All Star Mobile Home Park Introduce
For individuals and families in California seeking a more affordable housing solution within an urban setting, mobile home parks often present a unique option. All Star Mobile Home Park, located in Sacramento, CA, is one such community that has been a part of the city's housing landscape for years. Situated in the Del Paso Heights area, this mobile home park offers a specific type of living experience that can appeal to those prioritizing lower space rent and a coin-operated laundry facility.
Mobile home parks, or manufactured home communities, provide an alternative to traditional stick-built housing, often with a different financial model where residents own their homes but lease the land. All Star Mobile Home Park, like many established communities, aims to offer a place for residents to settle, albeit with its own set of characteristics and historical context, as reflected in various resident reviews. Understanding these nuances is crucial for anyone considering making this park their home in California's capital city.
All Star Mobile Home Park is conveniently located at 1200 El Camino Ave, Sacramento, CA 95815, USA. El Camino Avenue is a well-known artery in Sacramento, placing the park within an accessible and established part of the city. Sacramento, as the capital of California, is a vibrant and diverse metropolitan area offering a wide array of employment opportunities, educational institutions, cultural attractions, and recreational activities.
The park's location provides residents with straightforward access to major roadways, including Interstate 80 and Business 80, facilitating relatively easy commutes to various parts of Sacramento and beyond. This connectivity is beneficial for those working in the city center, attending schools, or needing to access regional services. Within a reasonable distance, residents can typically find a variety of grocery stores, retail centers, dining options, and public transportation routes, making daily errands and accessing essential services relatively convenient. While specific walkable amenities might vary, the overall location on a major avenue ensures that residents are well-connected to the broader Sacramento community.
- Mobile Home Space Rentals: The primary service provided is the rental of individual lots for manufactured homes. Space rent is noted at $395.00, with a $400.00 deposit, as of one review.
- Coin-Operated Laundry Room: The park features an on-site laundry facility, which offers a practical convenience for residents, eliminating the need to travel off-site for laundry needs.
- Security Check for New Residents: A security check fee of $25.00 is mentioned, indicating a process for screening new residents.
It's important to note that mobile home parks typically offer basic utility hookups (water, sewer, electricity) at each space, though details on who covers these costs (included in rent or separate) should always be verified directly with park management. Given the nature of the reviews, the focus seems to be on essential services rather than extensive amenities.
- Affordable Space Rent: At $395.00 (based on a historical review), the space rent is highlighted as potentially lower than other options in Sacramento, which could be a significant draw for those seeking economical housing.
- Reasonable Management (from one perspective): One review suggests the manager has been "very reasonable in working with you on moving into the park," which indicates a willingness to facilitate the move-in process for prospective residents.
- On-Site Laundry Convenience: The presence of a coin-operated laundry room adds a practical convenience for daily living.
- Community of Caring Individuals (from one perspective): A review highlights that "Almost ALL of the Tenants are Great, Caring, Giving, People," suggesting a resident community with positive interpersonal relationships and a supportive atmosphere among neighbors.
However, it is crucial to address the significant concerns raised in several customer reviews. One review states, "This is one of the poorer trailer parks I have lived here in Sacramento." Another, much more extensive review, details serious allegations against the owners for systematically taking advantage of "the elderly, the disabled, & people without perfect records." This review also mentions "gentrification" leading to tenants being "driven out one by one" and refers to "Homes, Trailers, Lives, & Dignity taken from so many for so long." Further search results from external sources also confirm reports of alleged issues with management practices, conditions, and displacement of residents due to renovation or other reasons. These allegations include claims of harassment, neglect of property maintenance, and unfair rent increases. It is imperative for any prospective resident to be fully aware of these serious concerns and to conduct extensive due diligence before considering All Star Mobile Home Park. This should include direct communication with current and former residents, checking with local tenant rights organizations, and verifying the current legal status of the park and its ownership/management practices. The positive aspects, particularly the affordability and reported positive tenant interactions, must be weighed against these very serious reported challenges and allegations.

For California residents in Sacramento seeking potentially lower-cost housing options, All Star Mobile Home Park on El Camino Avenue might initially appear to offer an accessible entry point to mobile home living. The historical space rent and the presence of an on-site laundry room are practical considerations. For individuals prioritizing a lower monthly housing cost and valuing a close-knit tenant community, the park could theoretically present an option. The reported positive interactions among many tenants suggest that a supportive neighborly environment may exist within the park.
However, any decision to consider All Star Mobile Home Park must be made with extreme caution due to the very serious and consistent negative reviews regarding management practices, property conditions, and alleged mistreatment of residents, particularly vulnerable populations. The concerns about systematic displacement and the overall quality of the living environment are significant. While affordability is a key factor for many in California's housing market, prospective residents should prioritize personal safety, dignity, and a stable living situation. Therefore, while the park might offer an economical space rent, it is absolutely essential for any local Californian considering this mobile home park to conduct thorough, independent research, visit the property extensively, speak with as many current and former residents as possible, and consult with local housing advocates or legal aid services to understand the full context of the living situation before making any commitments. This deep level of investigation is critical to ensure that one's housing needs and well-being are adequately protected.

Feb 28, 2017 · Charlene k. Zarate-AndradeAlmost ALL of the Tenants are Great,Caring,Giving,People--with some of the Biggest Hearts and Smiles a person could ever encounter . The Owners,however- have for years(more than 15) systematically taken advantage of the elderly, the disabled,& people without perfect records trying to rehabilitate themselves. The Homes,Trailers,Lives,& Dignity taken from so many for so long would seem unbelievable- to an outsider. It is coming to an end-finally. The last few tenants are being driven out one by one as the Gentrification of Del Paso Heights begins-godbye my Beloved People.Rest In Peace.
Aug 13, 2019 · J ClarkI had a review here once it got deleted. Walk through and see for yourself before you inquire about living here. Rent is low and good for low income but there are a lot of drug users and dealers. Also families with kids and close to a school. But atleast 5+ sex offenders so you just need to be aware of your surroundings. And who you talk to.
Aug 11, 2017 · Kimberly HigginsThis park is really turning itself around. The property manager and the management team are doing a good job to reshape this park and after the renovations they begin are completed this will be a place people will feel proud to call home.
