The only thing positive about living at Willow Lake Estates are the neighbors. We've had numerous managers over the last 19+ yrs I've lived here (Mom lived here almost 50 yrs). Our current manager is the worst we've had. Promised open door policy, how can she when she's never here?! Owned by Equity Lifestyle (ELS). will say anything to close a sale, afterwards you're ignored. Activities Director has limited budget, no where close to the parties we had before. Our streets need repairs, they fill pot holes without leveling the asphalt, makes it worse than driving around the pothole. Heavy rains, end of our street floods. Street lights have been out over a year, no ETA when they might be fixed. Finally opened our clubhouse after being closed a year. DHL truck got stuck under the overhang. Finally repaired, no overhang. Seniors & disabled got soaked going from their vehicles inside, couldn't use the driveway, finally opened a week ago. No pool, it's a mud pit. Removed old pool & cement, graded where cement was, work came to a standstill. Promised new pool by Memorial day, almost a month later, still nothing. Waited over 5 yrs for another laundromat, former building had a leak in the roof. Just opened, electronic machines, no coins. Difficult to use, standard machines. Can't wash/dry king size bedding. Stocked lake, can't get to the island to fish, bridge closed for repairs almost 2 yrs. High lot rents. $1k for interior lots, $1,400 for lake lots, $1,600-$2k for river lots. Majority lots are small, no room to play like someone said. Lot rent only includes lawn mowing (if you want your yard trashed) & snow removal (2" or more, don't plow until snow stops). We've been waiting since 2015 for tree removal, part of the tree is now dead, still waiting. We pay water, sewer, trash, & cable or dish. Water mains break monthly, sometimes bi-monthly. Supposed to be 55+ community, we're 40+, no kids. No background checks, claim they do. Had a neighbor 2 doors down, had police here at least 1x a week, finally evicted. Most have ring doorbells or similar, feel unsafe. I would not recommend anyone moving here.

Even though they charge ridiculously high lot fees and collect nearly $10 million in rent, they don't perform any maintenance in the park. The laundromat roof has been leaking for over three years and they refuse to spend the $35K to replace it. The roads and curbs are horrific. One resident fell in a pot hole and broke her ankle and they refused to compensate her. The pool showers are gross and anyone from outside the park can use the pool because the key card scanners don't work and need to be replaced. The trees need to be trimmed; a tree branch cracked and fell in one resident's yard and it's been like that for months now. Someone hit a light pole and it's been lying in a resident's yard for 4 months. They started to replace the seewall around the lake 7 years ago and haven't completed that project. The street signs are all old, faded and crooked. We have water outages all the time because the infrastructure is so old. I used to rent a house in the park; my roof was leaking in 3 rooms and I had mold on my ceilings and after 2 years of asking for it to be fixed, I finally went to the city of Elgin and they made them replace the entire roof. There was one renter whose roof was leaking and it caved in. Willow Lake Estates took no action for two weeks and since rain was pouring into the house, the renter had to go to the city of Elgin and her home was condemned so she had to be moved into another home. My neighbor's door was not installed properly; there was at least a one inch gap where the air was coming in. It took them 2 years to replace it but in the meantime, his electric bills were running $1200 a month because he had to have space heaters in the winter to keep warm. Then he had some financial problems and they had the nerve to evict him! There are at least 20 abandoned homes in the park that are old, moldy and perfect places for skunks and raccoons to hide so we are inundated with skunk smells at night. And since the living conditions are so poor that no one wants to buy a house in here, they rent houses out but the don't have a large enough maintenance crew to keep the rental houses maintained. When people want to move out, Willow Lake Estates refuses to buy the house back from the owner so the owners are forced to either pay WLE to sell the house for them for less than what they paid for it or in some cases they just walk away and WLE takes the house back and sells it. Needless to say, you really don't want to buy or rent a house in here.
