## Services Offered
Whispering Pines Mobile Home Village & Sales operates as a comprehensive hub for manufactured home living, offering both sales and community management. Here's a breakdown of the services provided:
Mobile Home Sales: Whispering Pines facilitates the sale of new and potentially pre-owned manufactured homes. They aim to have a selection of units available, and a friendly owner who is actively involved in replacing older units suggests a commitment to maintaining and improving the quality of homes within the village. This service includes guiding prospective buyers through the process of purchasing a manufactured home, which can often be less complex than traditional home buying.
Lot Rentals/Community Management: For residents who purchase a home, Whispering Pines provides the land on which the manufactured home sits, typically through a lot rental agreement. This service includes the overall management of the mobile home park, encompassing community rules, maintenance of common areas, and ensuring a generally organized living environment. They are responsible for the infrastructure within the park that supports the homes, such as water, sewer, and electrical connections to each lot.
Community Infrastructure: While specific details can vary, a mobile home park generally provides essential infrastructure for each lot. This includes connections to utilities (water, sewer, and electricity), and potentially natural gas or propane. It's understood that in this community, the septic system has been upgraded, which is a significant factor for residents.
On-site Management Presence: Having an owner or management team accessible on-site is crucial for addressing resident concerns and maintaining the community. Reviews suggest an owner who is present and actively involved in the property.
Rules and Regulations: As with any community, Whispering Pines establishes rules and regulations to ensure harmonious living for all residents. These often cover aspects like noise levels, property maintenance standards, and specific allowances or restrictions (e.g., related to vehicles or appliances), as noted by a potential buyer regarding dishwashers and motorcycles.
It's important for prospective residents to fully understand the distinction between purchasing the manufactured home itself and renting the land it occupies, as this is a fundamental aspect of mobile home park living. Whispering Pines handles both sides of this equation, aiming to provide a complete package for those looking to join their community in Derry.

## Features / Highlights
Whispering Pines Mobile Home Village & Sales offers several features and highlights that make it a notable option for those considering manufactured home living in New Hampshire:
Active Community Improvement: A significant highlight is the apparent commitment from the owner to replace older units. This indicates a proactive approach to maintaining and enhancing the overall appearance and quality of homes within the village, contributing to a more modern and appealing environment for residents.
Quiet Residential Setting: Despite its location on a bypass, the community itself has been described by some as "quiet and taken care of." This suggests a peaceful atmosphere within the park, which is often a key factor for individuals and families seeking a calm residential environment away from the hustle and bustle.
Upgraded Septic System: The mention of an upgraded septic system is a crucial infrastructure highlight. This indicates that the park has invested in its foundational utilities, which is beneficial for environmental responsibility and the long-term functionality of the community's waste management, potentially supporting higher capacity or more efficient operation.
On-site Sales and Management: The dual function of the establishment (village and sales) means that prospective buyers can likely handle both the home purchase and understand the community rules directly from the source. This integrated approach can streamline the process for new residents.
Owner's Direct Involvement: Feedback suggests the owner is friendly and directly involved in the operations. This hands-on approach can often lead to more direct communication and potentially quicker resolution of certain issues, fostering a more personal relationship between management and residents.
Community Rules for Cohesion: While specific rules (like those concerning washing machines or motorcycles) might be a consideration for some, the existence of a clear set of rules is often a feature that helps maintain order and a consistent living standard within a mobile home community. These rules are in place to ensure a peaceful environment for all residents, aiming to minimize disruptions and maintain the overall character of the village.
Established Presence: As an existing mobile home village, Whispering Pines has an established presence in Derry, meaning it has an existing community structure and a history of operation. This can offer a sense of stability for those looking to settle long-term.
These features collectively paint a picture of a community that is actively managed and aims to provide a structured, quiet, and increasingly modernized living experience for its residents in Derry.

Whispering Pines Mobile Home Village & Sales Reviews
Written by my sister-in-law on Facebook!DO NOT BUY FROM THIS PLACE! DON’T, YOU WILL REGRET. My widowed, sick, sister in law did 3 years ago and she has been through hell and back with a new modular and Whispering Pines does nothing. Heating system damaged from get go first winter, blew soot all through the house. She had to move out for 2 1/2 months, had complete interior renovation through sub contractor Whispering Pines hired. Whispering Pines took no responsibility, 48K in damage, even charged her land/maintenance rent while she could not live in house. And will not reimburse her. Drinking parties by neighbors constantly, they do nothing even if PD called. No maintenance ever performed, her front yard is sinking, they won’t fix it, won’t even put up a street sign for EMS who couldn’t find her when she called for emergency help. Now again the new furnace malfunctioned blew soot all over house again, twice in 3 years. They will do nothing even though they, Whispering Pines, hired the subcontractor. Obviously the subcontractor does not know what they are doing because now there is a 2nd home that is going through same thing, possibly 3rd. STAY AWAY, THEY PROMISE THE WORLD, GO UP ON LAND RENT/MAINTENANCE, DO NOTHING. SHE AND OTHERS TAKEN TO THE CLEANERS BIG TIME. OWNER/SELLER/MANAGEMENT TAKES NO RESPONSIBILITY ONCE THE DOTTED LINE IS SIGNED AND HAVE YOUR $. TELL ONE, TELL ALL, STAY AWAY!
Jan 24, 2025 · Linda FlahertyStarted looking for a new mobile home and ended up here checking them out. The owner was friendly and seemed to be replacing the older units. Looked nice and wouldn't be a bad place to live. Seemed quiet and taken care of. Only reason I didn't purchase was the rules of no washing machines, dishwashers even though the septic was upgraded. Also there was a no motorcycle policy the owner would not back down on. I understand the owners point but wish He would reconsider this rule. Overall I think its a nice place. have a friend that's living in there and never had any issues that Im aware of.
Jun 14, 2023 · Larry FordeMy experience with, Whispering Pines, has been great. They walked me through the rental process and made everything easy. From cable, trash pickup, electric, to putting in my air conditioner. They came over to help on a weekend when I locked myself out. They were on top of things. The neighborhood is awesome. It is very quiet but when I see my neighbors they are friendly. Whispering Pines is located 8 minutes from Downtown Derry. They have their own Laundromat. My unit is well maintained, with plenty of space plus a storage shed. It's perfect for me. Thanks Whispering Pines.Update:I have now been here a little over a year. I, still am very happy with Whispering Pines. This whole last week, I was picking blackberries that grew behind my shed. Coming from a big city, quietly picking berries in my own back yard, is pretty cool. There are even a few growing on the side of my porch. I, still strongly feel if you get a chance to live here, definitely do it.2nd Update:I am still living in Whispering Pines and I continue to enjoy living here. I have been here since 2022. They take care of my unit. They power washed it recently and it looks great. They cut down some trees and they keep up on landscaping. From what, I, see the owner does a nice job of upkeeping the entire park. From paving, cutting down trees to snow removal in the Winter. I have never had a problem getting out in the Winter. Even when I had to get out during a bad storm. The store next to the hair salon has re-opened. The neighborhood is still very quiet. If you want quiet, you get that here. The office staff is friendly and they do a good job of notifying residents when, for instance; they power washed my unit. They gave plenty of notice for you to shut your windows, etc. I love living here. I find it to be a safe neighborhood to live in and I still highly recommend it to anyone looking to move here. The entire time I have lived here, I, only lost power one time, for not even two hours. Thanks to Whispering Pines for making it pleasant to live here.
Oct 18, 2024 · L.I grew up with alot of the kids who used to live in the park , some still do. You'd be surprised what the inside looks like compared to the outside. They were always spacious and clean.I've been trying to rent here for a few years but can never figure out how to get an application or any price ranges on rentals.I've been by a few times and the office door was locked? Maybe after hours.Could anyone help?Looking to move preferably soon.** Not looking to buy. Just rent for now**
Oct 15, 2020 · Bri ViveirosIf I could give them no stars. These people trick you. They are really nice and considerate when you first move in but give it a few months or even a year then you’ll see their true faces. Renters can’t get any problems fixed unless you literally have a hole through your floor. I mean inside the home because if it’s in your deck or porch they don’t care. They tell just don’t use it. They tell you oldie but goodie. Ha, so not true. These places are not worth renting. If your buying don’t. I know numerous people that own and they all regret it. I know a few that are going to sell and one that is selling. Don’t go here.
