcement, are highlighted in resident reviews.
- Community Amenities: The park provides and maintains several on-site amenities for resident use. These include a "spacious clubhouse" (with a fully equipped kitchen), an "outdoor playscape" (playground), a "basketball court," a "Pet Friendly" environment (with a "Pet Park" listed in some descriptions), a "Mail Center," and a "Common Area with Wi-Fi." These facilities support social engagement and recreation.
- On-Site Storage Solutions: Apple Creek offers "on-site storage units" for residents, which is a valuable service for those needing extra space for personal belongings or recreational vehicles. An "RV Storage Area" is also specifically mentioned, complete with gates and surveillance cameras for security.
- Professional On-Site Customer Service: The park emphasizes its "professional customer service team" who are "regularly available to answer questions and assist residents." While one review suggests a delay in management's response ("takes them FOREVER TO DO ANYTHING"), other external reviews laud the "office staff is great," indicating a commitment to support.
- Planned Activities: Apple Creek organizes "Planned Activities" for residents, fostering a sense of community and providing opportunities for socializing, card games, and sports events.
- Utility & Home Features: Homes typically include essential appliances (refrigerator, dishwasher), central A/C, and washer/dryer hookups, contributing to comfortable living. While some listings mention "Trash Removal" and "Internet included in rent," residents are generally responsible for other utilities, which should be verified directly.
- Manufactured Home Sales/Rentals: The community facilitates the sale and sometimes rental of "quality-built manufactured homes," offering a range of options for prospective residents.
It's important for prospective residents to understand the management's enforcement style, as reviews highlight a "picky and strict" approach with "constant 'warning' you did something wrong," and a perception of disproportionate urgency for resident compliance versus management's response time. Transparency regarding rules and their enforcement is key.
Apple Creek in Amelia, OH, boasts several attractive features and highlights that contribute to its appeal as a mobile home community, while also presenting some unique aspects of its management style:
- Clean and Well-Maintained Environment: A significant highlight is that the park is "very clean and not your typical trailer park." This indicates a commitment to aesthetics and upkeep, creating a pleasant living environment for residents.
- Quiet Atmosphere: For the most part, the park is described as "Pretty quiet," appealing to those who seek a peaceful residential setting away from excessive noise.
- Extensive Community Amenities: Apple Creek offers a robust list of on-site amenities:
- Clubhouse/Community Center: A "spacious clubhouse" with a "fully equipped kitchen" for gatherings and social events.
- Recreational Areas: An "outdoor playscape" (playground) and a "basketball court" for active residents and children.
- RV Storage Area: A "safe, secure, and convenient space with gates and surveillance cameras" for RVs, a valuable feature for travelers.
- Catch and Release Lake: Provides opportunities for fishing and enjoying nature within the community.
- Pet-Friendly: Welcomes pets, including a dedicated "Pet Park" area.
- Proximity to Cincinnati Attractions: Its location provides easy access to major metropolitan attractions and opportunities in Cincinnati, balancing small-town living with urban convenience.
- Modern Home Features: Available homes often include desirable features like central A/C, all kitchen appliances, and washer/dryer hookups.
- Easy to Get In To: One review mentions it's "easy to get in to," which could suggest a streamlined application process, though this should be balanced against other feedback regarding strictness.
A notable aspect of the park, though a source of frustration for some residents, is the "picky and strict" management style, particularly regarding rules and parking ("not allowed to park on the street"). This strictness, while potentially leading to a well-maintained park, is a key characteristic that prospective residents should be aware of and comfortable with.
Based on the available public information, Apple Creek does not explicitly advertise short-term "promotions" or "special offers" in the traditional sense, such as discounted rent for new residents. However, the community's inherent features and value propositions serve as ongoing benefits and "offers" to prospective residents:
- Comprehensive Amenities: The wide array of on-site amenities – including a clubhouse, playground, basketball court, and especially the RV storage area and catch-and-release lake – are continuous "offers" that enhance the quality of life without additional direct fees for usage. These add significant value beyond just the lot rent.
- Clean and Quiet Environment: The consistent focus on maintaining a "very clean" and "pretty quiet" community is a strong, continuous "promotion." For those seeking a well-kept and peaceful living space, this inherent quality is a major draw.
- Access to Quality Homes: As part of Sun Communities, Apple Creek offers "quality-built manufactured homes." The availability of various home options, whether for sale or rent, provides flexible and often more affordable housing solutions compared to traditional housing.
- Pet-Friendly Policy: The explicit pet-friendly nature of the community, including a "Pet Park," is a significant "offer" for pet owners who often face limitations in other rental or community settings.
- Planned Social Activities: The organization of "Planned Activities" fosters community spirit and provides opportunities for residents to engage and socialize, enriching the living experience.
While the reviews mention the park is "VERY expensive" and that management is "picky and strict," implying that the "ease to get in to" might be offset by cost and stringent rules, the value comes from the comprehensive amenities and the well-maintained nature of the property. Prospective residents should inquire directly about current lot rental rates, any administrative fees, and utility responsibilities to fully understand the financial commitment. Direct communication with management will provide the most accurate and up-to-date information on any available homes or specific terms.
For those interested in learning more about Apple Creek, inquiring about available homes or lots, or discussing the possibility of making it your next home in Amelia, Ohio, the park's management can be reached through the following contact details:

- Phone: (513) 797-5508

It is highly recommended that prospective residents utilize these contact methods to engage in direct communication with the park's management. When contacting, it would be prudent to ask specific questions regarding current lot availability, precise rental rates, detailed information on all fees (including administrative and pet fees), and, crucially, to obtain a clear understanding of the park's rules and regulations, especially concerning parking and warning protocols. Asking about the process for addressing maintenance requests and how disputes are handled would also be beneficial. Obtaining clear, written information on all terms and conditions is essential for making an informed decision, especially in light of the nuanced resident feedback.
Apple Creek in Amelia, Ohio, presents a unique and potentially suitable living option for many local Ohioans, particularly those who prioritize a clean, quiet, and amenity-rich community, and who are comfortable with a structured management style. Its suitability for Ohioans stems from several key factors that align with common desires for comfortable and accessible living in the Buckeye State.
Firstly, the park's commitment to being "very clean and not your typical trailer park" is a significant draw. This dedication to property upkeep and aesthetics creates a pleasant and inviting living environment, appealing to locals who value a well-maintained neighborhood. The "Pretty quiet for the most part" atmosphere further enhances its appeal for those seeking a peaceful retreat from the demands of daily life.
Secondly, the extensive list of on-site amenities adds substantial value for residents. The clubhouse, playground, basketball court, catch-and-release lake, and particularly the secure RV storage area, provide diverse opportunities for recreation, socialization, and practical needs. These features contribute to a higher quality of life within the community, making it more than just a place to reside. The pet-friendly policy is also a major advantage for Ohio's many pet owners.
However, prospective residents must be aware of the "picky and strict" management style and the concerns about parking rules and communication. For Ohioans who appreciate clear rules and a well-ordered community, and who are prepared to diligently adhere to guidelines (and perhaps keep detailed records), this approach might be beneficial in maintaining the park's overall quality. The "easy to get in to" aspect could be appealing, but it's crucial to thoroughly understand the full scope of responsibilities and expectations once settled.
In conclusion, Apple Creek offers a compelling package of modern homes, extensive amenities, and a clean, quiet environment in a convenient Amelia location. It is suitable for Ohio locals who are seeking a managed community with strong on-site features, provided they are comfortable with a strict adherence to rules and proactive in their communication to navigate any potential management-related challenges. Direct engagement with the park's team to clarify all policies and fees will ensure a smooth transition into this unique Ohio community.

Apple Creek Reviews
Imagine living here it’s very nice and all but management is a joke! Your first year of living in the community will be nothing but constant “warning” you did something wrong or haven’t done something by their needs. When you need something for them it takes them FOREVER TO DO ANYTHING but when they need you to do something it NEEDS DONE IN 24 hours or you get charged a hand and foot. Always take pictures to have a time stamp cause they do like to try and play dirty. There’s so much I could say about this place but I’ll let y’all find out the rest on your own. Also even tho you pay to live here apperantly your not allowed to park on the street kinda find it funny they don’t allow it but wanna charge you hella to live there!
May 12, 2025 · TayyyVery clean and not your typical trailer park. Pretty quiet for the most part. They are picky and strict about a lot of things and VERY expensive! But easy to get in to…….
May 18, 2025 · Rebecca HeraldIf you are looking for a place to live don't live here...keep looking water bills way to high..took 5 trips for them to put a front door in and it's still not right..don't believe anything you are told. As of January 27th my concern about the incorrect water billing has not been resolved..and due to the weather I don't anticipate any one wanting to attempt to repair the door the incorrect water billing is my biggest issue at this time..no your current reading is not correct.....
Jan 28, 2025 · James RustIf I could have given negative stars I would have.***UPDATED 07/11/2020***The company that manages Apple Creek is Sun Communities. I am a current resident. They are a predatory business.Do NOT move into any community they own. They employee people whose sole purpose is to daily patrol the neighborhood specifically searching for the most minor rules violations so that they can fine you.If there is something they don't like that isn't clearly stated in their rules they have a category of "other" and will write in a violation to fine you. If your one day late on your rent they will issue an eviction notice. Their posted office hours are a joke as we constantly run into issues of the office being closed when its posted that it should be openThis happens more at the begining of the month so that you can't come in and pay your lot rent on time. This way they can charge you a late fee of $55. They have a drop box but if your gestimation of rent is off by more than $5 they hit you with a late fee. They have refused pairing with the better business bureau so that they don't have to deal with business violations.I can not stress this enough, DO NOT MOVE HERE!!It looks pretty but its a trap to prey on the lower income class.**UPDATE BELOW**Because of this review the managment has been harassing me with BS "violations" when over half the trailers in the park are much more clearly violating rules. They have also exercised the rule category "other" to make up more infractions. When I stood up to them they decided to evict us for threatening managment. No threats were issued other than getting a lawyer. My pregnant wife, my two sons and I are all now having to find a new place to live because of the horrible treatment of this company.NEVER EVER MOVE HERE AND IF YOU LIVE HERE GET OUT BEFORE THEY SCREW YOU OVER!!!
