Like any residential community, it has various aspects that prospective residents should be aware of to assess its suitability for their housing needs.

Resident feedback indicates that while residents have maintained their commitment to their financial obligations for extended periods, there have been significant concerns regarding responsiveness to maintenance issues, specifically related to pest control and property upkeep. This highlights that experiences within the community can vary, and it is crucial for prospective residents to consider all available perspectives when evaluating White Lake MHC as a potential home.
The community aims to provide living spaces, but the details of the resident experience, particularly concerning management responsiveness and the handling of property issues, are areas that warrant careful consideration. Understanding these nuances is vital for anyone exploring manufactured home living in the White Lake area.

### Services Offered at White Lake MHC
Based on the provided resident feedback, the services offered at White Lake MHC, particularly in terms of responsiveness to certain issues, present areas of concern for some residents. While core services are implicitly offered as part of a manufactured home community, the perception of their delivery varies.
- Lot Rental: Residents pay a monthly lot rent, which is noted to be approximately "$1700 a month," indicating a significant financial commitment. This rent covers the use of the land where the manufactured home is situated.
- Maintenance and Response to Issues (with noted concerns): The park implicitly offers maintenance services for common areas, but resident reviews highlight a lack of responsiveness to specific, significant issues impacting individual homes, such as groundhog infestations causing burrowing under homes. Despite multiple calls from residents over an extended period ("over 6 years"), there was "no response." This suggests a potential gap in, or prioritization of, maintenance services that impact individual properties versus common areas.
- Management Interaction (concerning payment): While specific details about management interaction are limited to maintenance issues, the resident's statement, "if I don't pay one month I bet there will be a swift response!! What gives we've paid every month for over 6 years!!!", implies that management is highly responsive to rent payment status but potentially less so to resident-initiated service requests for property issues.
- Basic Infrastructure: As a manufactured home community, it can be assumed that basic infrastructure such as roads, utility connections (water, sewer, electricity – though costs may be separate), and general community grounds maintenance are provided. However, the details on what is explicitly covered by the lot rent versus what is the responsibility of the homeowner, especially concerning pest control or structural issues arising from it, are not clear from the reviews.
It is crucial for prospective residents to gain absolute clarity on what services are covered by the monthly lot rent, what responsibilities fall to the homeowner, and the expected response times for various maintenance and pest control issues before committing to a lease or purchase at White Lake MHC.
### Features and Highlights of the Community
The features and highlights of White Lake MHC, as gleaned from resident feedback, reveal both inherent aspects of manufactured home living and specific areas of concern within this community:
- Long-Term Residency: The fact that residents have "Been here over 6 years" indicates a potential for long-term living within the community, suggesting some level of stability for established residents.
- Location in White Lake Township: The geographic location in White Lake, Michigan, offers access to the area's natural beauty, including numerous lakes, and proximity to suburban amenities.
- Individual Home Privacy: Manufactured home communities generally offer more privacy and space (often including individual yards) than apartment living, which can be a key draw for residents.
However, significant issues are also highlighted as de facto "features" of the living experience by residents:
- Groundhog Infestation/Pest Control Issues: A major concern raised is the "invasion by groundhogs which dug several holes burrowing under my home." This points to a significant pest control problem impacting residents' property and potentially their home's structural integrity.
- Lack of Management Responsiveness (for specific issues): Despite repeated calls from multiple residents over an extended period, there was "no response" from management regarding the groundhog issue. This indicates a critical lack of responsiveness to pressing resident concerns, particularly those affecting the home and lot.
- High Lot Rent with Perceived Lack of Value for Money: At "$1700 a month," the lot rent is considered substantial by residents, who express frustration that such a high cost does not translate into responsive maintenance for critical issues. The sentiment "What gives we've paid every month for over 6 years!!!" underscores this concern about value.
Prospective residents should thoroughly investigate these highlighted concerns, particularly management's approach to pest control and property maintenance, and carefully consider the value proposition of the stated lot rent.
### Promotions or Special Offers
The provided resident reviews for White Lake MHC do not mention any current or past promotions or special offers for new or existing residents. The feedback is primarily focused on operational concerns rather than incentives. In a community where residents are expressing significant dissatisfaction with responsiveness to issues despite paying a substantial monthly lot rent, the focus tends to shift away from promotional benefits to fundamental service delivery.
It is common for manufactured home communities, especially those looking to attract new residents, to offer various incentives. These might include:
- Move-in Specials: Such as reduced security deposits, a discounted first month's lot rent, or waived application fees for new residents.
- Home Purchase Incentives: If the community directly sells manufactured homes or partners with retailers, there might be offers like appliance packages, landscaping credits, or special financing terms.
- Referral Programs: Existing residents might receive a bonus or rent credit for referring new residents who successfully move into the community.
However, based on the given information, none of these typical promotions are highlighted as a feature of White Lake MHC. Prospective residents are strongly advised to contact the community directly to inquire about any current offers. More importantly, they should use this opportunity to thoroughly question management about their policies regarding pest control, maintenance responsiveness, and the comprehensive breakdown of all fees included in or added to the monthly lot rent, to ensure full transparency before considering a move.
### Contact Information
For individuals seeking to inquire further about White Lake MHC, or to address any specific concerns directly with the community management, the following contact information is available:

Phone: (248) 666-2070
It is highly recommended for prospective residents to contact the management directly to verify all information, clarify terms, and gain a complete understanding of all financial obligations, community rules, and, critically, the procedures and expected response times for maintenance and pest control issues. Given the significant concerns raised by current residents, direct communication and thorough due diligence are essential steps before making any decisions about living at White Lake MHC.
### Conclusion: Why White Lake MHC May or May Not Be Suitable for Locals
For Michigan locals considering White Lake MHC in White Lake Township, it is essential to weigh the potential benefits against the significant concerns highlighted by current residents. The community's location in White Lake offers appealing aspects, including proximity to numerous beautiful lakes, natural recreational opportunities, and access to suburban amenities and highly-rated schools within the Huron Valley Schools district. The appeal of having an individual manufactured home with its own space, offering more privacy than apartment living, is also a common draw for this type of housing.
However, the critical feedback from long-term residents cannot be overlooked. The primary concern revolves around management's responsiveness to significant property issues, specifically a persistent groundhog infestation that has reportedly caused damage under homes without a satisfactory resolution despite repeated calls. This lack of action, coupled with a substantial monthly lot rent of approximately $1700, raises serious questions about the value proposition and the commitment to resident well-being and property maintenance. The implication that management is swift to address payment issues but not resident-initiated maintenance requests is a significant red flag for prospective tenants.
While the location and the concept of manufactured home living offer inherent advantages, the reported issues with management's upkeep responsibilities and responsiveness could lead to considerable frustration and potential financial burdens for residents. For Michigan locals prioritizing a responsive management team, clear and comprehensive maintenance protocols (especially concerning pest control and structural integrity), and a strong sense of value for their monthly housing costs, White Lake MHC, based on these reviews, presents considerable risks. Those considering this community must engage in extensive direct communication with management to clarify all policies, especially regarding maintenance and pest control, and seek explicit written agreements on these matters before making any commitment.

March 12 · Russ CampbellMaintenance are cool, Holly is one of the SCUMMIEST people to have as your office manager. Not only is she terrible, but getting in touch with corporate is impossible. I've left messages and even reached lower level corporate employees, about how they smashed my car with one of their trucks, and it's been over a month, no contact. They're scum don't rent or buy until they change owners and management. If you rent, they'll force you to buy or out within a year or 2 and claim their terribly built homes were perfect when you got them. I couldn't use 2 of my doors the entire time I lived there as the screen doors were jammed in transport.

April 22 · Geri WilliamsWent to this community with a 750 credit score and no evictions on my record. Applied and was told I was approved. I then scheduled to view what was available. After an hour or so of checking out the available homes we went to the office to file papers as I had my heart set on one. I was then told my critical back ground excludes me from living in the community. I then paid the Michigan state police for a complete background check and confirmed I have no criminal record whatsoever. I asked if they could confirm they had my information correct and was told no I would get a letter in the mail explaining why they made the decision. I got that letter 3 weeks later and it didn’t explain anything. It said because of my criminal background I was excluded from the community. Moral of the story. Don’t waste your time or take the inquiry hit to your credit just for the community to screw you over. Sun community establishments are a joke.
