Mobile home living in Florida is chosen by a wide variety of people, from those looking for a seasonal retreat to permanent residents seeking economical living solutions. These communities often provide a distinct lifestyle, characterized by a more relaxed pace and a focus on neighborhood interaction. When exploring mobile home parks in Jacksonville, it's important to look beyond just the price and delve into the specifics of the community, including its management, amenities, and overall environment. This article will explore Americana Mobile Home Park with a direct and informative approach, drawing on available public information and resident feedback to give you a clearer picture.
Americana Mobile Home Park is located at 6126 Townsend Rd #5, Jacksonville, FL 32244, USA. This address places it within a well-established area of Jacksonville, Florida. Jacksonville, as the largest city by area in the contiguous United States, offers a vast array of services, attractions, and employment opportunities. The park’s location on Townsend Road provides a degree of residential quietude while still maintaining accessibility to major transportation arteries and city conveniences.
The accessibility of Americana Mobile Home Park is a crucial factor for potential residents. Being in Jacksonville means proximity to I-295, a major beltway that circles the city, offering relatively easy access to different quadrants of Jacksonville. This allows for convenient commutes to downtown Jacksonville, various business districts, and recreational hotspots. Nearby amenities typically include grocery stores, local dining establishments, and retail centers that cater to daily needs. For those who rely on public transportation, investigating the local bus routes in the vicinity of Townsend Road would be advisable. While specific public transit options directly serving the park would need to be verified with the Jacksonville Transportation Authority (JTA), the general area is usually integrated into the city's infrastructure to some extent. Understanding the specific benefits and challenges of this location, particularly concerning traffic patterns and local development, is part of evaluating if it fits your lifestyle.
The services offered at mobile home parks typically encompass the foundational elements required for comfortable living, though the quality and extent can vary significantly between communities. Based on general industry standards and specific feedback regarding Americana Mobile Home Park, residents might anticipate the following services. It's important to note that the effectiveness of these services is often tied to management responsiveness, which is a key consideration for potential residents:
- Lot rentals for mobile homes, which typically include access to essential utilities like water, sewer, and potentially basic trash services. Residents usually arrange their own electricity and other advanced utilities.
- Maintenance of common areas, such as roads and shared grounds, although resident reviews suggest inconsistencies in this area, particularly concerning landscaping and street lighting.
- Management contact for issues and inquiries, though the provided reviews indicate challenges in reaching and receiving timely responses from the current management, Oakwood.
- Lease agreements outlining the terms of lot rental, community rules, and responsibilities of both residents and park management.
When considering Americana Mobile Home Park, it’s important to look at its features and highlights, as well as the concerns raised by current and former residents. An honest assessment, informed by available public feedback, can help prospective residents make an informed decision. While the community may have offered certain benefits in the past, recent experiences highlight areas for consideration:
- Historical Community Appeal: One long-term resident noted that the park "used to be a nice place," suggesting a previous period of positive living conditions and possibly a strong community feel.
- Affordable Pricing: Despite concerns, the park is still described as "very nice for the price," indicating that it might offer a cost-effective housing solution for some individuals in the Jacksonville area. Affordability is often a primary driver for choosing mobile home park living.
- Lack of Onsite Management: A significant concern highlighted by reviews is the absence of onsite management and difficulties in reaching property management (Oakwood) via phone calls. This can lead to delays in addressing resident issues and a lack of immediate oversight.
- Safety and Community Environment Concerns: Residents have reported issues regarding a lack of background checks on new residents, leading to concerns about community safety and an increase in disruptive behavior, such as excessive speed on internal roads. The reported speeds of "in excess of 45 mph" within the park indicate a serious safety hazard.
- Environmental and Maintenance Neglect: The cutting down of "beautiful trees" leading to a lack of shade and an "ugly" appearance, along with unaddressed issues like non-functioning street lamps, suggest a decline in property maintenance and aesthetic appeal.
- Pest Infestation: A notable and concerning issue is the takeover by "feral cats" causing damage to homes, including "ripping out insulation" and "breaking water pipes." This indicates a significant problem that impacts property integrity and resident comfort.

When considering Americana Mobile Home Park, locals in the Florida region, particularly those in Jacksonville, should carefully weigh the potential benefits against the challenges highlighted by current residents. The primary suitability of this place for locals often revolves around its affordability, which can be a significant factor in a dynamic housing market like Jacksonville's. For individuals or families for whom cost-efficiency is a paramount concern, Americana Mobile Home Park might initially appear as a viable option for homeownership.
However, it is crucial for prospective local residents to understand the current operational context of the park. The issues raised in resident reviews, such as the reported lack of responsive management from Oakwood, concerns over unvetted new residents, neglected common areas (like street lighting and tree maintenance), and the presence of feral cats causing property damage, are significant. These factors can profoundly impact daily living and the long-term enjoyment of one's home. For locals, particularly those who value a strong sense of community, effective property management, and a well-maintained environment, these points of feedback necessitate thorough investigation.
While the affordable price might be appealing, the potential trade-offs in terms of peace of mind, property condition, and community safety must be considered. Locals interested in this property should ideally attempt to speak with current residents to gain direct, up-to-date insights into the living conditions. Furthermore, verifying the current state of amenities and management responsiveness firsthand would be a prudent step. Ultimately, for Floridians seeking a mobile home living experience, Americana Mobile Home Park could be suitable for those who prioritize extreme affordability and are prepared to manage potential issues related to property management and community standards as described in the reviews. It underscores the importance of thorough due diligence before committing to any long-term housing situation, especially when evaluating communities with mixed resident feedback.

Americana Mobile Home Park Reviews
I've lived here 18 years. Used to be a nice place. Now Oakwood owns it and it's horrible. No onsite management. Won't answer phone calls. They don't do background checks on anyone coming in, so you get some of the worst. Motorcycles and cars using the main road for a racetrack. Some are doing in excess of 45 mph down it. Cutting down all the beautiful trees here, so no shade and it just looks ugly. Feral cats have taken over the property, damaging the homes. Ripping out insulation under homes. Breaking water pipes. They won't even spend the money to change light bulbs in the street lamps. I used to love it here.
Jun 24, 2025 · Pamer HaselwoodIt was great! Went to pick up friend to take to doctor's appointment and her legs went like Jell-O she dropped like a bomb hit her head on concrete and had a massive heart attack. Other than that, the mobile home park is very nice for the price.
Jan 21, 2021 · Averill McCafferyA good friend lives there. Seems to be a nice place to start. Kids all over so plenty of speed bumps to keep kids and walkers safe. Very close to many places and bus stops.
Nov 26, 2019 · Johnny HerreraStairs in front of trailer are not made to code. Each step is wayyyy off [11 inches x 7 inches.... When the city requires 11 inches x 11 inches]And as many times as guests/ residents have fallen on the stairs I'm surprised they haven't freaking been suedIt's just kind of like a slumlord place
