moved here in a pinch for the cheap rent. the pros: cost, views, and being out in nature. the cons: literally everything else. The roaches in the house alone were hazardous enough. There were so many that I often spent time sleeping or sitting in my car to avoid them. I’m assuming the previous tenants were heavy smokers, because the nicotine would drip from the walls in the summer time or anytime we cooked. eventually we completely stopped eating or prepping food in the house because of bugs and nicotine dripping in the food. i’m talking, we kilzed this place 3 times, and the nicotine still bled through. The entire place is cooled by one singular window unit, so it’s warm in the summers. Our heat did not work the entire time that we lived here. Winter was brutal. Even with keeping all of our pipes running, we went without running water in the winter for DAYS. We were showering at truck stops. We would wake up to our single pane windows being covered in sheets of ice. Aside from the home itself, the location is 20 minutes minimum from any bit of civilization. You will not have cell service. If you’re lucky enough to get internet, the only service provider you can get out there sucks. The landlord truly only cares about pumping out money, and not the quality of these homes or the people in them. Rules apply to some tenants that don’t apply to the other favorites. Several cliques in the neighborhood can leave you feeling unsafe. communication with the management is trash. There’s stray cats everywhere that end up as roadkill. Overall, only move here if you have absolutely no other option, and can get out asap. - Olivia Gray

Woodview Mobile Residential Park Introduce

Woodview Mobile Residential Park, located in the serene and rural setting of Culleoka, Tennessee, offers a specific type of housing solution that may appeal to those prioritizing cost-effectiveness and a connection with nature. For Tennessee locals exploring various housing options, mobile home parks often present an alternative to traditional rental markets or homeownership, particularly when immediate needs or budget constraints are a primary concern. Woodview, situated amidst scenic views, provides a residential setting that, for some, offers a temporary solution when other choices are limited. It's a place that can provide shelter in a pinch, particularly if the allure of being "out in nature" is a strong draw.

It is important for prospective residents to approach Woodview Mobile Residential Park with a clear understanding of its unique characteristics. While the park does offer the distinct advantage of lower living costs, the experience of living here, as reported by some residents, can be significantly influenced by various factors. The park is designed to offer a basic, no-frills residential experience, emphasizing affordability and a quieter, more isolated lifestyle away from urban centers. Understanding these aspects upfront is crucial for anyone considering making Woodview their home in Tennessee, allowing for informed decision-making based on personal priorities and expectations for a living environment.

Woodview Mobile Residential Park is located at 6536 Campbellsville Pike, Culleoka, TN 38451, USA. This address places the park in a distinctly rural part of Maury County, Tennessee. For Tennessee locals considering this location, it's vital to understand that Culleoka offers a very different experience than living in more developed towns or cities. The primary draw of this location can be its remote setting, providing a sense of being "out in nature" with picturesque views, a stark contrast to urban or suburban environments.

However, this rural placement comes with significant implications for accessibility and daily living. Residents should be prepared for a minimum of 20 minutes of travel to reach "any bit of civilization," meaning access to grocery stores, medical facilities, restaurants, and other essential services requires a dedicated drive. Connectivity is also a major consideration. Cell service can be unreliable or non-existent in the area, and while internet may be available, options might be limited to service providers that some residents have found unsatisfactory. This remote location, while offering tranquility and natural beauty, necessitates careful planning for errands, communication, and any emergency situations. Prospective residents should factor in these geographical realities when evaluating Woodview Mobile Residential Park as a potential home in Tennessee.

Services Offered:

  • Lots for mobile homes, typically offered at a lower rental cost.
  • Basic utility hook-ups (electricity, water, sewer) are generally available, though functionality can vary.
  • Property management is in place, though communication and responsiveness may be inconsistent.
  • Some maintenance is attempted by staff, but it might be limited due to resource constraints.
  • Views of nature are a consistent feature, offering a rural setting.
  • Potential for limited internet service, though quality may be an issue.
  • Basic road infrastructure within the park.
  • Some residents may find it to be a viable option when other housing choices are extremely limited.

  • Significantly lower cost of rent compared to other housing options.
  • Rural setting with natural views and a sense of being "out in nature."
  • Offers a place to live when in a "pinch" or with "absolutely no other option."

For locals in Tennessee considering Woodview Mobile Residential Park, it is crucial to approach this housing option with realistic expectations and a thorough understanding of what living here entails. The most undeniable appeal of Woodview is its cost-effectiveness. In a housing market where rents and property values can be high, the park offers a significantly cheaper alternative, making it a potential solution for those facing severe budget constraints or needing immediate, affordable shelter. For Tennesseans in a difficult financial situation or those who find themselves with "absolutely no other option," the low rent can provide a necessary lifeline. The rural setting also offers a connection to nature, which might appeal to individuals who prioritize being away from urban congestion and appreciate natural views.

However, potential residents from Tennessee should be fully aware of the reported challenges associated with living at Woodview Mobile Residential Park. Issues such as pest infestations (e.g., roaches), inadequate climate control (single window unit for cooling, non-functional heating in winter), and inconsistent water supply during cold weather are significant concerns that have been raised by current and former residents. The remote location, while offering tranquility, means a considerable commute for basic necessities and highly unreliable cell service, along with limited and potentially poor-quality internet options. Communication with management has also been cited as problematic, and concerns about favoritism and cliques within the community could impact one's sense of safety and belonging.

Given these factors, Woodview Mobile Residential Park is primarily suitable for Tennessee locals who prioritize extreme affordability above all else and are prepared to endure considerable inconveniences and potential living challenges. It may serve as a very temporary solution for individuals or families in an emergency housing situation, enabling them to "get out asap" when other options become available. For those seeking a comfortable, well-maintained, and well-connected long-term home in Tennessee, the reported conditions suggest that Woodview Mobile Residential Park might not meet those expectations. It is vital for any prospective resident to conduct their own thorough due diligence and consider if the cost savings truly outweigh the reported living conditions and remote location before committing to a stay here.
