Lake Adventure Community Association Introduce
For many Pennsylvania families seeking an accessible, affordable, and permanent vacation spot in the scenic Pocono Mountains, the Lake Adventure Community Association (LACA) offers a unique solution. More than a traditional public campground, LACA functions as a non-profit, member-owned recreational community where users can purchase and develop their own campsite lot for seasonal, long-term use. This distinction is key: it provides the stability and communal feel of a vacation home without the high costs, offering an exceptional value proposition for local residents seeking a consistent Poconos escape.
Located near Milford, PA, LACA is set amidst 76,000 acres of Pennsylvania Gamelands and Forest Preserves, providing a fantastic, nature-rich backdrop for a variety of recreational activities. Members enjoy the ability to 'slow yer roll' and prioritize time with family and friends across all four seasons—a benefit frequently cited in long-time member testimonials. The community structure, governed by a non-profit association, ensures dues are used directly to maintain the extensive amenities and infrastructure that make Lake Adventure a beloved retreat.
It is important for prospective users in Pennsylvania to understand the model: LACA is a non-residential campsite community. Owners cannot use their campsite as a primary or permanent residence, which is consistent with local zoning regulations and the community's restrictive covenants. However, the ability to keep an RV, park model, or trailer on an owned lot and enjoy the property year-round (with no more than six consecutive months of occupancy) provides a tremendous amount of flexibility and value compared to transient camping. The sense of community built over decades, as highlighted by a member who has been coming for 41 years, is a significant draw, ensuring a welcoming environment where children grow up making 'great memories.'
Lake Adventure Community Association is situated in Pike County, in the northeastern corner of Pennsylvania, in close proximity to the historic town of Milford. This location places it conveniently near the intersection of several major state routes, providing excellent access from across the Commonwealth and surrounding states.
The community's positioning in the Poconos makes it an ideal, drivable destination for families in Scranton, Allentown, and the Philadelphia metro area. Furthermore, its location is approximately 12 miles from the magnificent Delaware River and the Delaware Water Gap National Recreation Area, providing a massive extension of outdoor opportunities right on its doorstep. The site itself has been designed with accessibility in mind, demonstrating a commitment to welcoming all members of the Pennsylvania community.
- Address: 105 Office Way N, Milford, PA 18337, USA

The non-profit structure of LACA ensures that the affordable association dues cover a wealth of essential utilities and community maintenance, offering a comprehensive package of services that contribute to a stress-free recreational experience.
- RV Camping Infrastructure: The sites are primarily for RV camping and offer essential utilities, including:
- Water and Sewer hookups (Full Hookups)
- Electric hookups (30 amp, with a substantial number of sites upgraded to 50 amp service)
- Garbage collection
- Essential Community Utilities: Association dues cover water, sewer, electricity, and garbage services for the campsites.
- Security and Maintenance: The community provides 24-hour patrolling security 365 days a year, as well as road maintenance and snowplowing, allowing year-round access to the properties.
- Recreational Amenities: Use of all recreational facilities is included in the membership, such as the heated outdoor pool, supervised sand swimming beach, and various sports courts.
- Convenience and Communication:
- Laundry facilities are available 24 hours a day, 7 days a week.
- Free Wi-Fi internet access is available at the clubhouse, library, and laundromat.
- Broadband cable internet access is available for subscription at individual campsites.
- Financial Flexibility: Payments for camping fees and other charges can be made using Debit cards and NFC mobile payments.
The unique draw of Lake Adventure Community Association lies in its extensive recreational offerings and the strong sense of enduring community among its members, positioning it as a top destination for those seeking a long-term recreational lot in the Poconos.
- Year-Round Recreational Access: Unlike many seasonal campgrounds, LACA is open year-round for camping. While not for permanent residency, members can enjoy their property and the amenities in every season, including winter sports like ice skating and ice fishing nearby.
- Water Access and Activities: The community features a lake that is stocked with a variety of sports fish. Members have access to a supervised sand swimming beach, a heated outdoor pool, and opportunities for boating, water skiing, and canoeing nearby.
- Family-Focused Recreation: The community is highly suited for children and features numerous amenities to keep the entire family engaged:
- Playground with Slides and Swings
- Basketball court and Volleyball court
- Tennis court
- Picnic tables and public restrooms conveniently located near recreational areas
- Pet-Friendly Environment: A dedicated Dog park and a general 'Dogs allowed' policy ensure that the entire family, including furry friends, can enjoy the Poconos retreat.
- Ownership & Affordability: Members appreciate the affordability of the lot ownership model compared to buying a traditional vacation home, with reasonable association dues that cover major utilities, security, and maintenance.
- Nature Immersion: The property is bordered by vast Gamelands and Forest Preserves, offering unparalleled opportunities for hiking, nature observation (including deer, bears, and wild turkeys), and enjoying the quintessential Pennsylvania forest environment.

★ 5★ 4★ 3★ 2★ 1Made good friends the last 28 years. For those who complain will always complain.Spent the last 28 years going up in every season. Awesome place to slow yer roll and take time of what's more important.Dues are cheap. I charge more for a week rental at our beach house.
March 25 · Chuck CBeen coming for 41yrs. We still love it! Don't listen to the complainers. Some people don't like rules. We've never had an issue. It's a community with many amenities. Our children grew up coming up here. We have lots of great memories. It's very affordable compared to buying a vacation home. You can't live here permanently but you can enjoy it all year round. Many places like this are April-Nov. LOVE LACA!
August 18 · Jean KinnearyDo you liked to be harassed? Do you like when a compliance officer fines you for bushes and shrubs left by a previous owner? Do you love paying fines? Do you like like jumping threw hoops and none of the management knows what's going on? You'll love lake adventure! Where your peace and quiet is ruined by heavy dues and even heavier fines! Enjoy your stay by not owning anything , or you'll be out of compliance! Nothing beats being harassed and taken advantage of at lake adventure!

May 24 · McAteer & Will Estates Keller Williams Real EstateGreat place to spend our summers. We bought 5 years ago and every summer we're more and more grateful to have found it. Been looking to buy a summer place in PA for years. Too expensive to get a house. This place is perfect. Dues are reasonable. So many amenities. Great for kids and adults. Pool, game room, mini golf, tennis court, basketball court, dog park. So many events over the summer. Also lots to do close by.
