Academy North Mobile Home Park is situated at 6400 Caramel Dr NE, Albuquerque, NM 87113, USA. This address places the park in the northeastern quadrant of Albuquerque, a large and diverse city that serves as New Mexico's most populous urban center. The NE quadrant of Albuquerque is known for its mixed residential areas, commercial strips, and relatively convenient access to various parts of the city.
The park's location on Caramel Drive NE offers connectivity to major roads in Albuquerque, facilitating commutes and access to local amenities. Residents can typically reach major thoroughfares such as Wyoming Blvd NE, Academy Rd NE, and I-25 with relative ease. This accessibility is important for daily errands, school drop-offs, and reaching employment centers across the city. The 87113 zip code area generally encompasses a range of residential and commercial developments, providing residents with proximity to grocery stores, retail outlets, dining options, and public services. While specific walking scores or public transportation access details are not provided, residents of this area typically rely on personal vehicles for most travel. The location in the northeast part of the city might offer a different character than other parts of Albuquerque, often perceived as more suburban. Understanding the local traffic patterns, especially during peak hours, would be beneficial for potential residents considering the daily commute from this specific address.
Mobile home parks typically offer a range of services designed to provide a foundational living environment. Based on the nature of mobile home communities and general expectations, as well as the feedback provided, here are the services generally expected in a mobile home park, with considerations specific to Academy North Mobile Home Park based on available comments:
- Lot Rental and Utility Hookups: The primary service is the rental of individual lots where residents place their manufactured homes. This includes providing the necessary infrastructure for essential utility hookups, such as water, sewer, and electricity. However, it is crucial to note the review mentioning a lack of "access to gas service" due to "code violations," resulting in no heat or hot water. This suggests potential issues with consistent utility service delivery at some sites within the park, which is a significant concern for residents' basic needs.
- Community Management and Oversight: A mobile home park requires management to oversee operations, collect rent, enforce rules, and address resident concerns. The reviews, however, raise serious concerns about the quality of "management," alleging "lies," "denied payment of the rent just to try to evict," and a call for "hiring new management who will actually manage not just live there for free." This indicates a breakdown in trust and professional conduct in management-resident relations, which is a critical aspect of mobile home park living.
- Maintenance of Common Areas and Infrastructure: A well-managed park maintains its common areas, internal roads, and essential infrastructure (like utility lines, as noted above). The feedback implicitly suggests shortcomings in this area, particularly concerning "code violations" and the lack of essential services for some residents, which would fall under the park's responsibility to maintain a safe and habitable environment.
- Security and Safety Measures: Mobile home parks are expected to provide a safe living environment. While some "park residents found to be friendly and watchful of unusual activities," reviews explicitly mention "nonstop criminal activity" and high "vehicle speeds passing through the neighborhood," indicating a significant lack of adequate security measures or enforcement of safety protocols for residents, especially children.
- Affordable Housing Option: Mobile home parks generally offer a more affordable housing solution compared to traditional homes. While the affordability is a general characteristic of mobile home living, the negative experiences regarding utility access and potential eviction attempts could diminish the value proposition despite lower costs.
Academy North Mobile Home Park presents a mixed bag of features and highlights, as gleaned from the available resident feedback. While some positive aspects of community interaction exist, significant concerns are also raised regarding safety, management, and essential living conditions.
- Community Watchfulness and Friendly Residents (Limited): One positive note is that "Some park residents found to be friendly and watchful of unusual activities." This suggests an informal network of neighborly concern and interaction, which can contribute positively to a sense of community in some areas of the park.
- Potential for Affordable Living: As a mobile home park, it inherently offers a potentially more affordable living solution compared to conventional housing options in Albuquerque, which is often a key reason residents choose such communities.
- Concerns Regarding Management Integrity: A major highlight, albeit a negative one, is the direct accusations against "Management" for "lying," attempting wrongful eviction, and not providing promised services like title transfers. This indicates significant issues with trust and ethical conduct from the park's management, directly impacting resident well-being and rights.
- Safety and Criminal Activity Concerns: A critical highlight from resident reviews is the report of "nonstop criminal activity" within the park. This is a severe concern for residents' safety and security, impacting daily life and peace of mind. Additionally, "high vehicle speeds passing through the neighborhood" pose a direct threat to "the safety of children present," indicating a lack of speed enforcement or traffic calming measures.
- Code Violations and Lack of Essential Services: A significant and alarming highlight is the mention of "so many code violations" leading to a lack of "hot heat or hot water all winter" due to denied gas service access. This points to fundamental habitability issues and non-compliance with basic living standards, which are serious concerns for any residential property.
- Presence of Squatters: The statement about "squatters occupying any unowned trailers" highlights a major issue with property management and security, potentially contributing to the perceived criminal activity and overall instability within the park.
- Call for Intervention: The strong sentiment that "this place should be shut down because right now it's just a crime filled code violation with squatters occupying any unowned trailers" reflects extreme dissatisfaction and a call for external intervention due to severe and ongoing problems.

Based on the provided information, Academy North Mobile Home Park presents significant challenges that prospective and current residents in New Mexico, particularly locals in Albuquerque, should be aware of. While mobile home parks often offer an affordable housing solution, the serious concerns raised about this specific community's management, safety, and basic living conditions largely overshadow any potential benefits. For locals seeking a stable and comfortable place to call home, the issues of "nonstop criminal activity," "code violations" leading to a lack of "hot heat or hot water," and allegations of problematic "management" practices, including denied rent payments and potential wrongful eviction attempts, are critically important considerations.
New Mexico's Mobile Home Park Act and Uniform Owner-Resident Relations Act provide certain protections for tenants, particularly regarding safe and habitable living conditions, and residents facing such issues may have legal recourse. However, the current feedback suggests an environment where these fundamental rights may be compromised. While some residents might experience friendly interactions, the pervasive issues indicate that the park, in its current state, may not be a suitable choice for those prioritizing safety, consistent access to essential utilities, and reliable, ethical management. It is crucial for any individual considering this park to conduct thorough due diligence, verify the status of code compliance, and investigate the current management practices to ensure their well-being and legal rights are protected.

Academy North Mobile Home Park Reviews
Management lied to me saying I could get a title a month after I moved in.... 4 months later I still never got it. There is nonstop criminal activity and I was never given access to gas service since there are so many code violations so have not hot heat or hot water all wintwe. She denied my payment of the rent just to tey to evict me for non-payment of rent. The owner really needs to consider hiring new management who will actually manage not just live there for free. Or this place should be shut down because right now it's just a crime filled code violation with squatters occupying any unowned trailers
