Allen Memorial Mobile Home Park Introduce
For individuals and families in Georgia considering mobile home living options, particularly within the Milledgeville area, Allen Memorial Mobile Home Park is a property that may appear in their search. This article aims to provide a factual and informative overview based on available public information, helping prospective residents in the region navigate their housing decisions. We understand that choosing a home is a significant decision, and it's essential to have a clear understanding of the options available.
Allen Memorial Mobile Home Park is a mobile home community located in Milledgeville, Georgia. Public feedback regarding this park presents significant concerns, with one review detailing severe issues such as undisclosed owner identity, lack of property management responsiveness, unresolved maintenance problems including mold, plumbing issues (e.g., a water hose for a shower head, leaking water heater), electrical problems (including an exposed, unprotected 220 amp power line), and high utility bills stemming from these issues. The review also mentions challenges with past agreements and a perceived lack of accountability from ownership. This feedback strongly suggests that potential residents should exercise extreme caution and undertake thorough due diligence before considering this park. Despite these critical reviews, the park exists as a housing option, and some inquiries on online platforms suggest a demand for information regarding its rental prices and included utilities.
Allen Memorial Mobile Home Park is situated at 105 Ivey Dr SW Lot 1, Milledgeville, GA 31061, USA. Milledgeville, a city in Baldwin County, Georgia, holds historical significance and is known for its college campuses (Georgia College & State University, Georgia Military College) and access to outdoor recreation, particularly around Lake Sinclair.
The park's location on Ivey Drive SW places it within a residential area of Milledgeville. This means residents would typically have access to local amenities and services within a reasonable driving distance. Milledgeville offers various grocery stores, dining establishments, retail options, and healthcare facilities. The city's road networks generally allow for relatively easy commutes to different parts of town, including educational institutions and employment centers. While the direct surroundings on Ivey Drive might be more residential, the broader Milledgeville area provides a mix of conveniences. For residents relying on personal vehicles, the accessibility to major roads and local services is generally manageable, allowing for engagement with the wider Milledgeville community and access to regional attractions.
Based on the function of a mobile home park, Allen Memorial Mobile Home Park would typically offer the following fundamental services, though the quality and reliability of these services are called into question by public reviews:
Mobile Home Lot Rentals: The primary service provided is the rental of individual lots for mobile homes. This is the core offering of any mobile home park.
Utility Access: Public inquiries suggest that trash, water, and sewer might be included in the lot rent, or at least available for hookup. Electricity hookups (30 & 50 amp) would also be standard. However, the review mentions significant issues with electrical and plumbing functionality within units, which would indicate a critical breakdown in the provision or maintenance of these essential utilities.
Property Management: A management entity is ostensibly responsible for overseeing the park's operations, including lease agreements and tenant relations. However, reviews indicate a challenge with consistent property management and communication with ownership, which is a major concern for basic service provision.
Basic Grounds Maintenance: While not explicitly stated as a service, the general upkeep of common areas within a mobile home park is typically overseen by management. However, the severe issues reported about individual homes would overshadow any general park appearance.
Based solely on the provided information, focusing on factual elements and user-reported experiences, the features and highlights of Allen Memorial Mobile Home Park are directly tied to the severe issues described:
Reported State of Infrastructure: According to a resident, features include non-functional electrical systems in half of the home, a water hose serving as a shower head, no plumbing under a bathroom sink, and an exposed, unprotected 220 amp power line above ground. These are critical safety and functionality concerns.
High Utility Costs: Residents report high water bills due to leaks and high power bills (over $400) due to reliance on an inefficient 220-amp unit for heating and cooling, which is a significant financial burden.
Undisclosed Ownership/Management Issues: A recurring theme is the perceived secrecy of the owner's identity and a high turnover of property managers, leading to a lack of accountability for maintenance issues and past agreements. This lack of clear, consistent management is a critical feature impacting resident experience.
Safety Concerns: The unprotected power line that reportedly caused falls and electric shocks represents a severe safety hazard.
Health Concerns: The presence of mold in a home is a serious health concern for residents.
Potential for Included Utilities: While overshadowed by other issues, the inquiry about water, trash, and sewer being included in rent (at $450-$650) suggests that basic utilities might be part of the advertised price, which can be a financial feature for some, if the services are reliably provided.
For any inquiries regarding Allen Memorial Mobile Home Park, including current availability, rental terms, and property conditions, it is imperative to contact the park directly. However, given the nature of the public reviews, prospective residents are strongly advised to exercise extreme caution and undertake thorough due diligence. This should include demanding a comprehensive inspection of any prospective unit by a qualified professional, reviewing all lease agreements very carefully, and obtaining clear, written commitments for any repairs or services.

Allen Memorial Mobile Home Park in Milledgeville, Georgia, presents itself as a mobile home living option for locals in the region. However, based on significant and severe public feedback, its suitability is highly questionable due to reported widespread maintenance issues, safety hazards, and management challenges. For Georgians considering this location, the primary "suitability" factor would be the potential for an affordable base rent (ranging from $450-$650, possibly including water, trash, and sewer). However, this potential benefit is heavily outweighed by the reported critical issues concerning plumbing, electricity, mold, and an unstable management structure. Therefore, while it is an available housing entity, prospective residents are advised that based on current public information, it carries significant risks. Any decision to consider Allen Memorial Mobile Home Park should involve extensive, direct investigation to verify the actual living conditions and the commitment of management to address reported deficiencies, ensuring a safe and habitable living environment.

Allen Memorial Mobile Home Park Reviews
This neighborhood is trash. They can’t keep a property manager. The owner is out of state and his identity is kept secret so if the property manager doesn’t do their job you have no one to call. The whole thing is trash. Never fix anything and when the owner comes to property once ever 3 months he plays the whole that was an agreement between you and the last company. Like that company didn’t act on his behalf. These are pics from mold in my home. I don’t have plumbing under my bathroom sink. There’s a water hose for my shower head. The electric doesn’t work on half my home. There’s an illegal ran 220 amp power line above ground that isn’t protected and has caused us to fall and be shocked from the socket on the wall inside. Our water heater leaks over 100$ water bill for last 6 months. Over 400$ power bill due to only way to cool and heat is this 220 unit. Complete joke. I’m not even sharing half of it.
