Woodsville Mobile Home Park Introduce
Welcome to Woodsville Mobile Home Park, a community located in the charming area of Hayes, Virginia. For many Virginians seeking an alternative to traditional housing, mobile home parks offer a unique pathway to affordable homeownership or long-term rental in a community setting. Woodsville Mobile Home Park, managed by Franklin Management Company, provides lot rentals for manufactured homes, aiming to offer a place where residents can establish roots in Gloucester County.
Mobile home parks represent a significant segment of affordable housing across Virginia, and Woodsville is part of this landscape. It's a community where residents typically own their manufactured homes and lease the land they sit on. While the experience can vary from person to person, the park generally provides essential services and a structured environment for its residents. Understanding the specific nature of mobile home park living, including its rules and the surrounding area, is key to determining if it aligns with your housing needs and lifestyle in the Old Dominion.
Woodsville Mobile Home Park is conveniently situated at 3462 George Washington Memorial Hwy, Hayes, VA 23072, USA. This location places it in Gloucester County, specifically in the Hayes area. One of its key advantages is its position just off Route 17 (George Washington Memorial Highway), a major thoroughfare that connects residents to various towns and amenities throughout the region. This accessibility means that while the park offers a chance to "live in the country," residents are "not far from the modern-day conveniences we all have come to love."
Being located in Hayes means residents have relatively easy access to local shops, dining establishments, and services within Gloucester County. The proximity to Route 17 also facilitates commutes to larger employment centers and attractions in the wider Hampton Roads area, including Newport News, Yorktown, and Williamsburg. This balance of a quieter, more rural feel with convenient access to urban centers can be a significant draw for many Virginians looking for a blend of tranquility and connectivity in their living situation.
Woodsville Mobile Home Park, like many managed mobile home communities, provides a core set of services to its residents. These services are typically included in the lot rent and aim to ensure a functional and maintained living environment for the manufactured homes on site.
- Lot Rentals: Provides designated lots for manufactured homes, where residents own their home but lease the land.
- Water Service: Water utility is included as part of the monthly rent.
- Septic Service: Septic services are also included in the monthly rent, handling wastewater disposal.
- Trash Service: Residents are provided with individual totters, with trash pickup typically occurring on Fridays. Additional totters are available for an extra fee.
- Community Maintenance: Management is generally responsible for the upkeep of common areas and the park's infrastructure, such as roads and general groundskeeping, as indicated by observations of "clean lawns" that are "mowed."
- Utility Connections: While water, septic, and trash are included, residents are responsible for setting up their own electric service with providers like Dominion Energy.
Woodsville Mobile Home Park, while a practical housing solution, presents a mix of features and highlights that prospective residents in Virginia should consider. These points come directly from public observations and resident feedback, offering a transparent view of daily life in the community.
- Affordable Living Option: As a mobile home park, it generally offers a more affordable entry point into housing compared to traditional stick-built homes in the area, with lot rents starting around $625.00 – $675.00 monthly (though recent reviews indicate higher figures over time).
- Quiet Community Aspect: Despite being near a highway, the community is described as generally "quiet" by the management company, aiming for a peaceful living environment.
- Clean and Maintained Appearance: Observations from visitors suggest the park is visually "clean" and that "lawns were mowed," indicating a level of upkeep.
- Country-Style Living with Convenience: Its location in Hayes offers a rural feel while still providing access to modern conveniences just a short drive away.
- Individual Totters for Trash: The provision of individual trash totters and scheduled pick-up adds a layer of convenience for residents.
- Proximity to Local Amenities: Situated off Route 17, the park allows for relatively easy access to nearby services and local Gloucester County attractions.
It's important to also acknowledge points raised by some residents, which, while not a "feature" in a promotional sense, are part of the overall living experience:
- Strict Rules and Regulations: Some residents have noted that management can be "very picky about their rules and regulations" and may issue fines for "trivial things without warning." This highlights a need for prospective residents to thoroughly review and understand all park rules.
- Perceived Safety Concerns: One long-term resident mentioned needing to purchase a firearm due to "recent home invasions in the neighborhood," indicating personal safety concerns in the immediate vicinity.
- Rent Increases: Residents have reported increases in lot rent upon lease renewal, a factor to consider for long-term budgeting.

For individuals or families prioritizing an affordable path to housing, whether through lot rental for a manufactured home or finding a rental home within the park, Woodsville presents itself as an option compared to the often higher costs of traditional housing in the region. Woodsville Mobile Home Park Reviews
Been here for about 6 years Franklin management are very picky about their rules and regulations on the park and will fine you hundreds of dollars every month over some of the most trivial things without warning and if you try to ask about the violation they won’t or can’t talk to you about it. Next off the neighborhood itself as well as the surrounding areas are not the safest. I even had to buy a firearm because of recent home invasions in the neighborhood. And to add to injury they increase rent every time it’s time to renew your lease we are now paying $1775 a month plus pet fees water usage fines and many more inconveniences. In summary unless you plan on buying the trailer flat out rent at your own risk
