The demand for mobile home and RV park accommodations across California is consistent, and Willows Mobile Home & RV Park fills a niche in the Willows area. While some parks emphasize a wide array of amenities or resort-style living, it's important to approach each option with a clear understanding of what it offers and how it aligns with your specific needs. This park, like any other, has its unique characteristics, and hearing directly from those who have stayed there can be the most effective way to gauge its suitability for your purposes. We will delve into its location, reported services, and highlights from customer reviews, providing a balanced perspective on what prospective residents and visitors can anticipate at Willows Mobile Home & RV Park.
Willows Mobile Home & RV Park is located at 6155 CA-162, Willows, CA 95988, USA. This address places it directly on California State Route 162, a significant east-west highway that connects various communities in Glenn and Butte Counties. Willows is the county seat of Glenn County, a largely agricultural region in the Sacramento Valley. The park's position on a state highway generally provides straightforward access for RVs and other vehicles, making it relatively easy to find upon arrival in the area.
Regarding accessibility, being on CA-162 means the park is connected to the wider road network. While Willows itself is a smaller town, it offers essential services such as grocery stores, gas stations, and local eateries, typically within a short driving distance from the park. For travelers, its location offers a gateway to nearby attractions like Thunderhill Raceway Park, a popular destination for motorsports enthusiasts, and the Sacramento National Wildlife Refuge Complex, which appeals to nature lovers and birdwatchers. However, it is worth noting that accessibility to these attractions generally requires personal transportation, as public transit options in rural Glenn County are limited. For those traveling long distances, the park's proximity to major highways can be a convenience, serving as a stopover point. It's important for prospective guests to consider the overall context of Willows as a smaller, agricultural community when assessing the park's location and accessibility for their needs.
Services Offered (based on common expectations for mobile home/RV parks and limited review insights):
- RV and mobile home sites, likely with various hookup options (water, electric, sewer).
- Access to a shared restroom facility, though its condition has been a point of concern for some visitors.
- WiFi access is mentioned, but its reliability has been noted as an issue in past reviews.
- Presumably, a system for managing electricity usage and billing for long-term stays.
- Water service to sites, though historical issues with service interruptions have been reported.
- Office hours for check-in and assistance, which may not always align with late arrivals.
Features / Highlights (based on direct customer reviews):
- Presence of Long-Term Residents: Many long-term residents reside in the park, suggesting it serves as a permanent or extended-stay option for some individuals and families. Guests have reported no issues with these long-term residents, indicating a stable community dynamic.
- Variable Home Maintenance: While some individual mobile homes are reported to be well-maintained, other areas of the park may be perceived as "super trashy" beyond the front spots, suggesting inconsistency in overall property appearance.
- Friendly Residents (for some): One resident mentioned meeting "very friendly" individuals, which can contribute to a positive community experience for those who interact with their neighbors.
- Challenges with Restroom Facilities: A significant concern raised by multiple users is the condition and accessibility of the park's single restroom. It has been described as "disgusting" and appearing "uncleaned for a very long time," with access issues due to a required key when the office is closed.
- Unreliable WiFi: The provided WiFi did not function with the given code/network, indicating potential connectivity problems for guests relying on this service.
- High Electricity Costs for RVs: A past resident reported unusually high electricity bills for an RV during summer months, leading to concerns about potential "scam" pricing compared to other parks in California, even in similar heat conditions.
- Water Service Interruptions: There were reports of the waterline being shut off multiple times within a short period, which could significantly impact guest convenience.
- General Pest Issues: The area is described as "absolutely bug infested," though this is attributed more to Willows in general rather than exclusively the park itself.
- Limited Alternatives: One reviewer noted that despite concerns, the park might be the "only option" for RVers in the immediate area, highlighting a potential lack of competing accommodations.

For locals in the California region, particularly those considering a stay in the Willows area, Willows Mobile Home & RV Park presents a unique set of circumstances that warrant careful consideration. While it serves as an available option for both mobile home living and RV parking, recent feedback from customers indicates several areas where prospective residents and visitors should manage their expectations. The presence of many long-term residents can offer a sense of community for those looking to settle, and some individuals have reported positive interactions with their neighbors. This established resident base suggests that for some, the park fulfills their residential needs without significant interpersonal issues.
However, it is crucial for California locals to be aware of the reported challenges. The cleanliness and accessibility of the single shared restroom facility appear to be significant points of concern, which could impact the comfort of both short-term and long-term guests. Similarly, issues with unreliable WiFi and unexpectedly high electricity bills for RVs, alongside reports of water service interruptions, highlight potential inconveniences and cost considerations. For those accustomed to modern amenities and seamless utility services in other California parks, these aspects at Willows Mobile Home & RV Park could be a notable departure from expectations.
Ultimately, the suitability of Willows Mobile Home & RV Park for locals hinges on individual priorities and the availability of alternative options. If one's primary need is simply a space to park an RV or a mobile home in the Willows area, and they are prepared to navigate potential issues with shared facilities and utility costs, the park serves that fundamental purpose. Its location on CA-162 provides basic accessibility to the town's limited services and local attractions like Thunderhill Raceway. However, for Californians prioritizing modern amenities, consistent cleanliness across all facilities, reliable utilities, and transparent pricing for their RV or mobile home stay, it would be advisable to carefully weigh the reported experiences against their own expectations and to consider contacting the park directly for the most current information and policies, especially regarding utility charges and amenity access.

Willows Mobile Home & RV Park Reviews
Not a very good place to stay. The one and only bathroom is disgusting. Looks like it hadn't been cleaned in a very long time. The bathroom also requires a key to access. This was an issue since we arrived in the late evening and the office wasn't open until 10AM.Many long term residents live there but we had no issues with them. Also, the WiFi did not work with the provided code/network on the paperwork.
Jul 23, 2017 · JD FitzgeraldOne month in the summer our electric bill was over 400 dollars…. for an RV. That was a couple of years ago. I’m sure it’s worse now. Seems like a scam, as any other park in CA (despite similar heat) has been hundreds less. Waterline was also shut off three times in two months…. Also, it’s absolutely bug infested, but that’s more on Willows in general rather than the RV park.Park is super trashy other than the front spots. Wouldn’t recommend, but it’s the only option. Also wouldn’t recommend Willows in general 🤷♂️.

Jun 08, 2024 · Paul LeakThey apparently use and independent electricity company. Electricity is outrageous from $250 to over $300 a month for these little RV’s. They advertise that washer and Dryers are part of your rent. The washer and Dryers haven’t been usable for over a year now. The manager is never in the office during office hours and when you call you don’t even get an answering machine. People shoot guns at night animals are abused. Terrible place to live. Total rip off
Jan 27, 2023 · Topanga 57I love this place. I can't speak for anyone else but I absolutely loved my experience in this small town and especially loved the management Peggy and Dale. They were like family and very warm and inviting. They tried at every instance to work with us after dealing with hard times and moving into our RV with 2 kids. Peggy is a straight shooter but I have nothing but respect for her work ethic. The bathrooms were always clean when we used them.
