Wright Trailer Court Introduce
Welcome to Wright Trailer Court, a mobile home park located in the East Phoenix area of Arizona. For individuals and families exploring affordable housing options in the dynamic Phoenix metropolitan area, mobile home parks often present a unique alternative to traditional rentals or homeownership. Wright Trailer Court is an established community, with a history spanning decades, and has provided a home for many long-term residents in the past.
Based on extensive feedback from current and former residents, it's important for prospective residents to be fully aware of the experiences shared by those who have lived in or interacted with Wright Trailer Court. While the concept of a mobile home park is to offer an accessible and community-oriented living solution, the detailed reviews highlight significant concerns regarding management practices, utility billing, maintenance, and adherence to mobile home park laws. These insights are crucial for anyone considering making Wright Trailer Court their home.
One long-term resident, who has been with the park since 1998, provides a comprehensive account of changes over time, including significant rent increases, the removal of previously included utilities, and issues with the on-site laundry facility being converted to private storage. This resident also expressed concerns about utility billing without transparent sub-metering and the overall maintenance of common areas, noting "the whole property looks run down outside of rented spaces and trees are all dead or dieng."
Another review directly challenges the integrity and legality of the park's operations, stating that "The Park owners and the on site Park managers are not honest in any way. They do not operate legally and do not provide anyone living here with leases and if one is provided upon moving into one of their units, first have it looked at by a lawyer because the lease won't follow the MHP laws." This review also raises serious allegations about rent-to-own schemes, warning potential buyers that "they do not legally have proof of ownership and have sold others units many times just to evict them in the end and never producing the titles of the unit to the buyer and keeping the place for their next victim." These are very serious claims that warrant thorough investigation by any interested party.
Given the nature of this feedback, it is imperative that any local Arizonan considering Wright Trailer Court conducts extensive due diligence, seeks independent legal counsel regarding any lease agreements or purchase options, and verifies all claims and policies directly with the park management, while also cross-referencing with Arizona mobile home park residential landlord and tenant acts and local authorities. Transparency and adherence to legal guidelines are fundamental for a positive living experience in any community.

- Limited Amenities: Reviews indicate a lack of amenities beyond the basic lot space.
- Lease Concerns: Residents report issues with not being provided leases or with leases that do not comply with Arizona Mobile Home Park laws.
- "Rent-to-Own" Allegations: Serious accusations have been made regarding fraudulent "rent-to-own" schemes where proof of ownership is allegedly not provided, and units are re-sold after payments are made.
Features / Highlights
- Established Community: The park has existed for a significant period, with some residents having lived there for over two decades.
- Affordability (Historically): While rent has increased substantially, the initial rent was very low, making it an affordable option at that time. Current rents are noted as $650 without utilities.
- Tenant-Owned Homes: Homes are moved onto the property by tenants, fostering a sense of individual ownership of the dwelling itself.
- East Phoenix Location: The park's address provides good access to downtown Phoenix, major freeways, and local amenities.
- Proximity to Phoenix Sky Harbor International Airport: Convenient for travel.
- Lack of Maintenance: Residents report that "the whole property looks run down outside of rented spaces and trees are all dead or dieng," and that the owners "won't remove them either." Also, concerns about "holes on the ground" and "bumps are low" in parking areas.
- Management Concerns: Reviews highlight significant issues with the on-site manager, describing them as "not to be trusted," "manipulative, fraudulent," and "always on people business." Allegations include harassment, unfair application of rules, and discouraging neighborly interaction "in fear of being evicted."

Conclusion: Why this place is suitable for locals
For Arizona residents considering mobile home living in the Phoenix area, an informed decision about Wright Trailer Court requires a careful evaluation of the detailed feedback provided by current and past residents. While the park's East Phoenix location offers undeniable advantages in terms of accessibility and proximity to urban amenities, the numerous and serious concerns raised about management, financial transparency, and property maintenance are paramount and must be thoroughly considered.
From a purely geographical standpoint, the location on E Palm Lane provides convenient access to major roadways and the broader Phoenix metropolitan area. This can be appealing for locals seeking to reduce commute times to employment centers, or to easily reach shopping, dining, and entertainment options. The affordability of mobile home living, generally, is a key draw for many Arizonans navigating the housing market. However, it's critical to weigh this against the stated increases in space rent and the concerns regarding opaque utility billing. If these issues are not addressed to a prospective resident's satisfaction, the initial perceived affordability could be undermined.
The feedback regarding the community environment and management practices is particularly concerning. While a sense of community is often a highlight of mobile home parks, the reviews suggest that trust, fair rule application, and respectful interaction may be significant challenges at Wright Trailer Court. For locals seeking a peaceful and supportive neighborhood, these reported issues warrant extreme caution. The severe allegations of fraudulent "rent-to-own" schemes and non-compliant leases are especially alarming and underscore the absolute necessity for any interested party to consult with independent legal counsel specializing in Arizona Mobile Home Park Residential Landlord and Tenant Act laws (A.R.S. Title 33, Chapter 11) before making any commitments.
In summary, while Wright Trailer Court's location in East Phoenix offers inherent convenience, its suitability for local Arizonans is severely impacted by the pervasive and grave concerns detailed by residents. It is imperative that any local considering this property prioritizes due diligence, verifies all information independently, and ensures their rights as a tenant or potential homeowner are protected under Arizona law. Without clear and satisfactory resolutions to the issues raised, and independent legal advice, this park, despite its location, presents significant risks that outweigh its potential benefits for those seeking a stable and fair living environment.

Wright Trailer Court Reviews
2025 UPDATE:Wright Trailer Court located in Phoenix, began with there being an on site laundry mat, one house and one sm. storage shack. Since then and before we moved onto the property, there were 9 trailers and mobile homes brought onto areas to cover the whole Lot 53, leaving one opening which is where my husband moved our home onto, and has been here since 1998. Making 3130 E Palm Ln a single lot filled with 11 different homes on it.In 1998 all of water, sewer, refuse and gas was included in the rent price of then ,"$195.00" a month and there was an onsite laundry mat. Wright Trailer Court was sold to the current owner (Wright Trailer Court LLC.) back in 2003 but the Deed shows 2010 too. Since then everything that was included in rent was taken away, the laundry mat was made into a storage for the main house only, and our land rent went from $195. a month yo now $600. But now 2025 they are raising it another $50. Making rent without utilities $650.00 a month for space rent. The electric is in our name but everything else is in Trailer Courts name. Yet we are charged without any sub metering system nearly $100. a month without seeing the actual city bill. The whole property looks run down outside of rented spaces and trees are all dead or dieng. The owners wont remove them either. The on site manager is not to be trusted in any way. She has been in charge for many years and though she may seem bubbly and friendly, SHE'S NOT! She is manipulative, fraudulent which is why she's still managing if that makes any sense. What was once a friendly trailer court, has now become a place for anyone living here to get taken advantage of. A place where neighbors keep to themselves in fear of being evicted for gathering among one another.
Apr 01, 2025 · Mrs. Ginter BThis property address is not what it appears to be nor is it a place for people to want to be a part of living wise or anything else! The Park owners and the on site Park managers are not honest in any way. They do not operate legally and do not provide anyone living here with leases and if one is provided upon moving into one of their units, first have it looked at by a lawyer because the lease won't follow the MHP laws. They do not offer any amenities whatsoever not will they show proof of the water, sewer, trash bill you will be charged for against the cities bill to the park in it's self.Don't ever believe and or agree to rent to own a unit because they do not legally have proof of ownership and have sold others units many times just to evict them in the end and never producing the titles of the unit to the buyer and keeping the place for their next victim. The park owner won't ever talk to you about complaints against the manager , but insists you handle it with that same manager.Their monthly utility bills never are correct to your meter readings now does their math # hold up against a calculator. If you don't believe this post..., Go ahead and find out for yourself.Don't say later that you had no idea.Because this here is that warning.
