Coldbrook Resort Campground Introduce
For many New Yorkers, a campground isn't just a place to stay; it's a seasonal home, a community, and a cherished escape. Coldbrook Resort Campground in Gansevoort embodies this spirit, having cultivated a reputation as a vibrant, family-oriented destination where campers become like "second family." Located conveniently in the Saratoga region, Coldbrook offers a unique blend of relaxation and lively social engagement, making it a compelling choice for those seeking more than just a transient overnight stay.
Coldbrook Resort Campground is widely praised by its long-term residents for its exceptionally "friendly" atmosphere and the strong sense of camaraderie among campers. Imagine a place where "everyone is always friendly and saying hello or striking up conversation (even the furry friends)!" This level of community engagement, coupled with an array of "Great bands, food trucks, potlucks and activities/events for all ages," suggests a dynamic and engaging environment where boredom is simply not an option, even on a rainy day. While some operational aspects have drawn criticism from short-term visitors regarding mail services or site cleanliness upon arrival, the overwhelming sentiment from those who consider it their "second home" speaks volumes about the enduring appeal of its social fabric and the dedicated staff who "work hard to make it enjoyable for everyone." It’s a testament to a place where "it’s camping and it’s all about having fun!"
Coldbrook Resort Campground is situated at 385 Gurn Springs Rd, Gansevoort, NY 12831, USA. This location places it strategically in the town of Gansevoort, which is part of Saratoga County in New York. This region is a highly desirable area for locals, offering a blend of natural beauty and proximity to major attractions.
Gansevoort itself is a quieter, more rural community, providing a peaceful backdrop for a campground. However, its significant advantage lies in its accessibility to the more bustling city of Saratoga Springs, a mere 10-15 minute drive away. Saratoga Springs is renowned for its historic Saratoga Race Course, Saratoga Performing Arts Center (SPAC), vibrant downtown area with shops and restaurants, and its natural mineral springs. This proximity means campers at Coldbrook can easily enjoy the tranquility of their site while having quick access to a wide array of entertainment, cultural events, and dining options.
Access to the campground is straightforward via well-maintained roads. Gansevoort is reachable from major New York State Thruway exits and other primary routes, making it convenient for residents from the Capital Region (Albany, Schenectady, Troy), as well as those traveling from further south in New York, including the Hudson Valley and even New York City. The local proximity for many campers, with one review noting most stayers live "no more than a 30 minutes away," further emphasizes its strong appeal as a local, accessible escape. While some services like mail delivery might be limited for short-term visitors, the overall accessibility to and from the campground, coupled with its close ties to the Saratoga area, makes it a convenient and desirable spot for New Yorkers seeking a blend of natural respite and urban amenities.

- Community Events & Activities: Coldbrook is known for a rich schedule of activities and events for "all ages," including "Great bands, food trucks, potlucks," and other organized social gatherings.
- Friendly Atmosphere: A core "service" is the creation and maintenance of a very friendly and social environment where campers are encouraged to interact and build community.
- Staff Support: The staff is consistently described as "great" and hard-working, dedicated to making the camping experience enjoyable for everyone.
- Pet-Friendly Environment: Explicit mention of "furry friends" interacting with campers suggests a pet-friendly policy, allowing residents to bring their beloved animals.
- Restrooms and Showers: While one reviewer noted issues with cleanliness and updates in one bathroom, the availability of these facilities is standard for a campground.
- Water Hookups: Essential water service is provided to sites, though a past issue with unannounced water shut-offs was noted in one review.
- Electrical Hookups: Sites include electrical hookups for RVs.
- Waste Disposal: A dumpster is available for waste, though recycling facilities are reportedly not provided.
- Site Maintenance (Camper Responsibility): Campers are expected to maintain their own sites once occupied, though initial cleanliness upon arrival has been a point of contention for some.
- Strong Community & "Second Family" Vibe: This is by far the most prominent and consistently praised feature. Campers describe Coldbrook as a "second home" and a "second family," where everyone is "friendly and saying hello or striking up conversation." This unparalleled sense of camaraderie is a significant draw, especially for seasonal campers.

- Golf Cart Friendly: The mention of golf cart use within the park suggests a spacious layout and a relaxed, resort-like atmosphere for getting around.
As Coldbrook Resort Campground appears to cater significantly to seasonal and long-term campers who view it as a "second home," their "promotions" are likely structured differently from transient nightly campgrounds. Traditional discounts or special offers like daily rate reductions or coupon codes might not be their primary focus. Instead, value is likely offered through:
- Seasonal Rates: The main "offer" for many campers would be competitive seasonal rates for occupying a site for the entire spring-to-fall camping season. These rates typically represent significant savings compared to booking nightly or weekly stays over an extended period. This is especially attractive for locals who live nearby and wish to have a consistent summer retreat.
- Loyalty & Community Benefits: The strong sense of community and the array of organized events and activities serve as an intrinsic "value add" for long-term campers. This creates a social environment that goes beyond just a campsite, providing a "second family" atmosphere, which is a unique and highly valued benefit not quantifiable by simple discounts.
- Inclusive Event Programming: The various bands, food trucks, and potlucks are often included as part of the seasonal experience or are offered at minimal cost, enhancing the overall value of a seasonal stay.
- Referral Programs: While not explicitly stated, some campgrounds with a strong community focus might offer referral incentives to existing campers who bring in new seasonal residents.

Coldbrook Resort Campground Reviews
Coldbrook has been my second home for 9 years now and I love it here. It has become a second family. As you walk, bike or golf cart around the park, everyone is always friendly and saying hello or striking up conversation (even the furry friends)! Great bands, food trucks, potlucks and activities/ events for all ages. Even in the rain we all find a way to make it fun. Staff is great and they work hard to make it enjoyable for everyone. It’s camping and it’s all about having fun!
Aug 18, 2024 · Christine LorenzBeen on the road for the past 4 years. No camp ground has been more Unaccommodating than this one. No mail delivery, no amazon, no UPS, no FedEx. No mailbox for out going mail. We arrived to out site and it was covered with leaves sticks and garbage. On top of that the actual site had hundreds of ant hills that eventually got into our camper. They told us we need to maintain the spot, ok, but at least give it to us clean. They shut off water during the middle of the day, no heads up, no memo, no note on the door, NOTHING. No one is ever at the office. Even when there they pass everything on and say we must speak with "The Management" Im pretty sure the woman in the office who always said that and her husband own the place. They allow political signs and flags. They do not recycle, everything goes into the dumpster. No desire to ever go back here. The people around our site were very nice. Most people who stay there for the summer live no more than a 30 minutes away. This camp site was the worst we stayed at in 4 years!
Nov 02, 2024 · Pax SheppardThis was our first year at Coldbrook. Sad day today. We closed up the camper and said good bye for the winter. The management, Steve and Terry are wonderful. They care about their employees which shows in the cleanliness of the park. The pool is always pristine. Each time we went for a swim the water sparkled and not a speck of dirt on the bottom. We had a windy rainy storm with many branches that came down but by the time we got there on the weekend the grounds were cleaned and so was the pool! I am not sure what the person meant about the grass not being mowed but the common grounds are always mowed. Each site needs to keep up their own grounds. Common sense. The public bathrooms are always clean. The Pavilion where bingo and other activities are held, always clean. Steve and Terry care about each and every person that camps at Coldbrook. We are their second family. You can not be in the office 24/7. They leave their phone number on the door when they are not there in case of emergency. They love us so much and want us to return each year so they make sure there are plenty of activities to do on the weekends along with some yummy food trucks. There is going to be chatter and laughter around the campfires but that is a big part of CAMPING! People work all week and just want to have a little bit of fun and friendship on the weekends. So, if you do not like fun noise then this is not for you. Thank you to our neighbors for welcoming us. Thank you to the mayor of the park (you know who I mean-LOL) who made it a point to walk over from a street over and welcome us. We did not participate in a lot of the activities this year but next year we plan on it. I have to get some bingo dabbers and make it a point to go.Your dogs are welcome here as well. Everyone picks up after their dogs. Like I said the park is clean! Thank you Steve, Terry and all the workers and volunteers that make this place a pleasure to call our summer home. 7 months and counting for the 2025 season!
Oct 16, 2024 · Mary DiehlWe have been here 7 going on 8 years. People are amazing. Management wonderful. So much to do. Nowhere else I would spend my summers
Oct 20, 2021 · Tricia NellisThe office is never open and when it is ur not even aloud inside! They can't even handle getting accurate electric bills out on time. The drive way where it meets the man road needs to be paved in the worst way. Lawn care is almost non existent. The price is right but don't expect to much for your money. Also a large party style vibe over the weekends with people coming in and out all night long during the weekends.
