Living in this community has been a mixed experience for me, and I would rate it 3 stars. On the positive side, the residents in this neighborhood are truly amazing, creating a warm and caring atmosphere where everyone looks out for one another. There are plenty of activities and opportunities to engage with the community, which is a significant advantage.However, I must caution potential buyers to be aware of certain issues. Unfortunately, the upper management has allowed the community's overall maintenance to decline over time, which is disappointing. This once clean oasis has lost some of its charm. One significant concern is that the pool has been shut down twice by the city due to safety concerns, rendering it unusable. It seems that the management struggles to keep it up to the required standards. Furthermore, the hot tub lacks working jets, which can be frustrating for those seeking relaxation.Before making the decision to move here, I strongly advise prospective residents to thoroughly tour all of the amenities shown on the website. It is important to be fully informed, as this mobile home park happens to be the most expensive in Albuquerque. While the supportive community and the range of activities are definite highlights, the decline in overall cleanliness and the issues with certain amenities warrant caution.

THAT WAS NOT DONE, and the PROSPECTIVE BUYERS had the OPTION TO KEEP THE HOME IN THE PARK. Do you see what they're selling now? Look at those Old fixer uppers ! If my home was unfit, so are they. All they're selling now are old trailers. No new homes? HOW IS THIS FOR "CONTEXT"? They were happy to COLLECT my RENT when I bought the home in park a couple years prior. I maintained my home and never had a complaint. SEE PIC OF MY HOME AND COMPARE to what they are selling now.In a 55+ community, how can a retiree on a fixed income afford to live here? It was always something at this place and it was usually never good. People going through the "secure" neighborhood banging on homes and doors waking people up at night. There are also a lot of water main breaks. Crumbling 50 year old infrastructure. Tree roots wrapping around pipes and pushing up driveways. For what they charge for lot rent a paid security company should be there 24/7. The gates are open all day, so how is this secure? It's dangerous for the elderly residents to patrol this park, especially at night, and Why should they have to? The speeding here is ridiculous. Cars and big trucks fly down the main street all day, where the speed limit is 15mph. There is a lack of common courtesy, respect for people's property and belief systems here. Things you don't notice until you live here..See my pics and videos, plus while it may be convenient, the park is right off the freeway, a lot of traffic noise, and pollution. Surrounding roads are used for drag racing mostly on weekends starting at 11 pm for your listening pleasure. With outrageous rent increases, disappearing amenities and freedoms, cramped living areas with no yard space and so much noise, I had to get out of there. THIS IS A MONTH TO MONTH RENTAL. ABSOLUTELY NO SECURITY. THINK about it, WHY would you buy a home that sits on property that you don't OWN? Mortgage and rising rent for life. THEY RESERVE THE RIGHT TO HAVE ANY HOME REMOVED FROM THE PARK. THEY CAN EVICT YOU. Move it or lose it.I was going to upgrade and buy a newer home in the park (early in my residence) Suprise..The day I signed my contract on the newer home and advertised my other home for sale, I was informed by phone that it was decided by management and sales team that day, 1973 and under homes could not stay in the park at lease termination. The park amenities are a selling point, and it's alot to move a home out. My home was a 72. Options to sell became very limited at the time. For 2 years I was trapped and told my home was worthless. THAT "RULE" was OVERTURNED by the new owners because Legacy NEEDED the RENT money, NOT a bunch of EMPTY LOTS caused by the former WAR ON OLDER HOMES. This is FRIGHTENING when you live it, knowing what they CAN and WILL DO. DON'T THINK THAT THEY WON'T DO IT AGAIN when they sell more new homes for those thinking of buying an older home! NO WRITTEN NOTIFICATION FOR EITHER RULE CHANGE WAS GIVEN TO RESIDENTS EVER !!! People lost a lot $ on their homes during this time. "UPON LEASE TERMINATION" also means if someone passes. People sold their homes to the park for $1500 because that's all they offered. Rather than move them, they practically gave their homes away. The park turned around and sold them for 10x more.I found a nice property, sold for my asking price and was very pleased to hear the buyer had plans to move it to family land. I honestly would not have felt comfortable selling to anyone who was going to keep it in that park after the previous WAR on OLDER HOMES. Do your research on these large, greedy corporations that own these parks. "CONTEXT "1973 MFH on #99 Sold and REMOVED by new owner 4/2022. Seems sales are slow. Rent over 1k a month now?!? Wow !! Good luck selling your "Sardine Cans" , as management referenced the older trailers. 😀

Yes the rent is going up but for the price is still much better than apartment living. Having you own small yard and room for a storage shed is a huge plus. Amenities are also nice.

They are always having some kind of events at the club house. There is a there is a pickelball court, gym, game room, swimming pool and much more. The people are very friendly. I highly recommend moving here.
