The 1 and singular reason why I did not assign 5 stars, is simple..The entire location is beautiful, filled to capacity with extremely nice, clean, quiet, considerate, and friendly residents. Quiet and comfortable. Safe and beautiful. Wonderful and friendly people.HOWEVER, if you own a residence here. You are required to pay $600 monthly for rental of the land ur home is on. This would be ok if they did anything to maintain upkeep of the land. But not only are u expected to keep the land maintained, u are fined if it's appearance is below their ever-changing, arbitrary standards.

All the group events are arranged by the residents. At this time, we don't have an HOA with dues. I love the fact that rentals are not permitted; that promotes a sense of neighborhood and a close knit community here. The fact that it is a 55+ community with no rentals is really important to having a mature, stable community. We have a higher lot rent without lawncare or irrigation but, we have a stable, nonleasing/nonrental, friendly, mature, beautiful, well-maintained community. I don't think that our community can tolerate lot rent any higher than it is though without having lawncare and irrigation water included because of the mature nature of the community which keep it beautiful and wonderful. We have a very nice clubhouse and pool too. We will be able to have our nicer events and get togethers back again when SUN Communities finishes fixing the stove in the clubhouse.Since the original posting of this review, the kitchen stove/oven has been repaired/replaced and is in working order. And since the Pandemic is beginning to get under control, events and neighborly get togethers are coming back slowly and we are looking forward to our Bingo starting next week, YAY!! Pool is opening and capacity and distancing are maintained.Otherwise, this is the best, most beautiful, active, and friendly community in the area!

However I wish they would remember we are 55 plus. Some live on social security only, or we lose a loved one, and can no longer afford the ground rent. Sun Communities has a lot of communities, l woud think they could afford to go a little easy on the 55 plus communities. I love living here, i feel very safe. However with the rent increase and only one income i will be forced to move to an income based community.
