Lot Rental: Wyngate Manor provides lots for rent where residents can place their manufactured or mobile homes. Publicly available information indicates that monthly lot fees include sewer and trash services, simplifying resident budgeting. Prospective residents should confirm all inclusions directly with management.
Community Pool (Currently Unavailable, as Reported): While the park reportedly features a "Great swimming pool in the summer," recent resident feedback indicates that the pool is currently not open. This is a point of concern for some residents, as it represents a significant amenity that is presently inaccessible.
Clubhouse Rental: The park boasts a "beautiful clubhouse you can rent for parties," providing a valuable amenity for resident gatherings and events. This offers a dedicated space for social activities and celebrations within the community.
On-Site Management: The presence of a park manager (Ilene, as mentioned in reviews) who reportedly drives around the park suggests an active on-site management presence. While this has drawn mixed reactions from residents regarding "micromanagement," it also implies a commitment to ensuring the park is maintained and rules are followed. One resident notes it's "a requirement of her job to do so" and that she "does not harass people" if rules are followed.
Security Measures (Potential for Improvement): While specific security services are not detailed, the discussion among residents about security concerns and suggestions for more "security measures" indicates that this is an area of consideration for the community. Prospective residents may wish to inquire about existing security features.

Evolving 55+ Community Status: The park is undergoing a transition towards becoming a "55 & Older Community," with signs posted to that effect. This shift indicates a future direction towards a more mature demographic, which may appeal to some, but could also impact families with children seeking a long-term home.
Active Management Presence: The park manager's visible presence, including driving around on a golf cart to ensure maintenance, is a key feature. While some perceive it as "micromanaging," others appreciate it as a sign that the park is actively "maintained" and rules are enforced, leading to a more orderly environment.
Established Rules and Lease Compliance: Residents note that if you "follow the rules, keep up the grounds as per your lease, and pay your rent, you will never hear from" management negatively. This suggests a clear set of expectations for residents, contributing to the park's orderly nature.
Friendly Resident Base (with caveats): While some residents mention gossip or harassment from a few neighbors, the overall sentiment points to a generally friendly community, with many residents valuing the quiet atmosphere that comes from rule enforcement.

Wyngate Manor Mobilehome Park Reviews
Ilene the new park manager is trying to micromanage a little too much and she won't even open the pool back up for the summers, for what reason I don't know but the residents don't really have any other amenities. I think it's because she doesn't want to attract any more younger residents. She now has a "55 & Older Community" sign posted underneath the original but still allows younger residents to reside here. That doesn't make sense; can't she just make up her mind? And she doesn't seem to have anything better to do than ride around the park on her golf cart all day like she doesn't trust anyone. I appreciate that in a way because my grandparents live here but if security was that much of a concern, why doesn't she take the money she's not putting into the pool and install more security measures?
Apr 17, 2023 · Sarah ElizabethGreat place to live. Wonderful quiet and clean park. Great swimming pool in the summer and a beautiful clubhouse you can rent for parties. Got to love all the negatives about the park manager. She does drive around on a golf cart making sure the park is maintained. Its a requirement of her job to do so. She does not harass people. I have lived here for over 3 years and have only had one phone call that did not relate to the water being such off for maintenance. If you follow the rules, keep up the grounds as per your lease, and pay your rent, you will never hear from her. I have been harrassed by people who live in the park, told all the gossip by the 1st week we lived here by neighbors, I do hate that they changed the park to 55 and over, and I also wish they had a playground for kids but those are my only complaints.
Sep 16, 2018 · TarynYou know, what ever happened to manners or even common courtesy?! I called the park office today to see if there were any trailers available for rent. I was met with a nasty tone of, "No, we don't rent!" Lady, if that's the way you treat people inquiring about a trailer then I feel sorry for the people actually paying money for your salary. I'll take my business elsewhere. I'd give 0 stars if that was a possibility. Maybe she needs to take some classes on customer service skills, because she has none.
Jul 05, 2022 · M MSeems like a nice place to live but the lady Eileen that runs it seems to be going senile. My experience with her was in regards to the clubhouse rental. I rented twice. Once was for a birthday party in December 2016. She was a little off and had a hard time remembering things but all in all, it went smooth. The 2nd time was for a baby shower in April 2017. I spoke with her earlier in the week and told her I'd b there Friday to get the key. She called me Friday morning. Called me someone else's name and had no recollection of speaking to me. The hall/ clubhouse she rents is nice but she can't remember anything she says or does. Per her instructions.. hall rental is $100 and if I were to clean it, I'd get $25 back but if they clean it they keep the 25. So as I did the first time I rented and didn't get 25 back. I placed all trash in trash cans, folded all tables and chairs up and locked up. assuming I'd do as I did the first time and let them keep the 25. I got a call from her the Monday after stating the people that rented the following day were upset because the hall wasn't cleaned. So here she never sent her cleaning person to clean and then blamed me. Stated I was to sweep mop clean toilets etc... if this was told to me in the beginning I would not have rented. Who cleans toilets at a hall you paid to rent... not a hall I pay for. Hall is nice if they get someone who can run it and clean it
Apr 03, 2017 · Michelle BauderI moved to Wyngate Manor last year and couldn’t be happier. The park is so nice and kept clean thanks to the management Ilene and our great handy man Jim. That is what drew me to this place. I looked at many other parks before I found this one. And not a one compared to this park. Ilene has always been so helpful with whatever I have needed. I definitely recommend Wyngate Manor to anyone looking for a new place to call home.
