Woodland Trace MHC Introduce
For many residents in Indiana, particularly those exploring diverse and often more affordable housing solutions, manufactured home communities (commonly known as mobile home parks) offer an alternative to traditional stick-built homes or apartment living. These communities can provide a sense of neighborhood and a pathway to homeownership. Woodland Trace Manufactured Home Community (MHC) in Plainfield, Indiana, is one such option that local Hoosiers might consider when evaluating their housing choices.
The experience of living in a manufactured home community can vary significantly from one location to another, largely influenced by factors such as management quality, community upkeep, and the responsiveness to resident needs. It's crucial for prospective residents to gain a clear and factual understanding of what a particular park offers, including its amenities, the living environment, and the level of support provided by its management.
This article aims to provide a comprehensive overview of Woodland Trace MHC in Plainfield, Indiana. We will detail its location and accessibility, discuss the typical services offered, highlight reported features and challenges, and provide essential contact information. Our goal is to equip local Indiana residents with the necessary information to make an informed decision about whether Woodland Trace MHC aligns with their housing preferences and expectations.
Woodland Trace MHC is a manufactured home community located in Plainfield, Indiana. Like many communities of its kind, it offers individual lots for manufactured homes, aiming to provide a residential option that can be more accessible than traditional housing. The concept behind such communities is to create a neighborhood setting where residents can establish their homes and enjoy a sense of belonging.
However, recent resident experiences at Woodland Trace MHC, as indicated by available reviews, highlight significant challenges that prospective and current residents have faced. Concerns have been raised regarding property maintenance, safety, and particularly, the responsiveness and effectiveness of the park's management. Issues cited include unresolved maintenance requests (such as a broken AC unit and an unremoved burnt-down trailer), an increase in property crime (break-ins and theft), and difficulties in communicating with management.
One review specifically mentions a change in management, stating that "it went downhill" after new management took over, with difficulties in reaching them via phone or email and a lack of follow-up from the manager. These issues reportedly contribute to a feeling that the community "didn't feel like a home anymore," requiring residents to "watch for everything/everyone." While the community has a manager and attempts at maintenance have been noted (e.g., tree branches being cut), the overall sentiment from recent feedback suggests a decline in the living experience for some residents, emphasizing the importance of thorough investigation for anyone considering Woodland Trace MHC.
Woodland Trace MHC is situated at 3603 Clarks Creek Rd, Plainfield, IN 46168, USA. Plainfield is a town in Hendricks County, Indiana, known for its rapid growth, strong community focus, and excellent accessibility to the greater Indianapolis metropolitan area. The park's location on Clarks Creek Road places it within Plainfield, offering residents proximity to local amenities while maintaining a residential feel.
Plainfield's strategic location is a significant advantage for its residents. It is very well-connected to major transportation arteries, including Interstate 70 (I-70) and Indiana State Road 267. This allows for convenient commutes to downtown Indianapolis, which is a major employment hub and offers a wide array of cultural, dining, and entertainment options. Additionally, the Indianapolis International Airport (IND) is just a short drive away, providing easy access for air travel.
Within Plainfield, residents of Woodland Trace MHC can access a variety of local conveniences. The town boasts numerous shopping centers, grocery stores, restaurants, parks, and recreational facilities like Splash Island Family Waterpark. The proximity to essential services and entertainment options, combined with its accessibility to major highways, makes Plainfield a desirable location for many Hoosiers. Therefore, despite internal community challenges, Woodland Trace MHC's geographical location in Plainfield offers inherent benefits in terms of connectivity and access to broader amenities in central Indiana.
In a manufactured home community like Woodland Trace MHC, a range of services are typically offered to residents, designed to manage the community and provide a basic living infrastructure. However, based on the provided customer reviews, there appear to be significant gaps or issues in the delivery and effectiveness of some of these services. General services found in such parks include:
- Lot Leasing: The fundamental service provided is the leasing of individual lots where residents place their manufactured homes. This includes access to the park's common areas and utility hookups.
- Utility Connections: The community provides the necessary infrastructure for essential utilities such as water, sewer, and electricity to each home site. Residents are usually responsible for their individual utility bills. One review mentioned that "Water not included in rent" and "Sewage not included in rent" for a specific lot, indicating that these are separate charges.
- Common Area Maintenance: Management is responsible for the upkeep of shared spaces, including internal roads and general grounds. However, reviews highlight significant concerns here, such as a "burnt down trailer" sitting for months, causing "mosquito" issues, and a "tree that is on the side of our trailer" not being fully removed. This indicates a potential lack of timely or thorough maintenance.
- Management & Resident Support: A management team is responsible for daily operations, enforcing rules, and addressing resident concerns. Reviews, however, strongly criticize the current management, citing that "no one answered the phone or emails" or that an "assistant who couldn’t answer any questions" would respond, with the manager "never did" call back. This suggests poor communication and a lack of effective problem resolution.
- Safety & Security Measures: While not explicitly listed as a service, a well-managed park contributes to resident safety. Reviews, unfortunately, mention that "Trailers are getting broken into a lot and stuff is being taken from peoples yards," and that management "can’t do anything about it" when informed, indicating a significant breakdown in perceived security and management's ability to address such issues.
- Lease Adherence: Residents expect lease terms to be honored. However, a review states, "Prices get raised even if you have a lease they break it," which, if true, represents a serious breach of typical rental agreements.
Prospective residents should exercise caution and seek clear, written confirmation of all services, their scope, and the park's policies before committing to a lease at Woodland Trace MHC, given the reported service delivery issues.
When considering Woodland Trace MHC, it is essential to examine both the potential features and the critical highlights from resident experiences. While some aspects might typically be considered positive features in a manufactured home community, the provided reviews reveal significant concerns that overshadow them:
- Individual Lots for Manufactured Homes: The community provides distinct lots for residents to place their homes, offering more personal space than apartment living.
- Proximity to Plainfield Amenities: Being located in Plainfield, the community is inherently close to local shopping centers (e.g., Perry Shopping Center), restaurants, banking, clinics, the library, and Hummel Park, providing convenient access to daily necessities and recreational spots.
- Accessibility: Its location near major roads in Plainfield offers good access to public transportation, and it's within walking distance to some local shops.
However, the direct feedback from residents highlights significant challenges and drawbacks that should be considered as primary "highlights" of the current living experience:
- Unresolved Maintenance Issues: A major concern is the lack of timely and effective maintenance. Examples include a "broken AC unit" for months, a "burnt down trailer" remaining unaddressed for "3 months" causing mosquito problems, and a large tree partially cut but still posing a threat to a trailer. This indicates a consistent failure to address critical property and safety issues.
- Poor Management Responsiveness: Residents report significant difficulties in contacting management, with calls and emails often going unanswered, and no follow-up from the manager. This severe lack of communication and problem-solving has led to widespread frustration.
- Security Concerns: There are explicit reports of "Trailers are getting broken into a lot and stuff is being taken from peoples yards." This suggests a significant decline in security within the community, compounded by management allegedly stating they "can’t do anything about it."
- Lack of Oversight and Care: The sentiment that "this management doesn’t even show up to the office or even to check in on the park" contrasts sharply with previous management, implying a general neglect of the community's well-being.
- Lease Violations/Price Hikes: Allegations of "Prices get raised even if you have a lease they break it" are serious and indicate potential breaches of rental agreements, creating financial instability for residents.
- Deterioration of Living Environment: The overall impression conveyed by residents is that the community "didn’t feel like a home anymore," creating a need to "watch for everything/everyone." This points to a significant deterioration in the quality of life within Woodland Trace MHC.
These reported experiences are crucial for any Indiana resident evaluating Woodland Trace MHC, as they directly address the current living conditions and management effectiveness.
Based on the provided information from customer reviews and the nature of publicly available data, there are no current promotions or special offers explicitly detailed for Woodland Trace MHC. Manufactured home communities sometimes provide various incentives to attract new residents, but these are often subject to change and depend on the park's management and occupancy goals.
Typical promotions that might be offered by similar communities in Indiana include:
- Move-In Specials: These could involve reduced security deposits, a period of free or discounted lot rent for new residents, or even assistance with moving expenses.
- Referral Programs: Some parks offer incentives to existing residents who refer new individuals or families who sign a lease or purchase a home within the community.
- Home Purchase Incentives: If the park sells manufactured homes directly, there might be special financing options, price reductions, or upgrade packages for buyers.
- Seasonal or Limited-Time Offers: Promotions can also be tied to specific times of the year to boost occupancy.
Given the absence of specific promotional information and the concerns raised in resident reviews about management responsiveness, any interested parties should be prepared to directly contact Woodland Trace MHC. Inquiring about any potential offers would be a necessary step, alongside seeking clarification on the broader issues highlighted by current residents. It is always critical to get all terms and conditions of any offers in writing.

For Indiana locals considering a manufactured home community, Woodland Trace MHC in Plainfield presents a complex picture. While such communities can typically offer an affordable housing option and a sense of community, the suitability of Woodland Trace MHC for prospective residents hinges significantly on addressing the critical issues highlighted in recent customer reviews.
From a foundational perspective, Woodland Trace MHC's location in Plainfield offers undeniable advantages. Plainfield itself is a growing and well-connected town, providing easy access to local amenities like shopping, dining, and parks, as well as excellent proximity to Indianapolis for employment, healthcare, and broader cultural experiences. This geographical benefit means residents can enjoy the conveniences of suburban living with reasonable commutes.
However, the extensive and consistent negative feedback from residents regarding management, maintenance, and safety issues presents a substantial challenge to the community's overall suitability. Unaddressed broken AC units, long-standing unsightly and hazardous conditions (like burnt-down trailers), reported property break-ins, and allegations of lease breaches (such as unannounced price raises) indicate a potential disconnect between resident needs and management's effectiveness and responsiveness. The reported difficulty in communicating with park management further exacerbates these issues, creating an environment where residents feel unheard and unsafe.
While the concept of manufactured home living offers benefits such as potentially lower housing costs and independent living, these advantages are significantly diminished when fundamental aspects of community management and resident well-being are compromised. For any Indiana local considering Woodland Trace MHC, it is paramount to conduct extremely thorough due diligence. This should include an in-person visit to assess the current state of the park, attempting to speak with multiple current residents for firsthand accounts, and seeking written confirmation of all lease terms, services, and policies directly from management. Without clear evidence of significant improvements addressing these documented concerns, prospective residents may find that the challenges outweigh the potential benefits of living in Woodland Trace MHC.

Woodland Trace MHC Reviews
I’ve lived here for 7 months now and it’s not been the best experience they still have yet to fix my ac unit which has been broke since we have moved in! And there’s a trailer that is burnt down beside me that has been sitting there for 3 months that is causing so any mosquito that I can’t even enjoy summer and there is people that keep staying there. There was a tree service that came threw and cut all the tree branches off the trailer but yet didn’t cut down the hole tree that is on the side of our trailer. I appreciate everything the manager has done but she can only do so much!!
Sep 06, 2022 · Aubrey gobleWe lived here for a year and a half and just recently moved it was great the first year and then a new management took over and it went downhill no one answered the phone or emails And if they did you got an assistant who couldn’t answer any questions and let you know that the manager will call you back later and she never did.Trailers are getting broken into a lot And stuff is being taken from peoples yards. We get told to contact the manager if we see anything and we do they say they can’t do anything about it. Prices get raised even if you have a lease they break it. It didn’t feel like a home anymore you had to watch for everything/everyone. The old management made sure it was clean and taken care of this management doesn’t even show up to the office or even to check in on the park.
Apr 23, 2021 · genna leeMy husband and I put in an application over a month ago and have hears nothing back. The trailer we wanted is more than likely sold now as it was private and we needed approval from the trailer park before purchasing it. No response to my emails got told 5 days maximum . Then 3-5 days again and no response. I just want my application money back as I never heard anything. No emails. Very unprofessional.
May 04, 2022 · Amber TroxtellWhoever owns this place now absolutely does not care for it like the previous owners had. The streets are terrible to drive on and they have some of the dirtiest people living on the main road in. There's constantly water leaking from trailers in the middle so it's always being shut off without notice which is just great when you have a family to care for and getting in contact with anyone for anything is a pain in the neck. It's clear that they don't care about this place and it has been clear since they took over. The original owner was a piece of work but at least it never looked like this when he owned it.
Jan 06, 2023 · Ihas23CRAYONS !!!They want more & more from residents as they go,they need to repair that ugly fence in the south side next to the apartments, by city ordinances, its facing backwards,my neighbors yard is filled up with dog poop,3 children and a mom live there with a huge dog.no reason those kids can't clean up after their dog 2-3 times a week. I really would hate to see them lose the dog,I own 2 dogs myself and it's not difficult to clean up after them.
