Features / Highlights
Every mobile home park possesses unique features and characteristics that define its living environment. When considering Achord's Mobile Home Park, it's important to look at various aspects that contribute to the resident experience. Based on comprehensive customer feedback, here are some critical points to consider:
- Location in Prairieville: A significant highlight is its placement within Prairieville, LA, a growing community in Ascension Parish known for its good schools and family-friendly environment.
- Affordable Housing Entry: Historically, mobile home parks offer a more budget-friendly housing solution compared to purchasing a traditional site-built home, potentially making homeownership or affordable rental an option for many.
- New Ownership and Management Style: The park has recently been acquired by Stanley Communities, a capital investment firm. This change in ownership is a national trend, where such firms are increasingly purchasing mobile home parks.
- Increased Scrutiny and Fines: Following the acquisition, some residents have reported that the new management imposes "ridiculous fines for petty things," which are perceived as an "underhanded way to squeeze more money out of them." These fines are reportedly not explicitly stated in the lease agreements.
- Unannounced Rent Increases: There have been consistent reports of "endless rent increases without warning" since Stanley Communities took ownership, contradicting initial assurances about stable rent.
- Lack of Park Maintenance: Despite increased costs, residents claim that the park is not properly maintained, specifically citing a lack of security lighting and inadequate investment in infrastructure.
- Communication and Trust Issues: Residents advise against trusting any information provided by the new management, stating that promises regarding rent stability are "lies." There's a sentiment of being "drained dry" financially.
- Allegations of Discrimination: One review explicitly mentions "Very Rude and Racist" behavior from management, which is a serious concern that prospective residents should be aware of and investigate thoroughly.
- Tenant Turnover: A significant number of residents are reported to have left the park since the new ownership took over, indicating widespread dissatisfaction.
Given the severity and consistency of the negative feedback, any prospective resident should exercise extreme caution and conduct extensive personal due diligence before considering this community. This includes verifying all terms in the lease agreement, inquiring about all potential fees, understanding the history of rent increases, and ideally, speaking with current residents to get a real-time perspective.

Conclusion: Why This Place Is Suitable for Locals
For individuals and families in Louisiana, particularly those in the Prairieville area, Achord's Mobile Home Park presents a housing option that requires very careful and thorough consideration. While mobile home parks can offer a more affordable entry into the housing market, the extensive and severe negative feedback regarding Achord's Mobile Home Park, particularly since its acquisition by Stanley Communities, is a significant factor that prospective local residents must acknowledge.
On one hand, its location in Prairieville offers access to a growing community with good schools and proximity to major Louisiana cities. This geographical advantage might initially seem appealing for locals seeking a place within this desirable parish. However, the consistent reports of unexpected rent increases, alleged arbitrary fines, lack of park maintenance, and serious accusations of rudeness and racism from management are profound concerns. The claim that a significant portion of the park's residents have left underscores a widespread dissatisfaction that cannot be overlooked. For locals in Louisiana, who value community, fair treatment, and stable living costs, the current environment described by residents at Achord's Mobile Home Park raises significant red flags.
Therefore, it is absolutely paramount for any local considering Achord's Mobile Home Park to undertake exhaustive personal due diligence. This should include: directly confronting management with questions about all reported issues, meticulously reviewing every clause of the lease agreement for fine print regarding fines and rent increases, and, most importantly, speaking candidly and extensively with current residents to gain firsthand, unfiltered accounts of their experiences. Without such comprehensive investigation, the risk of investing money and time into a potentially problematic living situation appears high. While affordability and location can be attractive, the reported management practices and community issues indicate that this park may not currently be suitable for locals seeking a stable, fair, and positive mobile home living experience in Louisiana.

Achord's Mobile Home Park Reviews
Don't move here. You will regret investing your money setting up your mobile home here. Half the people in the park have left since Stanley Communities bought this place. Stanley is a capital investment firm that is buying mobile home parks, which is a new trend happening around the country. You can do a google search about this. After they buy the parks, they begin harassing tenants and try to impose ridiculous fines on them for petty things as an underhanded way to squeeze more money out of them, along with the unexpected rent increases. There has been endless rent increases without warning since they bought the park. Don't believe anything that they tell you, and don't expect the rent to remain the same. It's all lies. I've never seen anything like this. Capitalism at its finest.I want to make it clear that there is nothing in the lease that says the park can fine people for these things, yet they are attempting to do it anyway. They don't tell tenants any of this before they move in that this will be endlessly happening. They won't even keep the park maintained, such as paying for security lighting, or paying for infrastructure. This is a corrupt operation that is trying to shake money out of people.
