Toad Hill Introduce
For those of us in New Hampshire who truly appreciate the rugged beauty and serene solitude of our White Mountains, finding a unique escape that blends nature with a touch of character is a real treasure. Toad Hill in Chatham offers just that – a distinctive off-grid camping experience that steps away from traditional campgrounds to provide something truly special. It's a place where you can truly disconnect and immerse yourself in the natural world, surrounded by pristine forest.
Toad Hill isn't about traditional RV hookups or rows of tents. Instead, it offers a collection of carefully curated, unique accommodations like yurts, tipis, and even a gypsy caravan, each designed to provide a cozy and memorable stay. As locals, we understand the allure of a tranquil retreat, a place where the sounds of nature replace the hustle and bustle of daily life. This 45-acre property is managed with a clear vision: to offer "peaceful tranquility at its best," as one satisfied guest noted.
While some online reviews highlight challenges with communication and refund policies when booking directly, the overwhelming positive feedback regarding the unique accommodations and the beauty of the property suggests that for many, the experience itself is truly "amazing" and "unique and quaint." If you're seeking an unconventional camping adventure in the heart of the White Mountains, where seclusion and connection with nature are paramount, Toad Hill merits your attention. This article will delve into what makes this New Hampshire gem a truly distinctive option for your next outdoor getaway.
Toad Hill is situated at 215 Toad Hill Rd, Chatham, NH 03813, USA, placing it deep within the scenic embrace of the White Mountain National Forest. This location is key to its appeal, offering a sense of true seclusion and direct access to New Hampshire’s renowned wilderness.
Chatham itself is a small, remote town in Carroll County, New Hampshire, known for its untouched natural beauty and proximity to some of the state's most iconic landscapes. The campground is nestled in 45 secluded acres, ensuring a private and tranquil experience for guests.
Access to Toad Hill requires a bit of planning, especially for first-time visitors, as it emphasizes its off-grid nature. While accessible by car, the final stretch on Toad Hill Road is described as privately maintained, and during winter, car access may be limited, requiring guests to hike to their accommodations. This intentional remoteness contributes to the "getting away from life and into nature" experience that Toad Hill aims to provide. However, despite its secluded feel, its position in the White Mountains means that many popular attractions and outdoor recreation opportunities are within a reasonable drive. This includes hiking trails, elevated mountain fishing ponds, and Langdon Brook's waterfall right from the property. Further afield, guests can explore the broader Mount Washington Valley, offering skiing, snowmobiling, snowshoeing, and even day trips to destinations like Province or Mountain Pond for swimming and fly fishing. For New Hampshire locals used to navigating our backroads and embracing outdoor adventures, the journey to Toad Hill is part of its charm.
Toad Hill focuses on providing a luxurious off-grid camping experience, meaning its services are centered around the unique accommodations and the natural setting, rather than traditional full-service campground amenities.
- Unique Accommodations: The primary service is the rental of distinct units, including:
- Yurts: Spacious, insulated interiors with a wood-burning stove, comfortable beds (e.g., bunk beds, futons), and often games for entertainment.
- Tipis: Authentic tipis on wooden decks, also featuring wood-burning stoves and private outdoor fire pits.
- Gypsy Caravan: A romantic, insulated caravan with a queen-sized bed, sitting space, and its own private fire pit.
- Vintage Bus/Retro Camper: Unique renovated vehicles offering cozy, secluded retreats.
- Tiny Cabin: A small, intimate cabin perfect for a romantic getaway.
- Heating (Wood Stoves): Most accommodations come with a wood-burning stove and firewood available for purchase (e.g., $5.00 per bundle), crucial for comfortable stays, especially in colder months.
- Outdoor Fire Pits: Each accommodation typically includes a private outdoor fire pit with chairs, perfect for campfires and stargazing.
- Off-Grid Living: Guests should note that there is generally no running water or electricity directly in the accommodations. This is part of the "off-grid" experience.
- Outhouse Facilities: An outhouse is located near the barn, serving as the primary restroom facility. While rustic, reviews suggest they are kept "pristinely clean."
- Parking: Free parking is available on the premises, though winter access to some accommodations may require a hike from the parking area.
- Pet-Friendly: Pets are allowed, though guests should confirm any specific policies or fees.
- Basic Supplies Provided (varies by unit): While guests are advised to bring essentials like sleeping bags, food, cookware, and flashlights, some units may include basic amenities like lanterns, candles, and some kitchenware. Guests should verify specific inclusions for their chosen accommodation.
Toad Hill truly shines through its distinctive features and highlights, offering an unparalleled experience for those seeking a unique New Hampshire getaway:
- Unique & Diverse Accommodations: The standout feature is the variety of non-traditional lodging options. Guests can choose from spacious yurts, authentic tipis, charming gypsy caravans, or even a converted vintage bus or tiny cabin, each offering a distinct and memorable stay.
- Highly Secluded & Private: Nestled within 45 acres of private land surrounded by the White Mountain National Forest, each accommodation is strategically placed to offer maximum privacy and a true sense of peaceful tranquility, allowing guests to fully disconnect.
- Year-Round Outdoor Access: The property provides direct access to a vast network of multi-use trails, perfect for hiking, biking, snowmobiling, cross-country skiing, or snowshoeing right from your doorstep. This makes it an ideal destination in any season.
- Proximity to Natural Wonders: Guests can easily explore elevated mountain fishing ponds and Langdon Brook's waterfall directly from the property. Day trips to Province or Mountain Pond for swimming and fly fishing are also readily accessible.
- Authentic Off-Grid Experience: For those looking to truly unplug, the off-grid nature of the accommodations (no running water or electricity directly in units) provides an authentic wilderness feel, enhanced by the coziness of wood-burning stoves.
- Artistic Touches: The property reportedly hosts a summer music festival and features "beautiful sculptures around the property," adding an artistic and cultural dimension to the natural landscape.
- "Leave No Trace" Ethic: The emphasis on practicing "leave no trace ethics" appeals to environmentally conscious campers who wish to minimize their impact on the pristine surroundings.
- Friendly & Dedicated Management: Despite some communication challenges mentioned in reviews, positive feedback consistently highlights the property manager, Justin, as "amazing" and doing "a fantastic job with the whole property," providing a welcoming and well-maintained environment.
- Pet-Friendly Environment: The allowance of pets means that furry family members can join in on the adventure, adding to the inclusive nature of the retreat.
Toad Hill, with its unique and off-grid accommodations, does not typically feature traditional, broadly advertised "promotions" in the same way larger, more conventional campgrounds might. Its value proposition is inherent in the unique experience and tranquil setting it provides. However, based on general practices for similar unique lodging experiences, and reviewing available public information:
- Value in Inclusions: The inclusion of firewood (though available for purchase), and the specific amenities like wood stoves and provided cooking gas within the rental price for each unit, adds inherent value. Guests don't need to procure these essential items separately.
- Longer Stay Benefits: While not explicitly stated as a discount, properties offering unique stays sometimes provide better nightly rates for longer bookings (e.g., weekly or multi-night packages). It's always worth inquiring directly.
- Direct Booking Incentives (Caution Advised): Some businesses offer minor discounts or added perks for booking directly through their website versus third-party platforms. However, past reviews highlight significant issues with direct website bookings and refunds, advising caution. It is crucial to read current booking terms very carefully.
Given the specific issues raised in a customer review regarding refunds and direct website bookings, potential guests should exercise caution and thoroughly review all cancellation and booking policies before committing. It is highly advisable to call Toad Hill directly at (617) 794-0130 to confirm current rates, availability, and specific booking/cancellation terms, especially if relying on their direct website. As an off-grid, unique stay, the "special offer" is often the unique environment itself at a set price, rather than fluctuating discounts.
To learn more about Toad Hill, inquire about availability, or make a reservation for their unique accommodations, you can reach out using the following contact details:

- Mobile Phone: +1 617-794-0130

It is strongly recommended to call during reasonable hours to speak directly with the property manager, Justin, who is noted in reviews for doing a "fantastic job with the whole property." Given past customer feedback regarding communication challenges and refund policies when booking directly online, a phone call is likely the most reliable method for detailed inquiries and confirming all terms of your stay. You can also visit their website (toadhillnh.com) for more information and to view photos of their unique offerings, but direct communication is paramount for booking.
For us New Hampshirites who truly appreciate the rugged beauty and serene escape our state offers, Toad Hill in Chatham presents an exceptionally suitable and compelling option for a unique getaway. It taps into the very essence of what many locals seek in an outdoor experience: deep connection with nature, privacy, and a departure from the ordinary.
Firstly, its unparalleled location within 45 secluded acres, completely surrounded by the White Mountain National Forest, is a major draw. For locals, this means genuine off-grid tranquility without having to travel across the country. You can step out of your yurt, tipi, or gypsy caravan directly onto private trails, ready to hike, snowshoe, or simply explore the pristine wilderness. This seamless integration with nature allows for a level of peace and quiet that's increasingly rare, making it perfect for recharging and unwinding right in our own backyard.
Secondly, the distinctive accommodations themselves are a significant highlight for those looking for something beyond traditional camping. We appreciate innovation and character, and the yurts, tipis, and other unique rentals at Toad Hill offer a cozy, comfortable, and memorable way to experience the outdoors. The wood-burning stoves provide warmth and atmosphere, allowing for year-round enjoyment of the mountains, a huge advantage for our long New Hampshire winters. While the off-grid nature requires a bit more preparation (no running water or electricity in units), it embraces a self-sufficient ethos that many New Englanders admire, encouraging a true disconnection from daily digital demands.
Finally, the consistent positive feedback about the property's beauty, its meticulous upkeep, and the welcoming nature of the manager, Justin, underscores a commitment to providing a quality experience. Despite some past communication challenges, the core offering of peaceful seclusion and unique lodging in the heart of our beloved White Mountains makes Toad Hill a genuinely authentic and highly recommended destination for New Hampshire locals seeking their next extraordinary outdoor adventure.

April 22 · Katie LepriqueWe recently booked Tipi Tent and cancelled it before 3 days though we found it hard to connect with help desk or Justin. We didn’t get the refund. See my conversation. Justin is not available and he won’t pick calls at all. Also they don’t refund. Do not book through Toadhill direct website. If their website itself is not working then think about the host. You can’t risk your family here.
August 28 · DineshKumar KothandanWe had a lovely time staying in the Cassidy bus! Such a romantic, cozy place with a great view from the back of the bus! Justin is a great host; very responsive. We’ll be back soon!
July 20 · Karin PageWe had the most amazing time and have already booked our 2nd stay. Perfect place to get away from everything and be out in nature while still having a bed to sleep in and the warmth of a wood stove.
September 11 · Keri BurtoCome, visit, stay in an old ambulance in the midst of a construction site. It was so wonderful. And if that isn't enough, enjoy the solitude of neighboring campers' fire pit smoke. Not much privacy here. Wonder where the hell was the outhouse spoken of.
